Staring at your mug the whole time, particularly when you're pointing out geographic info would be REALLY helpful. Incorporating graphics occasionally (particularly maps when you're talking geography) would really kick your channel up a notch.

I will say this having lived in Las Vegas and followed its ups and downs during the real estate crash and up until about 2 years ago, especially the West side, many condominium communities are/were very unsafe, even in areas considered safe such as Summerlin/Desert Shores/The Lakes and adjacent areas. This was due to a large number of absentee owners renting out their places individually with no background checks - whereas decently managed rental communities do require background checks. I saw some of these communities just collapse after the crash. These communities often have well-tended grounds and look fine during the day but anyone looking to rent a condo directly from an owner should check out the community at night and also check the condition of the cars parked there. And find out what percentage is owner-occupied. Some of these places may have improved in the last couple of years so I don't want to single out any places publicly. There is also an area that looks fine, along and to the South of Lake Mead Blvd from Rainbow to Rancho, (ie close to the Northeastern edge of Summerlin called "The Paseos") but is very high in crime. As Jacob points out, just as areas considered safe have pockets of unsafe, so do areas considered "bad"/low income etc often have pockets of excellent family neighborhoods where neighbors have lived for a long time and know each other and look out for each other. The best of these are ethnically diverse, (with a higher percentage of Latinos than other ethnicities) and safer than gated communities. I'm specifically thinking of the East side (Flamingo and Sandhill area) but I'm sure there are similar in other parts of the East side as well as NLV and Henderson etc. I really miss Las Vegas!!
Move to Mountain Falls in Pahrump, NV, which has a 55 plus community built by William Lyon homes it is located about 45 minutes from Las Vegas in Nye County which has lower taxes, cheaper gas, VA clinic, hospital, Wal Mart, Home Depot, casinos and modest priced housing compared to Las Vegas. If you want to watch Pahrumps local news you can see it on RUclips (put KPVM in the youtube search bar and their videos of the news casts will come up) this will give you a better understanding of the surrounding area.

I have lived here for 73 years and I never heard Henderson called Hendertucky. It has been Hooterville for many many years. Before there was even a Green Valley.
Been living in Las Vegas for over 20 years and my husband is real estate agent. So with that being said I would never live out anywhere north, north east, eastside, or southeast! Hard to get to the strip, some parts are sketchy, and just nope overall for me.

Great touch on the North Las Vegas bit. The thing about North Las Vegas is that people are hearing North and when they hear that they automatically associate the bad. What they don't understand is it's Northeast and central North LV that gives the bad rep of North Las Vegas. You have to think Northwest or north North Las Vegas. It's a new development and very safe in those areas. It's a hidden gem when it comes to neighborhoods in Vegas and can actually be a best kept secret. The homes are less expensive (for now) and you're away from all the crime. A part of North Las Vegas is Northwest which is also if not next to, but also a part of Summerlin.
I looked at it too. I was surprised with the shooting in the Aliante are. I guess some wackos are just shooting their guns up in the air for fun. Everything else all over Vegas seems legit. I mean it's not going to be perfect or pristine anywhere. There will always be something even in the best of neighborhoods. If you go towards Mt. Charleston for North North Vegas, it does get better.
That's nuts man. Idk what to tell you. I've lived in the area for a while and I've had no issues. There are lots of new developments around here. It's far from almost everything and not too many people want to be out here. It's pretty quiet to me. What about Centennial?
Aloha Jacob, I used to live in Vegas during the late 80s to mid 90s, in the early 80s I lived in the SF Bay Area (Fremont then San Mateo). Then in the mid 90s moved to San Diego CA. Now the reason for leaving Vegas in the 90s was the "Healthcare (Hospitals)" my mother had become really sick, and the hospitals were pretty bad back then, the 2 major hospitals were UMC & Humana/Sunrise! So if you can, please make a video on the new & old hospitals & how much they have improved? & how you feel about the Healthcare in Vegas. Because I am really considering moving back, thank you Jacob. -- or you don't have to make a video, just let me know how you feel about the Quality of Healthcare.

I feel very uncomfortable driving to the North Side of town. People are scary .I only go there if I really have too. Otherwise I get stressed out and want to go home immediately. I love living here in the Henderson area and will remain here for a while.
Very good info especially about areas in and near North Las Vegas from near Centennial area to Aliante. Grew up near Boulder Station in 1960s and North Vegas later. Got to meet Gus Grissom one of the original 7 astronauts at NLV Boys Club since he was Air Force. Grandma had a motel near Carey and Las Vegas Blvd. Like most places most people were nice working folks even then there.

There are pockets of great areas all over Vegas...you have to drive thru neighborhoods after midnight! If there is too much activity...do not buy or rent there!
I was talking to a guy there that worked in a restaurant and he said things look worse towards the East, but they have the best Mexican food on the East. I think he was suggesting lots of the Mexican Americans live in the East. He lived in the East.

I feel like everyone leaves out Silverado Ranch as a distinct neighborhood. I always liked the area since it's super middle class. Nothing extravagant yet reasonably kept. Surprisingly affordable. It's like a continuation of henderson.
We are planning a move to Vegas from New York City come August 2020. I will not have a car with me for the first 6 months. (Finances) What decent neighborhoods are good for apartments where the public transportation is good? I've been spoiled here in New York, our public transportation system is pretty good most days. (except for delays) Most neighborhoods and business districts connect through public transportation easily here in NYC. $1500/$1600 a month in rent is what I can afford. Could really use some good suggestions for areas with good public transportation and housing. Thnx ☮️☮️☮️

Anywhere but north Vegas, & anywhere away from “Twain st”!! I live across from the palms $700 for a 1 bedroom. Little roach problem,but I have great neighbors. I got lucky,but my complex did rent out to drug dealers & my neighbors behind me had to scream at the people at the front desk. Veridian is the complex name. Don’t expect to have anything fixed. They don’t.
I just went to a very nice clean grocery store close to downtown called Albertsons 1760 E. Charleston Blvd.....that area also has alot of Latino shops and people.
I find google maps to help just use the street view to get a idea of what the area looks like, and also check out where the Starbucks are they're always in good areas.
Hendertucky is starting to change. Hopefully, Cadence is able to change the view of old Henderson. With any luck, it will also change the "clientele" of people that call that area home.

Lived in mountains edge for a few years. The gates keep in the the crazy people... including me when i was making a little too much money in my 20s. Houses are nice but way to many rentals with a bunch of people splitting rent on a larger houses.

We've lived in NLV since 2010. It's reputation has definitely improved. West Craig is booming with growth! Restaurants, businesses, etc. With that rents have been increasing. 900 to 1000 for a 1 bedroom, etc.
+Built Electric Fitness It's fairly spread out around the area, but I'd say the east side of town has a large Latino community and the southwest has a large Asian community.
Aliante appears to be a melting pot. A little bit of everyone thats pulled themselves up from the boot straps. Adjacent to Aliante Casino is 55 and over Del Webb community and across the street is a guard gated community. A few associates live there. Some attorneys a few Docs.
Area around Spring Mtn & Arville to Tropicana and Torrey Pines is mostly Asian (China, Korea, Thai, Hmong, Laosian). Some great restaurants and pawn shops, etc. But there are gangs and do not go to any bank walk up ATMs alone at night.

I ask because I've been looking maps for the zip codes of Henderson and the Las Vegas area that show how much or little crime is there. And when you said Henderson was the second safest city in the country, which city is the first?

There are pockets of great areas all over Vegas...you have to drive thru neighborhoods after midnight! If there is too much activity...do not buy or rent there!
I was talking to a guy there that worked in a restaurant and he said things look worse towards the East, but they have the best Mexican food on the East. I think he was suggesting lots of the Mexican Americans live in the East. He lived in the East.

Thank you, very helpful. I think rent in Vegas is like any other popular city. In Colorado Springs it's about $800 for a one bedroom. Salaries are about the same.

I feel like everyone leaves out Silverado Ranch as a distinct neighborhood. I always liked the area since it's super middle class. Nothing extravagant yet reasonably kept. Surprisingly affordable. It's like a continuation of henderson.

Clark County has a single school district. Henderson does not a separate school district from Las Vegas.

I've been spoiled here in New York, our public transportation system is pretty good most days. (except for delays)
Most neighborhoods and business districts connect through public transportation easily here in NYC.
$1500/$1600 a month in rent is what I can afford.
Could really use some good suggestions for areas with good public transportation and housing.

I live across from the palms $700 for a 1 bedroom. Little roach problem,but I have great neighbors. I got lucky,but my complex did rent out to drug dealers & my neighbors behind me had to scream at the people at the front desk. Veridian is the complex name. Don’t expect to have anything fixed. They don’t.

as a general rule stay away from charleston to 95 north then I 15 east.
You should take a look at what we have here in Reno.
I just went to a very nice clean grocery store close to downtown called Albertsons 1760 E. Charleston Blvd.....that area also has alot of Latino shops and people.
I find google maps to help just use the street view to get a idea of what the area looks like, and also check out where the Starbucks are they're always in good areas.

Looking into moving there next year 2020.
Lived in mountains edge for a few years. The gates keep in the the crazy people... including me when i was making a little too much money in my 20s. Houses are nice but way to many rentals with a bunch of people splitting rent on a larger houses.
So I want to move to vegas now I took off the resonator and muffler off my car but still have the cats, will I pass the smog test? Or do I need to put on a muffler?
I'm in the same boat. But I still have my cc on. Have insure, just not sure about how registration cost go by. Back home I paid about 550 for registration/yr

Is North Las Vegas all that bad crime wise, given its reputation?? Its one area i am looking at if i move into the Valley
+Northeastbaseball It has that reputation because of its past, but there has been a lot of growth there recently. North Vegas has more nice areas than people probably realize
We've lived in NLV since 2010. It's reputation has definitely improved. West Craig is booming with growth! Restaurants, businesses, etc.
With that rents have been increasing. 900 to 1000 for a 1 bedroom, etc.

Where are some of the Latino and Asian communities at in las vegas
+Built Electric Fitness It's fairly spread out around the area, but I'd say the east side of town has a large Latino community and the southwest has a large Asian community.
Aliante appears to be a melting pot. A little bit of everyone thats pulled themselves up from the boot straps. Adjacent to Aliante Casino is 55 and over Del Webb community and across the street is a guard gated community. A few associates live there. Some attorneys a few Docs.
Area around Spring Mtn & Arville to Tropicana and Torrey Pines is mostly Asian (China, Korea, Thai, Hmong, Laosian). Some great restaurants and pawn shops, etc. But there are gangs and do not go to any bank walk up ATMs alone at night.

Henderson is mostly safe area to live but rents are higher than downtown.
Only thing that gets me with Vegas it’s just one generic suburban sprawl. All the houses look the same and your just surrounded by desert...
