Great information! It's true as a realtor we are not allowed to "steer" people into certain areas and neighborhoods to buy. Drive through the neighborhood that you are interested in both during the day and night to explore the vibe.

The big hint for me, while searching for places was bars on every single window and door of the house....umm NOPE!!! I don't want any bars on my windows... BTW thanks for the good info. I am 2 months away from the big move from Utah to las Vegas, and I am SOOO EXCITED!!! Yet terrified at the same time. I have never packed up my family and my entire life and moved out of state. But I'm positive and pumped and will just be as prepared as possible 😎👍
I have a question... I've been looking for a place close to the mountains and with a view of the valley... how about N Hollywood Blvd and it's surroundings??? Or is there any othere area like that one????
I think Summerlin/Red Rock area might be good for you. I love the mountain views over there. Or Lone Mountain area. There are parts of Henderson that have great mountain views too!
To anyone house hunting: Always be sure to go stake the neighborhood out at night. I looked at some cute places over on the east side that seemed awesome during the day. I went back at night to stake the place out a bit and it had really bad vibes and I felt unsafe. I almost put an offer on it too!
Hellz yeah!!! Same here!!! Super excited and can't wait!!! Since high school I have wanted to live in Vegas. Its only taken me what, 15 years lol but Hey I'm bout to do it baby!!!! Good luck to you and your move!!!
Las Vegas Unfiltered issue with the higher income people is they associate all working class people with crime. Most working class neighborhoods are safe, it’s just average joes working hard for the family.
WHat did you end up deciding? I'm heading back there to condo hunt in a few weeks. I'm hoping for Summerlin but I'm pretty poor so I'll probably have to live somewhere more ghetto lol I'm open to wherever is affordable and feels chill.
I used to live in “Casa Royal” on Flamingo long ago. It was a fantastic place to live. 2 bedrooms for $400 a month. It was so quiet you never heard a peep, never. The Rebels were the highest scoring Division 1 college basketball team in the country. North Carolina knocked them out of the tournament.
I am looking to move to Vegas from Pittsburgh, PA in the next 2 years. I make enough to live comfortably with the money I have coming in, however, I was wondering how much I would need to move out there initially? I want to be comfortable with touching my monthly income. How mus to live for the first 2 years? weekly? monthly? yearly? $250,000-500,000 to move out and get settled for 2 years? more? less? please respond, I can't get an honest answer!!!
That’s a pretty person level question to answer when you think about it…, if you are renting, buying, leasing and what kinda day to day life you want…, omg.😳
Sandra Cordero general rule of thumb is if it’s a master planned community (ex. Summerlin, Skye Canyon in NW, Rhodes Ranch, Southern Highlands), there’s also a special Improvement district (SID) or limited improvement district (LID) fee on top of mortgage, property tax, insurance, and HOA. Gated community will likely have higher HOA, esp in newer developments, but HOAs vary from one community to the next depending on what amenities they offer (clubhouse, manicured landscaping/walking paths, etc. Much older homes likely won’t have HOAs though.
Sunrise Manor is not all bad. If you go about 2 miles East of Nellis BLVD, Sunrise Manor has lots of rentals and if you take Charleston to Hollywood those homes rang from 400,000 into homes in the millions!!!! I suggest driving that way before you say all of Sunrise Manor is bad. The East side of Sunrise Manor is beautiful and the west side of Sunrise Manor is much closer to the middle of Las Vegas so of course there is a lot of homeless people around that area and high crime. The farther you get away from the strip the nicer it is but yes, it’s more convenient if you live close to a freeway.
Their exist no homes in the "Millions" in sunrise manor. There maybe like a handful that cost around a million in the entire township, high end developers soon stopped after they realized it was a mistake to put high end properties in a low income part of town. Not saying that it is a bad part of town, it is just a more affordable living working class part of town. Northeast is heavily populated by the latinos or hispanics. Lots of hispanic food stores and restaurants on this side of town.
I live on the West Side of town near the Lakes/Summerlin area I really like it here close enough to everything but far enough from the less desirable stuff.
The East Side is very underrated. it’s a GREAT PLACE TO LIVE ! and There’s a Great Church on the East Side. Victory Outreach East Las Vegas. Very Great Church
You mentioned the UNLV area being sketchy. I'm considering attending UNLV Law School and I have a wife and two kids. How far away do I need to stay.to be safe but still be sort of close to campus?

yeah my cousin got killed last year out jamie arnold 36 years shot 7 times he been out there since he was 14 years old b day march 24 1983 april 7 2019
Unfortunately, I have to drive by there to get home. I live very close to my job. Quite a few times, I had just missed a shooting before or after I drove by, luckily. Very hard to move when you want to find a place but you don’t make enough money to afford a 2bed/2bath apartment for almost 2K (in a nice quiet place)… and out of towners can.
Wish I would have watched this before moving here! It was hard to get any good info from my realtor. He seemed to think every place was fine lol. Now I’m stuck in the middle of north Las Vegas, on the border of where it gets ghetto. 12 mins from any freeway in all directions. Wish I was either closer to centennial or Summerlin. I work on the north east side though so I wanted a short commute
Hi there! Thanks for making this video. I personally bought a home near the Air Force Base and I freaking love it. I'm in Sunrise Manor, it is quiet, nice neighborhood, and super convenient to many stores. It's interesting that you didn't give concrete examples as to why you wouldn't recommend that side of town. I would love to hear more.
Impossible to do a video on this subject. Go on Zillow or Redfin and you will quickly start to see where the houses are and what they cost. You will see cheap more rundown housing in N. Las Vegas. You will see upscale housing in Lake Las Vegas, Summerlin and Red Rock. Henderson is the hottest growth for California expats.
The paradise area goes from Sahara to Serene which is a 13 mile long stretch. Below the airport is much safer than north. There is a Neighborhood app you can put on your phone and also call the insurance company to see what neighborhood is the safest ones. I live at Paradise & Warm Springs and we have just about zero crime. Go down Warm Spring between Spenser and Eastern and the crime jumps. So do your homework.
You mentioned briefly about the Nellis area. Where you frowned upon that area, is it because of Nellis Air Force Base? The loud sounds of the jets? That's one of the reasons why I wanted to go there, just sit at the end of the runways at Nellis, and watch all the fighter jets take off and land. Just curious, that's all.
Good video, very insightful. What do you think of condos like One Queensridge Place and places like Turnberry Place and Turnberry Towers? Besides them being “expensive”. And would you recommend one living there is one could afford it?
Thank you! I've never been to either of those places, but Queensridge place is in a great part of town. I used to live near there and really enjoyed having close access to places like Tivoli Village and Boca Park. So from that perspective, yes! I would recommend living there if high-rises are what you're looking for. Turnberry Towers seem like a neat experience as well. Even though it's basically on the Strip, I feel like that little area is one of the quieter parts of it. So if you want to be in the middle of the Strip and Downtown, that's not a bad option.
Okay hello sunshine, I was wondering to just the southwest side or downtown area had a good bus lines! And is it hard to find an apartment in Las Vegas that allows smoking? I know a lot of people are against smokers, but I would appreciate the information if you know an area that allows smoking let's not totally in a bad area
Downtown, depending on the area. Or close to the Stratosphere. (It was a decent and quiet area years ago, I knew people who lived there and enjoyed it but I haven't heard any updates since)
Do not bike downtown or on the strip they will run you over and the roads are all busted up. Biking in red rock canyon or somewhere like that is good but 5 cyclists were just killed by some meth head idiot. Be careful
I was raised on the eastside of vegas on treeline and charleston area vegas is my hometown im moving back in a yr been away for 17 yrs im ready to go back home
I’ve lived in enterprise/Southwest are of Las Vegas and would never move out of that area! It’s close to the 215, lots of housing n apartment options, lots of retail n good restaurants, pretty safe area, and pretty close to everything! 20 mins to Summerlin, 15 mins to Chinatown, 15 mins from the strip, 30-40 is usually the farthest I have to drive if I’m trynna go somewhere super East or north
We live in Philly and are looking to move to Vegas. We’re looking at a house on Southern Cypress Ct off of Washburn road. Is this a decent area? We have young children so safety is our number one priority.
If you're talking close to The Human Bean (one of my favorite coffee stands EVER) then yes!! Really decent, quiet area. You're close to the dog park side of Craig Ranch Park, and if you drive just a little up the Camino Al Norte road you're basically in Aliante (the nicest part of NLV). I'd recommend visiting and deciding for yourself before buying, but I like it there.
Just found your video - We are about to, March 2021, move from England to Las Vegas. We have visited a few times and originally we were going to move to San Jose, Cali. However due to the pandemic we have considered living somewhere more cheap for a year. We are primarily looking at Henderson, due to lower crime rate.
San Jose is a beautiful area with a lot to offer. The brokenness of the California state government has driven the price to live in CA to the moon. California's population is declining. That means the $3million you pay for an average home in San Jose will drop over the next decade All the billionaires have left or are leaving (Elon Musk, Larry Ellison, etc.). Since over 50% of california's taxes have been paid by the billionaires...you have to wonder who IS going to pay the taxes. It costs 4x as much to lay a mile of highway in CA as in TX. Why? Graft and corruption. I urge you to appreciate CA the way we all do via taking trips there from some nice place that is affordable like Vegas. I'm a CA native, I still work in CA, but have rented a place in Vegas. Tired of getting shafted by criminal fascists mistakenly called representatives or public officials.
When I’m considering moving to a new area, I always go into a grocery store or Walmart there during peak shopping hours to check out the people. That’ll usually give you a rough estimate of how well you’ll fit in there.

Stay clear of any apartments on or near the strip.
The weekly places are generally located in the rundown parts of town. Almost all are shitholes. I’d choose vey wisely.
I'm from Detroit plan in moving to Vegas next year,..... Me and my fiance been watching videos for YEARRRRRS and I must say yours is THEE BEST ONE THUS FAR...... I love the maps on your video, it helps me with the area. Btw I'm 44 yrs old ..... I'm subscribing NOW!!!! only thing I would've like is more CASINO references in the areas you were talking about. 💯💯💯
Watch some more, I've seen a lot better from realtors
How are the hospitals/Doctors? I see online that people are saying healthcare is horrific in Vegas
Great information! It's true as a realtor we are not allowed to "steer" people into certain areas and neighborhoods to buy. Drive through the neighborhood that you are interested in both during the day and night to explore the vibe.
Thanks so much for this ! It was very helpful. I used to stay in Henderson before I moved and I’m moving back next month so thank you for making this video!
Naya Alexandra did you like Henderson?
Good info, thanks for the video! We’re moving to Henderson next week from Alaska!
That's going to be quite the scenery change!! I've always wanted to go to Alaska. Best of luck with your move, thanks for the kind comments!
You are such a delight , Thank you for this very informative video, I feel I"ve gained so much valuable information on were I should be looking to rent in Las Vegas , Thanks so much..
Hi, great video. I would like to know how is Green Valley Ranch North or South is? I have my eyes on this area, because I want to have everything within walking distance. Also they’re telling to look intoAnthem. Please let me know what your opinion is on these places or any other. Thanks!
Sandra Cordero green valley ranch is very nice and there is lots of stuff in walking distant. I love it over there. I think some of the homes are a bit older.
Usually nothing is walking distance in vegas unless you're in a central area. These areas are usually the older neighborhoods. Green valley is nice.
Thank you Latasha for responding👍😍
Super helpful. I’m moving there soon. Thanks.
You do a great job explaining the areas!
Seems the comments have it figured out as well
I’m a big fan of
No HOAs
No apartments
Thank you for this video. It really helped. Trying to move to Nevada by end of 2023
Hello fellow content creator lol. I know this is an old video and I'm sure (and also have been told) things/properties/neighborhoods have developed since this upload. But anyways, I moved to LV just under 2 years ago and still exploring. This video did give me some information I didn't know about, especially since I'm looking to buy a house here I around 2024 ish so it's good to research and prepare. Thank you for making this video!
what do you think of diamond bay las vegas?
Its driving me nuts watch so many different videos I dont have a car will be working at Casino I'm looking for safe complex area by the strip. I have a NINEBOT scooter that gets me everywhere which I will be bringing with me. Please where can I live outside the strip quiet safe where I can scooter to the strip
What about the Art District? Is that reasonable $800 for a modern studio apartment? Also, is there good public transportation in this area where the medical center is located?
We are getting ready to re locate to Vegas and I would like some info on schools.. I'm from CA we have some great schools at least where I"m from.. MY kids are very big into baseball and basketball.. I have noitced the school ratings are very poor in most parts of Vegas.. What do you think about high schools out there ? What areas would I look.
Thanks for the video. What do you think of east downtown multifamily ? is that getting better or not given the revitalization of downtown?
What do you think the Skye Canyon area in North Las Vegas?
Sunshine, I really enjoyed your video! Today is the first time I've seen a video of yours keep up the good work
Looking forward to the Henderson video!
Thanks for the information!
Not a bad tip at all! I can totally see that
Yup always go look at night. Alot of Neighborhoods are quite in the mornings but afternoon and night all the ghetto people come out.
Another note ...Eastside las vegas is bad. I would never live over there. Thats coming from a guy from North Las Vegas
I appreciate your information. Thinking about moving there, maybe around early 2020, if a great job opportunity is secured beforehand.
Hellz yeah!!! Same here!!! Super excited and can't wait!!! Since high school I have wanted to live in Vegas. Its only taken me what, 15 years lol but Hey I'm bout to do it baby!!!! Good luck to you and your move!!!
Alex R. People here don’t know how to drive so beware!
@@Aoendkth-nv7au he's in Alaska now.
Las Vegas Unfiltered issue with the higher income people is they associate all working class people with crime. Most working class neighborhoods are safe, it’s just average joes working hard for the family.
just download fox5 vegas news app and watch every night and see how Vegas is like, see for your self.
Am happy I came across this video because am moving to Vegas soon but been hard trying to figure out where thank you
Henderson is paradise I just moved here frm philly on my birthday 02/2020 u can't help but fall n love with da landscape around here omg
WHat did you end up deciding? I'm heading back there to condo hunt in a few weeks. I'm hoping for Summerlin but I'm pretty poor so I'll probably have to live somewhere more ghetto lol I'm open to wherever is affordable and feels chill.
What are your thoughts on the crime rate in Tules Springs, N. Las Vegas?
po salamat. how much is the living cost per month. ( normal life) not always eating outside
Oh, also if you can mention which areas are high property taxes and HOA low and high - thanks
Cypher 125 thank you Cypher! I’m concentrating in GVR area. 👍🙌🥰
@Cyclonex1CA ca Hi neighbor!
Hi, Have you ever been to Quarterhorse community II (zip-89143)How is it around that area? Is that Tule Springs area?
I live on the West Side of town near the Lakes/Summerlin area I really like it here close enough to everything but far enough from the less desirable stuff.
The East Side is very underrated. it’s a GREAT PLACE TO LIVE ! and There’s a Great Church on the East Side. Victory Outreach East Las Vegas. Very Great Church
Thank you for Sharing !!!
Can you explain about the street single letter?
You mentioned the UNLV area being sketchy. I'm considering attending UNLV Law School and I have a wife and two kids. How far away do I need to stay.to be safe but still be sort of close to campus?
I'd say anywhere south of McCarran Airport - the closer access to the 215 the better! Should make the commute a breeze.
sunshinedelights- would you raise a family in or near las vegas?why or why not and lastly if you were to move because of your family to what area? thanks
When I move there this fall do I get to meet you ?
I'm looking at a condo in Infinity Palms HOA in Whitney area. Is that a decent area?
Avoid Twain & Swenson
yeah my cousin got killed last year out jamie arnold 36 years shot 7 times he been out there since he was 14 years old b day march 24 1983 april 7 2019
a lot of money to be made on twain and Swenson though... I live in The Martin high-rise behind Aria though
WHY!!???!! Best LV crack in town!!
JUST KIDDING
Unfortunately, I have to drive by there to get home. I live very close to my job. Quite a few times, I had just missed a shooting before or after I drove by, luckily.
Very hard to move when you want to find a place but you don’t make enough money to afford a 2bed/2bath apartment for almost 2K (in a nice quiet place)… and out of towners can.
What do you think of the 89011 zip code area? That's where I moved to over three years ago.
@A.T. I live in Henderson, a couple blocks south of where Boulder highway and Sunset street intersect
I heard that car insurance is super expensive in Henderson. Is that true?
No, not really. I pay $368.00 for six months by using Geico.
@@radiodriver10 Is that full coverage?
@@MoiCali No that's the minimum amount that allows me to drive insured.
Yes it is. Our insurance told us this is a high accident area. I’ve all around the country and this is the most I have ever paid.
@@Mrstee435 I've seen more accidents where I lived in So Cal than in Henderson where I've been living for around four years.
Good job , I love your video .
Please what place is safe to live in Nevada between Las Vegas and Henderson .
Your reply is appreciated .
A lot of the areas on that side of town are older and there’s much more crime. East side is revitalizing, but it has a lot of work to do
It was unfair that she said “there isn’t any good part of that area”. Because places like Sunrise Manor are revitalizing with new homes
What do you think of desert shores that is near Summerlin?
Impossible to do a video on this subject. Go on Zillow or Redfin and you will quickly start to see where the houses are and what they cost. You will see cheap more rundown housing in N. Las Vegas. You will see upscale housing in Lake Las Vegas, Summerlin and Red Rock. Henderson is the hottest growth for California expats.
What about el rancho circle drive a gated community? Is it still good place to live?
The paradise area goes from Sahara to Serene which is a 13 mile long stretch. Below the airport is much safer than north. There is a Neighborhood app you can put on your phone and also call the insurance company to see what neighborhood is the safest ones. I live at Paradise & Warm Springs and we have just about zero crime. Go down Warm Spring between Spenser and Eastern and the crime jumps. So do your homework.
What's the name of that app. You mentioned
Just a not a neighborhood it's situated in. The base itself is very safe.
Thank you! That was so helpful.
Thanks for the info. We are planning to visit to look at areas to move to and your video has really helped.
Glad it was helpful!
I'm thinking of moving to Vegas but I need to be close enough to the city to bike any suggestions?
Downtown, depending on the area. Or close to the Stratosphere. (It was a decent and quiet area years ago, I knew people who lived there and enjoyed it but I haven't heard any updates since)
Do not bike downtown or on the strip they will run you over and the roads are all busted up. Biking in red rock canyon or somewhere like that is good but 5 cyclists were just killed by some meth head idiot. Be careful
Does anyone know about Stewart Place?
I'd love to see that chinatown/spring valley episode.
Don’t come to spring valley especially at night
I’m pscing to Nellis Afb. Any suggestions.?
I'd do Aliante if I were you - or close to the VA hospital
@Courtni B I’ve actually lived in both! Reno’s good if you like more “small college town”, nature, and quick drive to norcal! less diverse though
Great info love your enthusiasm !
I’m planning on retiring in Spanish trail, play9hole golf bc they have 27 hole semi private golf course there and homes are nice!!
Thank you for sharing all the great information Sunshine 😊 any suggestions on apartments for active adults 😊
Hi looking to move to vegas my wife and 2 7 yr old daughters dont know any neighborhoods whst is a good place ,north vegas?thanks
Tired of getting shafted by criminal fascists mistakenly called representatives or public officials.
so which neighborhood do you live now?
Sunshine, thank you for an excellent overview of the city.
Thank you very much. What area of Vegas is Hidden Valley?
