This was helpful. My boyfriend and I recently moved to Las Vegas and moved right into the surrounding Strip area and UNLV, not the safest area despite the University lol We moved here from a college town and figured the area would be similar but we shouldve watched your "worst/best" neighborhoods video first haha. We love our apartment community, its very clean, has nice amenities and is gated, but the surrounding area (especially Flamingo Rd.) need work and more police. It could be nice area, but it gets trashed a lot. Anyways, we are thinking of moving to Summerlin, but Henderson seems great as well!
We are coming to Henderson from England UK, In March 2021! - Great info on the speeding issue. The UK is generally really lax on speeding and harsh law enforcement penalties in general - So thats really useful
I just moved out of Henderson as it is simply too crowded nowadays. 5 years ago it wasn't a problem but now you can't drive down the street during the day without going crazy, even if it's 10AM-2PM. And they keep building and building everybody agrees it's getting crowded like L.A. and those L.A. folks are the ones moving to Henderson lol. I'm now over on the west side of Vegas in Summerlin, the huge difference is Summerlin is a planned community so there are restrictions on building it's definitely more live-able the traffic is much more reasonable. Still, keep in mind Vegas just got a NFL team, they're a big league city now and it's only going to get more crowded and expensive so be prepared for that reality.
Great info!! Thanks for sharing, great explanation of the heat. Florida native here. A hot day in Vegas is better than any day in Florida. Too humid here 10 months out of year.

Henderson PD, especially within the old Henderson area, boulder highway, and Whitney ranch, (which are furthest away from their jurisdiction boundaries) are BORDERLINE FASCISTIC. Many of these stops included prolonged questioning, and invasive searches of my personal property without warrant.
@@wensleyjames9761 I think it had more to do with the fake little town on Green Acres,it used to be really small but it was a nice place to grow up in.
When you talk about class(middle, upper, etc) would you give renting ranges and/or ranges to buy a house/condo? Thank you. Your videos are super helpful
My folks bought a home in the Enterprise area and I was there the first week of this month. Decided to visit Henderson area since my gf wanted to see it last year when we were there and the first thing I noticed was that there were A LOT more trees and manicured lawns/areas within the vicinity. Also, they have a ton of commercial stores compared to other areas. What I'd like to know is was Henderson one of the first areas to be developed in the Vegas area? It is a lovely area! Im very interested in living in Vegas some day.
It came into being because of the Dam. Old Henderson has townsite homes. They were supposed to be temporary for the dam workers. All the streets in that area are named after minerals and such, like Lead, Copper, Magnesium, etc. the “main” street is Water Street and then you have Pacific, Atlantic, and of course Lake Mead. Noticing a theme?
@@cincyjanebearcat Very interesting and thank you for the explanation! What would be a nice area to rent in? Next time I go, I want to start checking out areas and pricing for renting and/or possibly owning a home.
@@jessa.3857 I'm only really familiar with Henderson, so I'm sure there are other parts of Las Vegas that are nice, but I'll stick to what I know. Anything in Green Valley or Whitney Ranch. Most of the apartments in my area "old Henderson" aren't the best, my opinion. I'm not sure about prices. Everything here has been going sky high lately, it's a seller's market as they say. Housing, as I said, I live in the "older part" but the houses are nice. Renting, in my opinion, a house is more than buying one or about the same. The apartments and houses near St. Rose/Enterprise are more expensive, I believe. There are also some nice condos near Green Valley High School and off the 515 at College Drive. I know people who live there. If you have any other questions I would be happy to let you know my opinion of the area. I hope this helps.
Hey I'm moving to Henderson soon, getting a house built there. Possibly cadence, hopefully this summer we'll be there. Thanks for breaking down thru area's. I need to know where to go for some activities lol, and meet new people, couples.
So, I heard about the school system being awful in Vegas/Henderson. How true is that? I also see a lot of ‘it’s not a great place to raise a family.’ Everything else I’ve heard about these cities has been positive. I’m used to the heat living in Central California, so I don’t think 110 would really bother me. A lot more job opportunity than where I’m at now. I’m just really debating because me and the wife plan on having kids in the next year and want them to have a good experience or as good of an experience growing up. Where I live, I honestly would think it’s worse.
Hi came across your video. I’m curious about moving there and wondering the cost of living post pandemic and the diversity. Is it multicultural with representation of many minority groups? Looking forward to hearing from you
Not just Henderson, it's a possibility anywhere in Vegas. If your house has or is near a Palm Tree I heard they're more likely there. Best thing to do is to make sure you have an exterminator over to spray the perimeters of your property every season or so. Other than that, I've personally never encountered one in my own home. *knock on wood!!*
Hello Sunshine, I've watched your video's on moving to Las Vegas. I plan to move there when travel ban between states is lifted. You said if I had question's to ask. When I move I plan on staying at a Siegel suites or Budget Suites on 3655 W. Tropicana Ave.. Wondering if that location not as getto as the others. From what I understand the east side Paradise area not so friendly. Most of the Suites are around that area. Since you live there would like to hear your thoughts, thanks.
Eeeek, I know people who have lived in those Siegel/Budget Suites temporarily and I would not recommend. Pretty sketchy and uncomfortable from what I've heard. I'd look at other options if you could!
Could you please please do a video on traffic tickets in Henderson and why they issue warrants so fast I knew here and scared of the Henderson police already.
Green Valley Ranch is part of Station Casinos like Boulder Station, Palace Station, and believe it or not Red Rock Casino Resort. Green Valley Ranch and Red Rock Casino Resort are their two high-end casinos. Also the District [which I do go to] reminds me of 3rd Street Promenade in Santa Monica, but feels it is shortened. I believe it will turn into another Santa Monica eventually with people from California wanting to move out here. By the way, I'm from Los Angeles and grew up in the Redondo Beach area; more specifically on the south end which has middle to upper middle class residents. North end of Redondo Beach is fairly ghetto.
Depends on what part of Hendo you're in honestly. There's a Henderson Executive Airport (pretty small) and of course LAS not too far off. I could be desensitized but I don't notice planes too often.
Not too sure about middle schools, but I'd say whichever ones are zoned for good highschools should be good too. My answer will probably subjective but for public HS in this part of town... Liberty HS is pretty a decent and diverse middle-class school with great programs. What's known as the "rich kid" public schools are Green Valley and Palo Verde. There's expensive private schools like Bishop Gorman and Faith Lutheran too. I'd also recommend looking into Magnet schools in town if your kids have would like to explore career driven tracks. Schools like SouthWest Career & Technical Academy (SWCTA) or the other areas' respective career and tech schools. Free but admission based. Hope that helps!
James Taylor Henderson would be quite far. Pretty much as far as you can get. Centennial/the NW area or Aliante might work better for you if you’re looking for a short commute
I've lived all over the Valley in both Las Vegas and Henderson. My suggestion would be to go with a 2 bedroom house in the Summerlin area..which is West Las Vegas and you'll have less traffic problems going up the 215 to work in N. Las Vegas. I'm renting a 2 bedroom for $1500 now, much better than the old 1 bedroom apt. I had in Henderson for $1200.

If I had to give you a guesstimate off the top of my head... it really depends on which part of Henderson bc other areas can be more expensive than others. But if you go with middle class 2-3 BR apartments, I'd say somewhere between 1200-1800/month? 3-4 BR houses probably closer to 220k - 350k+ again, depending on which part
So I remember you stating your mom was a real estate agent? I'm a first time home buyer and I honestly need as much direction as possible, did she ever make a channel?
Ed N oh you’re right! Truthfully Lake Las Vegas is so “far” out of town I never personally considered it to be part of Henderson. I didn’t know it was.
Definitely. You could swing a 1 or 2 BR apartment easily. Even a rent a house if you'd want, I'd say rent is around 1k - 2k depending on what you want.
Girl have you seen the new houses near valley verde and horizon ridge? It is beyond bourgeois, it’s like Hollywood/ crazy rich Asians exclusive status.
I'm moving there from Chicago . I don't know what to expect or how to even get used to a different environment. Like going to highschool or the hot weather etc. 😂😂😂
I'm from Chicago. Henderson is a great place to live and pretty much have everything you'll ever want without going to Vegas. Theres always something going on in Henderson. You'll love it out there. I'm moving back out there soon. Can't wait.
Gonna recruit my bff to respond to this bc she just moved from CHI to here too and has been adjusting. The main thing imo is the humidity and harsh weather is way harder to deal with in Chicago! Don't know how y'all do it. HS here is probably way more tame too, just depends on the part of town you're in haha
Thinking about moving out there it will be my first time moving out and moving to another city I’m low key scared but thanks to you I’m less scared 😂❤️❤️❤️
I spent most of my life in Vegas 🙄. It all sucks. Unless you have years of experience as a waiter at a high end restaurant and can somehow get yourself in as a server at a restaurant on the strip, have fun trying to make any sort of decent living. Getting a "career job" is about who you know. Otherwise, landing a $12/hr job somewhere (while rolling in crazy student debt from getting a degree, thinking it would help job prospects 🤣😭) is considered to be a good wage . . . Its just NOT a normal city. If you have kids, STAY AWAY! There's a reason why nearly everyone I knew growing up either didn't finish high school, started having kids while still kids themselves, ended up addicted to drugs, and/or moved the hell out of there asap. There are a select few Ive known that did not follow that fate. But most jobs there are dead end. You might find it fun at first being a go go dancer/cocktail waitress/hostess at one of the swanky night clubs, but in 20 years, you won't have climbed any sort of rank (except maybe a blackjack dealer to a pit boss), gotten any sort of corporate promotion to VP or be an executive, etc. I finally moved away last year. Best decision of my life. And the word "finicky" to describe the police is a huge understatement! They pull you over and depression you for no reason, just fishing for some sort of reason to arrest you. And then they just write whatever they want on the police reports (didn't matter if absolutely nothing corroborates their reports, not even if they police dept own records don't back up the reports, no one will listen to you. Get ready to accept a guilty plea and end up with a record.) So actually being a criminal defense attorney would be a good career because you'd literally be raking in $20K+ to negotiate a bullshit plea deal, even when the case is based on a totally fabricated police report (like what I mentioned before). You tell your client "oh yes we'll definitely fight it!" Then after being paid, stop working on the case and then comes that it doesn't really matter what evidence you have, the courts won't listen, so just convince (railroad/blackmail, etc) them to take a plea deal anyway. . . And the courts really won't believe a word you say, you could be waving solid evidence in their faces, the judges don't give a f***. Why do you think there are all those jones about how the Raiders football players are all going to end up felons?! Cause that's what happens there. You can literally be just living your life, and somehow finds yourself fighting the court system for years. Just. . . STAY AWAY. I know this is getting long but take me for example. Straight A student. Graduated college with a 3.6 GPA. I couldn't get any job for YEARS unless I wanted to be a commission only club promoter which I tried for a few weeks and made $65 total. (I was either too qualified or under qualified. . .) My degree was actually a hindrance, so I started having to put on my resume that I was "working towards a degree". And when I finally did get a job (after 6 years) it was for a $12/hr dead end job that had no advancement possibility(which I was actually thankful for).
I just started working here but from California. This place is really clean & new... Really good restaurants but I need to explore more... Everything seems chill & cost of living is lower than California.
You're gorgeous! I'm probably going to wait another year or so. Save up some money and then head out that way. No idea at the moment but with remote work being the trend I'm tempted to get to a state with no state income tax and low property tax, tbh. Being from CT I was going to get on you about the pizza statement but I'll let it slide because your bomb dot com statement was awkward enough XD :P
You are really cute. So enthusiastic and energetic, I love it. Where in Henderson would you suggest for me? I'm an old tired bitch who wants to basically retire but not really, in Henderson or Summerlin. Help!! I qualify for the senior communities and honestly, would prefer it for the amenities and then peace and quiet. I need Nice but not Extravagant. Did you move?
Did you move?
Did you move? And how was it
It’s Nevada and it’s Dessert and hella sucks i would just stay in Cali hella sand and dust blowing round and hella hot
You forgot Boulder Highway Henderhole strip!
Oops! You forgot THEE most green area in the entire Las Vegas Valley. Lake Las Vegas.
Ed N oh you’re right! Truthfully Lake Las Vegas is so “far” out of town I never personally considered it to be part of Henderson. I didn’t know it was.
Is Lake Las Vegas a safe place to live?
Curious your thoughts on LLV- we’re moving there in a few months!
Can someone who makes 60- 65000 a year do okay financially in Henderson or Las Vegas in general. Thanks
Definitely. You could swing a 1 or 2 BR apartment easily. Even a rent a house if you'd want, I'd say rent is around 1k - 2k depending on what you want.
Nice video. Plus nice hair
I just moved here! You seem nice! Let’s hangout haha
HEY honey. I recently moved to Las Vegas and I'm documenting (Las Vegas Lifestyles Vlogs) my experience on my RUclips channel. Check out my channel
I got asked what Casino I lived at once.
It be like that sometimes
Interesting detail, Nevada means snowfall in Spanish.
Does it really?! That's so funny because it's the last thing you think of here. Along with that I've heard Las Vegas means "the meadows"
You have a cute personality. Can’t wait to see more videos about vegas
When I move there, will you be my guide ? :-)
I’m In Henderson too ! Wya tho lol
I missssss you!!!!!
Haha I mainly saw then separation of Henderson at night bs Henderson has more white street lights and las Vegas has more yellow tinted street lights
katscandance I never noticed that!! I’m gonna keep an eye out next time!
Me too...I live by the Vegas/Henderson dividing line of Sunset Rd. I think south of Sunset is Henderson and the other (north) side is Las Vegas.
@@unslientminority1063 It’s Sunset Road not Sunset St.

Thanks, that's my stupid auto correct that changed it.
Same
I'm from Chicago.
Did you end up moving?
@@ginamw23 yes I ended up moving to henderson. It's so hot here. Hotter than chicago heat
If you MeWe you are welcome to come ck out the "Henderson Nevada Locals Only" group.
Thinking about moving out there it will be my first time moving out and moving to another city I’m low key scared but thanks to you I’m less scared 😂❤️❤️❤️
Make sure you have a lot of money save up, otgher than that Henderson is a great place to live.
Drew EX thanks
What are your favorite places to eat off the Vegas strip?
And when I finally did get a job (after 6 years) it was for a $12/hr dead end job that had no advancement possibility(which I was actually thankful for).
this lady is cute as heck. on another note what industry are you employed in because i heard there are few jobs out there outside of hospitality
I just started working here but from California. This place is really clean & new... Really good restaurants but I need to explore more... Everything seems chill & cost of living is lower than California.
👍
you have an adorable dog.

💚
You're gorgeous! I'm probably going to wait another year or so. Save up some money and then head out that way. No idea at the moment but with remote work being the trend I'm tempted to get to a state with no state income tax and low property tax, tbh. Being from CT I was going to get on you about the pizza statement but I'll let it slide because your bomb dot com statement was awkward enough XD :P
You look great.🍺
You are really cute. Booshy is good....Lol :) Close to a bowling alley would be nice and close to either of the Encompass Health Hospitals. Thanks Girl.
