Gutted that you guys don’t cover the Leeds area. We’ve had an unpleasant experience with our build due to a lack of upfront design by the team offering a ‘design service’ leading to lots of unexpected costs vs quote.
Do you show / discuss dimensions and electrical point locations prior to build?
Sorry to hear that.
We like to show the client the space. Ie structure shell and then walk through all the locations of electrics and plumbing and even walls. But they have detailed plans at start of build and also full spec sheet. Ie how many lights and sockets.
Dan in your experience what's the difference in price between normal scaffolding or the addition of a tin hat and wrapping?
We pay around £6/7k for a tin hat scaffolding alone. So it’s a large chunk of a budget if needed.

Did your pricing include decorating and fixtures for bathrooms, sockets etc? Thank you for sharing this info as I’m seriously considering this project for my home and I don’t want to be cheated so it helps to be able to benchmark pricing.
Only 4 things not included. Are decoration , carpets. Bathroom suite it’s self. And the tiles.

1) do you work in Essex?
2) what can you get out of 50m3 under permitted development with a trussed roof incorporating back dormer? Trying to visualise if this is a lot of space or just average. I appreciate every house is different
3) do you do other house refurbs or just lofts?
What do you do to make sure the conversion is similar temp to other rooms late spring/summer?
Use the correct insulation and methods to do this. Insulation has come along way over the last few years.
Think the 1st property should of done what the 2nd property did with its en-suite door open the other way for a start

Hi, you did not mention how big the loft extension is. Also when you quote a loft extension, is it the size of the extension or the size of the base to workout the meter squared cost.
We don’t work it out on a meterage cost that’s why unfortunately.
@@djmooreloftconversionspeci458 I want to price mine. I was told 1200 a m2. But the builder did not know whether the price is based on the base size of the house 55 sq m in my case or the loft size I required 39.9 sq m. How big was yours. I don’t want to get quotes if the wife is going to say no.

What is your average cost for a velux conversion, 6 windows and an en-suite? 5.8 x 4.4m.
Sorry I couldn’t give a cost of that. There’s so many things to consider. Best speaking to local company’s to give you an idea who know the area.
Useful thanks. Have you ever done conversions by taking a whole roof off and putting in new pre-fabricated attic trusses? If so how do the costs stack up vs. other approaches? (other than the requirement for tin hat scaffold or vacant property)
If it’s going to be a velux conversion it’s would work out cheaper but if dormer no worth it. May as well do a cut roof.
And yes we have done a couple of you look back on the chanel.

Yes you can! We done that in the past. But like anything cost of kitchen varies so much. But it’s going cost a good few k more if builder supplies. But labour could see being more that 2-3k depending sizes and specs

Is it possible to do a conversion with minimal disruption I mean like if you’re living there
Yes course nearly all our conversion are completed with family’s staying in the home in most cases.

These both were completed in 7 weeks.

What drawing work was done to justify 6k?
As mentioned that element has skips scaffolding ppe all in that figure as well as building fees, structural calcs. Not just designs.

Great Dan thanks. I'm assuming your profit is included in those prices. I had 4 quotes for my loft all very different. I spoke to the builder who gave me the best price (he came highly recommended), when he found out he was the cheapest he called me back and said there was a mistake and added £10,000 on to the estimate. His initial price was round about the figure you've just given. The top quote was over £85,000. Mine is a hip to gable end no dorma with timber frame and hung tile and the existing floor joists are already the correct size. It's a semi and plenty of room for scaffolding and a skip. I wish I was in your milage range. Love the glasses by the way!
Hip to gables are a more pricey build in most cases typically unfortunately. Most our area are around £65k now days
