Having lived in Lone Mountain for nearly 10 years before moving to Summerlin South, the reason it is so cheap is that it is not a master plan and if you are in the Rural Preservation Estate area which I lived, you get a max 2 homes per acre. That is great! What is not so great is that you have a mishmash of homes, many are dumps, literally as many homes are on several acres and the owners apparently run businesses out of their properties with the amount of equipment, truck trailers, heavy equipment and shipping containers and other junk. You don't want to live next to that. Also, noise from Nellis is a major issue during exercises. I live in Summerlin South which is outside the city and in the county. Western Summerlin will be a construction zone for the next 15 years. Do you want to deal with that? Probably not. Buy a resale in Red Rock Country like I did, and then essentially tear the house down and in this case literally down to the studs and replaced all the wiring, plumbing, HVAC, everything. It is a brand new house and better than what was originally built. No construction around us since the area is built out. Nothing behind the house besides a golf course, and a mountain. In a new home community, you don't know who your neighbors will be and you don't know want will be built nearby like a Target shopping center behind your home for example. Due diligence is important, wherever you buy in Las Vegas as there is no real good part of town, the west is better just say away from section roads and check air traffic patterns in the area especially around Harry Reid. For me, being away from a casino is an advantage, we do have Red Rock nearby but went in there once about 15 years ago. The casino gets old quick and it is a toxic experience in every way. Stay away from those places and no, I am not some old prude just smart enough to stay away from a toxic environment.
i bought in lone mountain and so true, it is a nice neighborhood with huge amounts of land per house, lots of potential. but alot of people do not throw stuff away and just hoard junk. i had to remove 5 dumpsters worth, off my property. the neighborhood is definitely improving though. lots of million dollar homes with nice layouts modern and old
@@adamsauer6516Was just at Lone Mountain equestrian trail to meet friends and go around it a time or two. Had not been up there in a while and amazing how much construction of homes and trenching up roads that have been recently widened. I don't know why people are building large multi million dollar homes up there agains open land that could be poorly developed and or overlooking dumpy properties with shipping containers, trucks, vehicles, assorted junk and disorganization. It is even more noticeable now. But at least, as they always say, more for your dollar up there for a reason. I don't regret my move to Summerlin. Also, noticed a lot of junky cars parked and driving through. With the widening of Lone Mountain and Ann Roads, those two are now major roadways for through traffic. So much for the quiet rural lifestyle. Another notable aspect is the increased air traffic in/out of North Las Vegas Airport since the FAA recently changed the flight paths. Don't be surprised if some Sunday flyer crashes into someones home. Only a matter of time.

You totally missed the Best One of the All.............DESERT SHORES..............WOW...!!...?? We have in Desert Shores for over 32 years and Love it!! More and Better Lakes than "The Lakes" a stone bridge, paddle boats, sandy beached swimming lagoon with lifeguards, fishing sail boating, lots of wild life, geese, duck, rabbits. Clean and neat with a security patrol, mature large trees align all the main streets providing beauty shade and atmosphere. Not to mention the central business section with great waterfront restaurants, a bar and even a synagogue and much more.

We moved to Desert Shores 3 years ago and absolutely love it! We try to get to the lagoon at least a couple of times a week when it's open. We love watching the ducks and geese grow up every year, and we appreciate how close it is to the highways. And there are at least 3 major casinos within 10 minutes... We park at Santa Fe to take the shuttle to VGK games!

Interesting... I now know a bit more about why I'd prefer Southern Arizona over Clark County, NV, at least in terms of being able to find communities which are not master planned, and without HOAs.
the video was very nice.. but when you presented the lakes you showed pictures of desert shores where i live.. desert shores is the one with restaurants by the lake…
All good neighborhoods….for people who want to live in the suburbs or a high rise. I would love to see you do a video on actual Las Vegas neighborhoods. There are many great ones like Paradise Palms you did mention. Scotch 80’s, McNeil Estates, Rancho Bel Air, Rancho Circle, Nevada Estates, Alta area, etc. These neighborhoods are from a time when homes were put on 1/4, 1/3 and 1/2+ acres…and not the postage size lots of today. The homes are all custom instead of 3 different HOA models in every neighborhood. Mature landscaping so you don’t even feel like you are in a desert. There are beautiful neighborhoods that you can drive around and see the actual front of the houses, while others are in guard gated communities if you want a more security. Lastly….these neighborhoods are minutes from the Strip, downtown and airport. As Las Vegas grows & continues to sprawl…traffic will play a role if you want to come in for a VGK game, A’s game, NBA game, Raiders, concert, fine dining, show and let’s not forget where you work….where you live matters. The days of “everything is just 20 minutes away” are gone.

Nice presentation. I grew up in Las Vegas many years ago but left in 1966. So long ago that none of those communities existed when I was young. Sadly I visited Las Vegas about 4years ago as my dad lives in Boulder City. I mostly grew up in the Twin Lakes area off Washington Boulevard, then we moved near the Hyde Park area were my parents built a new home. I went to several schools while living there, Red Rock & Twin Lakes elementary, Hyde Park and Gibson Jr High and then to Clark High School. Visiting Las Vegas was a little sad for me because the town I grew up in no longer exists. I will always remember Vegas but so much has changed that to me it’s almost unrecognizable. Enjoyed your presentation thanks .

Coming from the Midwest and living in several Rust Belt cities, I don’t like living here at all. I moved here for work in 2021 and hoped it would grow on me, but it hasn’t. There are no true walkable neighborhoods; and anyone that says Summerlin or Green Valley Ranch are walkable neighborhoods don’t actually know what a walkable neighborhood is. There is no sense of community. Everything is so spread out. Californians are pricing people out of the few decent neighborhoods. In cities like Chicago and Detroit, there are harsh winters and pockets of areas with very bad crime, but there are several different neighborhoods all with their own feel/vibe where you assimilate to their community identity and get to know everyone. You can walk literally everywhere you ever need to go. I’m trying to move out of here…BUT, in the event I have to stay, this video was informative on some areas that may make my living here more palatable if I get stuck here. Good information.

Kaori, I just watched your video all the way through. And you’re right! I haven’t heard of many of these communities ( except Summerlin) . I love the Mid Century Modern style. Are there any rentals in Paradise Palms? I’d like to rent there for 12 months, to get a realistic feel of the community and it’s surrounding areas. Kids are in the mix as well.

These are all just in the west valley mainly. Other great places include Lake Las Vegas, Henderson, Anthem, Boulder City, Painted Desert, and The Anne Road corridor. Anything west of I-11 (was Hiway 95) is good.
Very good info about these neighborhoods. I am curious to know average home prices trending now in these places after 1 year of this video posted. I am currently living in San Francisco and exploring other cities, States to move to in few years. How neutral are people in these places regards to political parties, hence reason to get out of SF Bay Area. No joke~

It's mid century modern. Paradise Palms is the only neighborhood you mentioned that's not packed with cookie cutter small lot Spanish tile adorned HOAs homes. So many other areas in Paradise, Winchester, and Las Vegas proper where you can get 1/4 to even 1 acre of land with real character.

Spring Mountain is where you can find all things Asian with supermarkets like 99 Ranch & Greenland. Fun fact: There are two Japanese supermarkets in town called Japan Creek in Henderson and Nakata Market in the northwest 🇯🇵

Summerlin and others referred to here are indeed great locations. I am always amazed that the Aliante area is consistently overlooked. I love living here and most have no idea how it is growing with many amenities!
I am familiar with Summerlin, and have also lived by the District, and I prefer the District. I would love to know the differences you have observed, because not having actually lived in Summerlin I may have missed something and would love to see it through different eyes because we are looking to buy again.

Southwest near Durango and Sunset. Near the IKEA. Great area, newly built Uncommons (high end restaurants, Urth Cafe), The Bend being built now, and the new Durango Casino…that entire area is going to be very modern and hip. Technically South Summerlin. I bought my house there back in 2016 for only 260k it’s doubled in value since and keeps going up. Look into that area as well.

Nice, but you can't do much outdoors 4 months out of the year cause of the intense heat. It's cheap for a reason. Plus, it has many private schools cause of many low rated public schools.

I have never heard of these communities. You normally hear about Summerlin and Henderson. As a person who is considering moving to Nevada, this video was quite eye opening. I did a site visit to Henderson last year and was planning another trip this year to visit Summerlin but I dont think Summerlin is for me.

Not really great analogy ! Not mentioning Henderson is a blooper Henderson is a great place to live. We have great schools and it’s definitely safer than living in Las Vegas. I think you need to re-check your facts.

Silverrado Ranch is ok - its very CENTRAL but schools are MEH and roads are too busy and unsafe - for almost the same price 7 HILLS blows it away in all areas - great views, schools and easier access imo
Interesting - totally missed Henderson - rated one of the best and safest cities in the country - considered one of the best city park systems and great schools and some very nice neighborhoods - people are seriously missing out if they just take your advice and do not consider Henderson.

Depends on the size of your unit, but yes, higher HOA dues than other neigborhoods. However, I have buyers relocating from expensive cities like Oahu, New York, and LA and their HOA dues are higher than $1k-$2k+ per month!
Can someone tell me if there are raccoons and squirrels in those neighborhoods? I want to live in a town where there are raccoons and squirrels and crows too.

A bit remote, but for $550k, in a sf home, you get the most for your money in new build with good schools and neighborhood feel too. What do you think?
Las Vegas got so busy, more people more traffic and expensive also schools are sooooo bad here. Unfriendly, rude people. To many drunk or drug drivers. Unsafe road. I don't understand why making too many houses when they are short of water. Anyway, it's time for us to move out from Vegas.
Thanks for your feedback. I'm experiencing the opposite. So many people are relocating here because you can have an affordable lifestyle, affordable homes, less traffic, and no state income!

You totally missed the Best One of the All.............DESERT SHORES..............WOW...!!...?? We have in Desert Shores for over 32 years and Love it!! More and Better Lakes than "The Lakes" a stone bridge, paddle boats, sandy beached swimming lagoon with lifeguards, fishing sail boating, lots of wild life, geese, duck, rabbits. Clean and neat with a security patrol, mature large trees align all the main streets providing beauty shade and atmosphere. Not to mention the central business section with great waterfront restaurants, a bar and even a synagogue and much more.

We moved to Desert Shores 3 years ago and absolutely love it! We try to get to the lagoon at least a couple of times a week when it's open. We love watching the ducks and geese grow up every year, and we appreciate how close it is to the highways. And there are at least 3 major casinos within 10 minutes... We park at Santa Fe to take the shuttle to VGK games!

All good neighborhoods….for people who want to live in the suburbs or a high rise. I would love to see you do a video on actual Las Vegas neighborhoods. There are many great ones like Paradise Palms you did mention. Scotch 80’s, McNeil Estates, Rancho Bel Air, Rancho Circle, Nevada Estates, Alta area, etc. These neighborhoods are from a time when homes were put on 1/4, 1/3 and 1/2+ acres…and not the postage size lots of today. The homes are all custom instead of 3 different HOA models in every neighborhood. Mature landscaping so you don’t even feel like you are in a desert. There are beautiful neighborhoods that you can drive around and see the actual front of the houses, while others are in guard gated communities if you want a more security. Lastly….these neighborhoods are minutes from the Strip, downtown and airport. As Las Vegas grows & continues to sprawl…traffic will play a role if you want to come in for a VGK game, A’s game, NBA game, Raiders, concert, fine dining, show and let’s not forget where you work….where you live matters. The days of “everything is just 20 minutes away” are gone.

Nice presentation. I grew up in Las Vegas many years ago but left in 1966. So long ago that none of those communities existed when I was young. Sadly I visited Las Vegas about 4years ago as my dad lives in Boulder City. I mostly grew up in the Twin Lakes area off Washington Boulevard, then we moved near the Hyde Park area were my parents built a new home. I went to several schools while living there, Red Rock & Twin Lakes elementary, Hyde Park and Gibson Jr High and then to Clark High School.
Visiting Las Vegas was a little sad for me because the town I grew up in no longer exists. I will always remember Vegas but so much has changed that to me it’s almost unrecognizable. Enjoyed your presentation thanks .

Coming from the Midwest and living in several Rust Belt cities, I don’t like living here at all. I moved here for work in 2021 and hoped it would grow on me, but it hasn’t. There are no true walkable neighborhoods; and anyone that says Summerlin or Green Valley Ranch are walkable neighborhoods don’t actually know what a walkable neighborhood is. There is no sense of community. Everything is so spread out. Californians are pricing people out of the few decent neighborhoods.
In cities like Chicago and Detroit, there are harsh winters and pockets of areas with very bad crime, but there are several different neighborhoods all with their own feel/vibe where you assimilate to their community identity and get to know everyone. You can walk literally everywhere you ever need to go.
I’m trying to move out of here…BUT, in the event I have to stay, this video was informative on some areas that may make my living here more palatable if I get stuck here. Good information.

These are all just in the west valley mainly. Other great places include Lake Las Vegas, Henderson, Anthem, Boulder City, Painted Desert, and The Anne Road corridor. Anything west of I-11 (was Hiway 95) is good.

It's mid century modern. Paradise Palms is the only neighborhood you mentioned that's not packed with cookie cutter small lot Spanish tile adorned HOAs homes. So many other areas in Paradise, Winchester, and Las Vegas proper where you can get 1/4 to even 1 acre of land with real character.

Southwest near Durango and Sunset. Near the IKEA. Great area, newly built Uncommons (high end restaurants, Urth Cafe), The Bend being built now, and the new Durango Casino…that entire area is going to be very modern and hip. Technically South Summerlin. I bought my house there back in 2016 for only 260k it’s doubled in value since and keeps going up. Look into that area as well.

Nice, but you can't do much outdoors 4 months out of the year cause of the intense heat. It's cheap for a reason. Plus, it has many private schools cause of many low rated public schools.

I have never heard of these communities. You normally hear about Summerlin and Henderson. As a person who is considering moving to Nevada, this video was quite eye opening. I did a site visit to Henderson last year and was planning another trip this year to visit Summerlin but I dont think Summerlin is for me.

7 Hills and Anthem are the BEST IMO - best schools - close to STRIP - close to LVAC and Mc Carran

I am wondering if the desert shore in Las Vegas is stand alone community or it’s considered a part of summerlin.
It's not within the Summerlin Master Planned community. It's a separate neighborhood.

You're right, living in an HOA means rules and regulations!
Silverrado Ranch is ok - its very CENTRAL but schools are MEH and roads are too busy and unsafe - for almost the same price 7 HILLS blows it away in all areas - great views, schools and easier access imo
Hi Jeff, I agree with you. Location is great, but don't feel too residential with all the commercial plazas!
Interesting - totally missed Henderson - rated one of the best and safest cities in the country - considered one of the best city park systems and great schools and some very nice neighborhoods - people are seriously missing out if they just take your advice and do not consider Henderson.

Those high rises on the strip have $800 or more per month HOA dues.
Depends on the size of your unit, but yes, higher HOA dues than other neigborhoods. However, I have buyers relocating from expensive cities like Oahu, New York, and LA and their HOA dues are higher than $1k-$2k+ per month!

These areas are all too far from the Airport - before I was flying alot so being close to Mc Carran was a lifesaver
A lot of my buyers travel for work or pleasure so being close to the airport is key 🔐

A bit remote, but for $550k, in a sf home, you get the most for your money in new build with good schools and neighborhood feel too. What do you think?

Las Vegas got so busy, more people more traffic and expensive also schools are sooooo bad here. Unfriendly, rude people. To many drunk or drug drivers. Unsafe road. I don't understand why making too many houses when they are short of water. Anyway, it's time for us to move out from Vegas.
Thanks for your feedback. I'm experiencing the opposite. So many people are relocating here because you can have an affordable lifestyle, affordable homes, less traffic, and no state income!
