I take on my first renovation project - in South London I bought a 1 bedroom flat and turned it into a two-bedroom flat. I now use it as a buy-to-let. There wasn't much DIY on the project, but I did project manage it myself. I give the kitchen and bathroom a serious make-over, add an extension, and remove pretty much everything existing inside the house.

This wasn't exactly a DIY project, more like homes under the hammer where I bought the property under auction conditions and refurbished it, adding hundreds of thousands in value. I end up renting it out as a buy-to-let but this video should give you an indication of how much it would cost to do a similar project yourself.

Hi Charlie, great video once again. Given the article 4 restriction, how confident were you that you would get the planning permission to convert it to a HMO? Did you purchase it before getting planning? Is there anything you could do like pre-purchase planning approval? Thanks

Hi Charlie! Thanks for your videos! Really helpful. I’m around 3 weeks from completing on a top floor flat and I hope to get planning to do an attic conversion. Should be able to increase internal area from 56m2 to c. 80 m2. In Clapham, where price is above £9,000/m2, should hopefully pay off!

This scares me as i only have under 20k to spend on my loft conversion but it is a lot smaller than yours and it to be made into a bedroom no bathroom so no plumving costs apart from to a radiator, only one window that will be in a brick wall and will be having fitted wardrobes but everything else furniture wise will be from our current room.

The local council need to give permission yes. You need an architect to submit plans to the council and they need to approve it before you can do anything

I'd like to do something similar, but i'd need to replace the roof entirely with new trusses since my ridge height is really really low (1930's). Do you think this would be much more expensive based on your experience with the dormer conversion?
