      Mr. Elastomeric1 The Lakes are worthless unless you just want a little blue mixed in with your monochromatic browns. Definitely can’t boat. Homes are very beautiful but not worth the prices.

    I live in the southwest part of town Buffalo/215...when I moved here , 11 yrs ago, there was hardly anything here, now we have all kinds of businesses, shopping, eating, new high end housing..I love it, and very close to the only IKEA in town..and my condo unit has really jumped in value...I love this area ..it is quite safe...

    I cannot forget what being in Summerlin back in 2000 was like. And hitting Wet and Wild on the strip after work . It's amazing what it looks like today... mahalo Jacob!!!

    I remember driving near there when I was a young teenager back in the early 90’s coming from Reno where I lived at the time and summerlin was wayyyy out in the middle of nowhere! Thanks for sharing.

    Hahaha! I literally live one street over from this street: 1:07. I wouldnt live anywhere else in L.V. Red Rock Canyon. Red Rock Casino, Downtown Summerlin, Sports complex, and it's cooler(a little higher in elevation) than most of Vegas Valley.

    I lived in Summerlin, nice area. But panhandlers were like clockwork at my local gas station and market. You could see them eyeing you and approaching before you got out of the car.

    I have family who live in the Ridges area (east of Flamingo). The HOAs can be intimidating in Summerlin. My son lives in Stetson Ranch. You forgot to mention golf courses? Worst thing is that the BEST grocery, Glasiers, is gone.

    Jacob, if Im wrong correct me, you've been here a lot longer than me, but the Lakes are not in Summerlin as I understand it. Summerlin is more a less a large, long veritical area that you can use Hualapai to use as a borderline. Ive seen this myself when you are on that street you can see the large, maroon stone (very pretty) "Summerlin" signs.

    Thanks for the update on Summerland. I really want to know about the Arts, Museums, Art Galleries, Theater Groups, Orchestras, Opera House, Cultural Centers, The Arts in general. I just sent a form for you. I plan on relocating in 2020. Summerland looks like a great place for me providing the rentals are not expensive! $800 ish for a studio?

    We are looking at Centennial Hills because of the larger lots and no HOA. We love Summerlin, but the houses are so close together, as well as HOA frees 😕

    Great video but just to clarify a few things. The Lakes as well as Peccole Ranch border Summerlin and oftentimes are mistaken to be a part of Summerlin when they are actually separate and have their own master plan and HOA's. Both Peccole Ranch and the Lakes are great neighborhoods and you can find some good real estate deals there becuse they are not in the Summerlin area which is generally on the west side of Hualapai, north of Alta and all the way south past Sunset. Google to see the boundaries. It's a great place and lots of good private schools if you can afford them. If you are looking for public schools I would stay in the Summerlin North area in the Palo Verde HS boundaries.

      That would be a great topic for Jacob but personally I have lived in Summerlin for 5 years (I am a refugee California. Please don't hate me) and can't say I have experienced any advantages or disadvantages that would make me prefer incorporated or unincorporated. You cant really tell the difference.
      As far as property taxes, there is a City tax and City fire safety tax. The amount of the tax is not that significant in my opinion. I believe the bulk of the city tax is for police and fire services. The Clark County Sheriffs office provides police services to the entire "metropolitan" area of Clark County that pretty much covers the entire valley from all four mountain ranges north, south, east and west, with the exception of Henderson and North Las Vegas that have their own city government and police/fire. Having said that, although Clark County provides police service for both the City of Las Vegas and unincorporated Clark County, the City of Las Vegas has their own fire department so if you live in incorporated Summerlin the City of Las Vegas FD will respond and if you live in unincorporated Summerlin, the Clark County FD will respond.
      Incorporated Summerlin is primarily all of Summerlin north of Charleston (Summerlin North) and the unincorporated part is south of Charleston, west of Hualapai (Summerlin South).
      One more thing. Clark county at the moment does not allow short term rentals of homes. The City of Las Vegas does in limited and highly regulated terms. I believe you can only rent on Air bnb etc if you are a "live in" owner. That law was recently revised I believe pretty much eliminating the usual short term rentals. Also almost all neighborhoods on the west side of the valley have HOA's further prohibiting short term rentals. I understand the City of Henderson recently voted to allow short term rentals. Bad move by Henderson in my opinion. Good for investors, bad for people who want to live in a normal residential neighborhood.

I recently read an article regarding short-term rentals and how they basically destroyed the charm and community feeling of Sedona, Arizona. In your opinion, after living there for 5 years, what is the best village to live in? I'm talking $450,000-$500,000, schools not an issue as my kids are in college, but want a 3 car garage and a pool. No hate on the California thing. I'm a grown adult. Thanks again!

      You mentioned “villages” so I assume you know about the village system in Summerlin. I can’t say which Village is the best. They are all pretty nice. Summerlin does a good job with it’s master plan. Even communities that are 20 plus years old look new. That said, If I had to do it all over again I would consider the following:
      1. Summerlin North: North of Summerlin Parkway is mid to late 1990’s. Look at The Trails and The Hills.
      2. South of Summerlin Parkway to Charleston is late 90’s to 2000. Check out The Arbors and the Crossings.
      3. Summerlin West: West of the 215, north of Charleston. Early 2000’s to new homes. The further you go west, the newer the homes. The Vistas and The Paseos. In your price range it will be a challenge to find a 3 car garage and pool. Might be into the mid 500k to find that in West Summerlin. Mostly because the homes a new or newer. Depending how new the home is you may have some SID fees to pay.
      4. Summerlin South: South of Sahara to the 215 where it bends around. Early to mid 2000’s. Check out The Willows and The Gardens. Even further south is The Ridges, The Summit and Sienna. Late 2000 to new homes. Again it may be a challenge to find a 3car garage with pool around there.
      Although I like Red Rock Resort and Downtown Summerlin, I would find a home one village away from the area due to the increasing traffic and crowds. The new ballpark seems to shoot off fireworks regularly and the Hughes Corporation is trying to get permits to use the vacant land for temporary use until it builds up.
      Other options to check out that border Summerlin is Peccole Ranch and The Lakes. Homes in The Lakes were built in the 1980’s. Peccole Ranch was built in the mid to late 1990’s. Both are master planned with HOA’s. Hope this helps…

    I think a lot of people mistake "Summerlin" as a catch all for the "West Side" of Vegas. If that's the case, fine. If we say "the west side of Vegas is really nice" then I agree and we can leave it at that! But to be technical, Summerlin is not what most people think (the Google map borderlines are WAY off!). Its a large North-south area generally using Hualapai way as the boundary. This excludes Queensridge, Lakes, Spanish Trail, and Canyon Ridge... these are amongst the most desirable communities in all of Vegas. Not to mention countless new and nice condos, puds, and homes all over the west and southwest side, none of which are in Summerlin. My point is, I love Vegas just like Jacob, but I dont want someone to move here fixated with blinders on, telling their real estate agents, "Summerlin, Summerlin!!" Its way more than that. Come and rent a room for 3 days, drive around, thats the best way.

    Summerlin is far from the Strip- which can be good or bad depending on the day. It’s always about 4 or 5 degrees cooler than lower valley. Personally I prefer Anthem but can’t go wrong with Summerlin.

    In my opinion Summerlin is the nicest Master Planned Community in Las Vegas. Home prices in Summerlin have skyrocketed in the last 4 years. Lots of people are now priced out of that area. Red Rock Canyon is breathtaking. You don’t even feel like you’re in Vegas while visiting Red Rock. Temperatures are about 5-10 degrees cooler in Summerlin compared to Henderson on the east side of the Las Vegas Valley. I think Las Vegas will soon be unaffordable for most people especially the average casino worker making $12-15 per hour based on their union contract. Couples with both people working will continue to do just fine. Watch for a moderate housing correction in 2020. Lots of other parts of the country are experiencing this situation right now.

      Sorry to burst your bubble (VEGAS), but Henderson is located on the east side of Clark County. Summerlin is located on the west side of the valley. Yes, we all know that Henderson is an independent city with their own police and fire departments. It is also one of the top 20 safest cities in America.     Way far SOUTHEAST is very nice too, like Summerlin if u ask me, over there by where S. EASTERN ENDS well thats where it starts...
    ....
    Now the north east, east and center of las vegas is meh, not to discouraged anyone, there is somewhat decent neighborhood inside neighborhoods, u just gotta drive when the sun sets to know how much activity there is, if its quite or tons of kids out in street.... i still like my city but don't appreciate people who destroy it, by littering and being so rude or disrespectful.

      You have Faith Lutheran and Bishop Gorman as the most prominent ones. Palo Verde and West Tech are better schools but if you'd rather have the Religious education you have access to BG and FL.

    They actually CHARGE Tourists for "passes" to go into the Red Rock Canyon National park,now?Is that a 21st Century thing?(Going to Red Rock canyon(on the West side),or the Valley of Fire(similar landscape,but on the East side of the Valley)were totally free,when I left Las Vegas in 1991.

      I was told that by one of the workers at the gate that charging for entrance to Red Rock was to help pay for the legal costs of fighting off developers who want to buy the land and build homes there.

      1991 was 28 years ago - almost 3 decades - things change. They do charge, but it is almost nothing. Maybe $10 per car or $30 for a year pass.

    Here's an observed annoyance about Summerlin. I've been coming here several times a year for the past 30 years and finally moved to Summerlin. One thing that has always bothered me about this place is the rudeness of drivers. Especially younger impatient all too important look at me crowds of pretentious people. They stick out like a sore thumb because they all drive their high-end cars with 72 month loans driving like they're in a big rush except when they get to a stop light where they all need to check their phones (remember, these are really important people so they need to look like they are important). On the road, they're tail gating, zig zagging, passing only to see them at the next stop lights. This isn't just a gender thing. It's mostly young middle aged people. Yeah, there are some younger drivers, but those are just speed freaks. No, I'm talking about those people that think they are better than others. Avoid these pretentious people.

    Something I found out searching hotels you can't legally stay longer than 28 or 30 days in 1 hotel. It's not legal to "live" in a hotel. Even if you can afford all the resort fees.

      @@sqwk2559 I don't remember which hotel told me that but I googled what I could find about it. Seems some hotels do that because after 30 days you have tenants rights. Understandable why they might not want to they would have to do an eviction which is costly . so apparently the reason is they give up certain rights after letting someone stay over 30 days.

      @@sherylwilliams1672 My buddy from Australia comes for a visit every few years from anywhere from six to eight weeks. The hotels book him in as a "rental" and there's never been a problem. In fact, starting on the 31st day, he doesn't have to pay any taxes on the room for the rest of his stay. Though, I admit I really don't know why they do it this way. You may be right about tenants rights... but who knows.

      @@sherylwilliams1672 Oh I believe you when you say somebody told you that. Call any entity and talk to different people, and it seems common that you'll get different answers. I had a water leak and called the water authority to see if there was any continuous usage(since our homes have digital meters now) after I fixed it. The woman stated she didn't see any current usage at that moment. Called again one more time a week later just to check again, and the woman this time says they don't have the ability to check in real time. What the hell. Talk to two different employees with just about anything, and you'll often get two different answers. So I believe ya.

      Las Vegas is more of an adult community. I prefer to keep taxes low and keep education as a low priority. There are plenty of nice communities around the country that cater to families who have education as a priority.

    Downtown Summerlin is a big shopping center an outdoor shopping mall that's it there's nothing special about Summerlin. Anthem and Southern Highlands is just nice if not nicer.

      legit behind true but the video is a bit misleading. The home and the yard comes at a premium. The typical out of town Joe Schmo shows up literally with only the shirt on his back to speak of.

    I lived in Summberlin off Town Center & Sahara from 2013 to 2016. Moved back to the Midwest. Thank God I left before they decided to build a freakin baseball stadium across the street!! Reason people like Summerlin is because it has a suburban feel without all the East side traffic. Not anymore. Don't forget the increase of car burglaries and home invasions. All the trash from from Decatur & Flamingo and Boulder Highway are now committing crimes on the West side. Crime has gotten worse over the last few years. Agree Summerlin is the best part of the Vegas Valley but make sure you have a gun in your residence.

    Once the fake FED driven stock market implodes, maybe I'll pick up some cheap rental property in Summerlin. I don't like living in a giant ashtray, so I wouldn't personally want to live in the desert again.
