Good video. My wife and I chose Henderson, specifically what they're now calling West Henderson, as it is quite similar to the community we came from in the Los Angeles area, but without the $100K premium you pay for Summerlin (same new build house from the same builder was roughly $100K more in Summerlin, at least it was back when we moved here in 2018). So, for less money, you get a house in West Henderson, you avoid the traffic congestion around Summerlin (though it's still not a patch on LA traffic), and you don't have to drive through somewhat sketchy areas from The Strip to your home, if you work there, which my wife does (in West Henderson, just hop on I-15 [or the 215] and you're at The Strip or the Airport, whereas if you live in Summerlin, you may have to go through some old Vegas neighborhoods, and the less desirable denizens who inhabit those streets as one goes east towards The Strip, or west heading back home, or you're commuting in slower freeway traffic than what you'd hit on the 15). Personally, I don't like living in "enclave" areas, where you have to travel through questionable areas to get to your "safe" community; and in West Henderson, basically south of St. Rose Parkway, there's no bad area to drive through or worry about, and it's very quiet. Pro tip(s): As mentioned, there are a lot of parks, and each new build community usually has several. Some come with basketball courts and dog parks. Unless you're a lover of the sounds of basketballs bouncing, loud hip-hop music, shouting, and swearing, avoid living anywhere near the part of the park that has the basketball court, and avoid the dog park section, unless you love the sound of barking dogs.
My only real issue with Henderson is how long it "can" take to get on the highway depending on where in Hendo you are. It can get annoying if you're too far off the highway trying to get to one. Other than that, it's great.
Hederson's better. There's more to do in Henderson than in Summerlin. Everything u need in Henderson is walking distance. U can pretty much get anywhere in Henderson pretty quick. & u got the Lake near by too. The best place to live in Henderson is The Green Valley area/ Horizon ridge starting at McCollough hills. Its upscale neighborhood & For millionaires it has Mcdonald ranch. Its just a really nice area. Safe too.
The difference between Summerlin vs Henderson is in the summer one is living in the desert and the other one is like living on the sun. You get shade from the mountains in the summer 1 hour before Henderson at sunset. Temperature difference is 10-15 degrees.
My 8 yr old daughter’s dad has lived in Las Vegas for about 3 yrs now. Circumstances as they are, we are now needing to move there with him this summer. With both myself & my daughter being born & raised in southern Mississippi this is not a move I am looking forward to making. We have traveled to Vegas many times now in the last 3 yrs & are somewhat familiar with the area, but it is not home. The desert landscape absolutely has a breathtaking beauty all its own; however, it isn’t the miles upon miles of lush green land we are used to. Not to mention the outside country space we have here as opposed to homes that are right on top of each other. Here my daughter can simply go outside & play for hrs at a time climbing trees, riding her bike, or playing on the merry-go-round that we have while I cook supper, or do other house hold chores. The rental her dad currently lives in, there is no backyard & the driveway is so tiny you can’t even comfortably open your vehicle doors to get in & out. His truck doesn’t even fit in the garage (& it’s not a big truck). We’re used to seeing the country, having privacy, & space to spread out. This move is out of necessity & im so nervous about it all. I just wish we could find a more open space. Something with some kind of backyard & natural light inside the home. Something with character & personality. Everything there seems to all look the same. Most all the homes I’ve seen are built basically the exact same way with the exact same color scheme of the desert landscape. Therefore, everything just seems to all blend in together. I just wish we could find something affordable that’s a more ideal living space for us that might make this transition a little less heartbreaking. We are moving away from our home, our family, everything & everyone we’ve ever known & love!! I want my daughter to be happy, go to a good school, & thrive. Right now I fear we’ll feel suffocated.

Please keep preaching Summerlin and Henderson! Those of us who live central would appreciate Scotch 80, McNeil Estates, Artisan Heights, Pinto Palomino, plus some of the more affordable adjacent neighborhoods in the general Medical District area remain a "best kept secret". We hate being 4 minutes from Arts District, 5 minutes from Smith Center, 10 minutes from The Strip. We who live "old school Vegas" have over 200 restaurants of ALL ethnicities (many mom and pop) within 10 minutes of us. And, none of our friends anywhere in the Valley are too far to visit. Because, no part of the Valley is over 30 minutes from us (tops). Let alone this area still is the true core of power in Las Vegas. But shhhoossshh.... Don't tell anyone.
My complaint with Henderson is the lack of good restaurants and high-end shopping malls. I feel like everywhere that's worth going is a really far drive away. Gotta go west to find any good restaurants or to buy clothes.
Lived in Henderson for eight years great for people with kids. I've lived in Summerlin for 12 years and love it! You have so much entertainment and outdoor activities. Downtown Summerlin with shops and restaurants. Never a dull moment.
Working in a high school.. if I was to continue the profession I feel like I would like to work in Henderson but Summerlin or nearby fits my vibe lol from red rock to all the trails lol I’ve already started the process of reaching out to you and your team so we shall see 🤞🏾

We moved to Henderson about a year ago to avoid state tax after retirement, and that is the ONLY thing I love about living here. Everything else is a daily struggle and adjustment.
Love your presentation. I've thought about moving to Las Vegas, but I have limited financial resources. I own my own home in Massachusetts (passed on to me by my Dad), am retired, single, with no children (or wife/gf for that matter) and having to take care of a property on my own (with a tenant in the back appt) is going to get to be too much for me to handle. And even though I've lived in this state my entire life, I absolutely hate the cold temperatures and that 4-letter word (snow) that we deal with 5 months a year. Las Vegas is where it's at for me. Hey @Rick, I appreciate you taking the time to view this video and post a question. Years ago (like 2019 or something like that), I remember Las Vegas having a rep of having one of the worst healthcare in the US. But our city is always finding ways to improve lifestyle, entertainment and activities for our locals. While I will say there are still areas where we can/should improve, you are still able to get sufficient healthcare. And I believe we'll just continue to just get better.
True, we haven't scored well when it comes to education. But it's a good thing we have options in education from homeschooling, magnets schools and more.
Henderson seems to have less "din" from the motorways, compared to Summerlin. Though I would like to visit one day, I might be too fair-skinned for the desert. Still, I dig the Sergio Lieone vibe ... and the pretty gals.

If you're shopping the 89052 zip code stay away from homes on the Northside of Saint Rose Parkway. Its Silverado Ranch adjacent and their tends to be more sketchy individuals in that area. Best advice buy away from public transit lines.
As a current NorCal resident…my husband and I want to retire in Vegas (we have a few years to go). We’re interested in both of these areas. Looking at the landscapes in this video, are scorpions a problem in summerlin? How are the schools? I haven’t heard good things about the school system.

Special assessments are separate and do not apply to the entire valley. They are dependent on different areas and builder agreements with the government.

@@zerotogem It's cheap for a reason. However, newer areas of NLV are not that bad but still cheaper because they suffer from the stigma of being in NLV and they are far away from everything.

I have a friend who runs Glitch Fitness (youth fitness) and I think they have had a hard time with getting it going but are now feeling a little more momentum. I grew up in the sunrise manor area since the early 90s. It was a nice area back in the day. However now the problem with that area is the crime has increased drastically.
People say that summetlin is nice and that it’s upscale. It’s average with the exception of the Tivoli. There is absolutely nothing in Henderson besides the place called the district which is just average at best. They say it’s upscale because it has a small Whole Foods. The hotel there is nice but not for locals it’s for tourists that have never been to NV.

If your moving here from Los Angeles. Weather in summer is horrible. Your auto insurance will be higher. Everyone drives drunk or under the influence of something. People get run over everyday. The schools are horrible. Health care is the worst. But in my experience people are nice. Grocery stores are amazing. Traffic is light. The strip is for tourists who don’t mind being over charged.

I moved to Las Vegas from Calabasas (L.A.) to escape constant wildfire threats, and high taxes. Locals in Las Vegas all RAVED about Summerlin, and Henderson, saying they were definitively the HIGHLIGHTS of the valley. I was interested to check them out. I went EVERYWHERE! Shopping mall areas, side streets with shops, main areas with supposedly “upscale” shops, and restaurants……WHERE ARE THEY?!? The Summerlin outdoor walking mall area has stores I’d find in an “average” L.A. mall from the 1990’s, with bad chain restaurants (Frankie’s bar/ grill is just ok, an exception), the area down the street (strip mall) where Pottery Barn, and Williams Sonoma (both VERY SMALL locations), has two decent restaurants. Henderson had NOTHING. I checked EVERYWHERE!! I did like Tivoli, and the Leone Cafe was EXCELLENT, and there was a few (like 2) decent shops, a nice photographic gallery. Tivoli had a few nice restaurants for dinner, but it looked like the stores (if there were ever any decent ones) closed during the Pandemic?! …..The Restoration Hardware was nice. Outside of Summerlin, and Henderson the “Chinatown” area has excellent restaurants. What am I missing?!? I’ve looked EVERYWHERE! Where are these “great” parts of Summerlin, and Henderson?!? (I’m not talking about upscale housing, I’m talking about upscale shopping, and dining). This all reminds me of visiting Barstow, California once, and asking locals where a decent place to eat was. They all SWORE about how great a few places were…..they were both awful!! But if you’re stuck in Barstow all the time, I guess they are “great”?!?! Nothing to compare them too!! 🤷🏼♂️🤷🏼♂️🤷🏼♂️🤷🏼♂️. ……Needless to say, I now live in Las Vegas, and now drive to Malibu, Calabasas, and Westlake Village A LOT!!!
I think they put all the high end shopping for vegas only on the strip to attract the visitors but also get the locals from Henderson and Summerlin to the strip.
@robertsanchez9972 I know where EVERY high end store is on the Strip. Crystals mall, Bellagio, Wynn, Encore, Forum shops at Caesar’s. I’ve been to them ALL….a hundred times. My comment was about Summerlin, and Henderson, and the Las Vegas valley. I don’t expect a Gucci, or Chanel store in those places, but the LACK of boutiques (family owned), mom and pop stores, individual, unique, different stores, and restaurants is very apparent. There’s NOTHING but Costco, In-N-Out burger, Home Depot, Home Goods, etc. it’s ALL chain stores…..EVERYWHERE.
@robertsanchez9972 Calabasas DOES have a mall, MUCH BETTER than that Summerlin, outdoor mall with 1990’s era chain stores. The Calabasas Commons has high end boutiques (Feature) for example, and smaller, family owned restaurants (LA LA Land). ……know what you’re talking about before you start typing.
Can we str properties in summerlin or just 30 days or more? Im interested in buying something in summerlin to live there 6 months to designate residency in NV and then live elsewhere the other six months and rent out the summerlin property. Thoughts?
STR in Summerlin is a no go as most the HOA won’t allow it BUT longer term rental (31 days or more) for people who need to stay a little longer can still marketed on airbnb and such. @@LasVegasGal Well, the "sorry" is more of an expression to politely start the disagreement statement 😄 Some of my reasons why I prefer Summerlin over Henderson come from various points of views. One of them is that Henderson tends to lean "conservative" politically and Summerlin seems to lean "liberal". I am an independent thinker but I do tend to lean left most of the time. My other reason is the aesthetics, I agree with you in this, Summerlin is designed in a way that you think you are somewhere else other than Vegas. Henderson to me is dull and brown just like the desert we are surrounded with. The Strip (including downtown) and Summerlin seem to be the difference just based on design. Everything seems to be further apart in Henderson too. The streets seem wider and then you add that it is a suburb 😬 Then, if I guide myself by vibes and energy, there's something in Summerlin that makes me feel good when I visit. The environment, the people idk, I just feel good when I am there. Henderson in the other hand, gives me negative vibes, idk why. I have never been treated badly by anyone but I just can't feel comfortable when I visit.

Please keep preaching Summerlin and Henderson! Those of us who live central would appreciate Scotch 80, McNeil Estates, Artisan Heights, Pinto Palomino, plus some of the more affordable adjacent neighborhoods in the general Medical District area remain a "best kept secret".
We hate being 4 minutes from Arts District, 5 minutes from Smith Center, 10 minutes from The Strip. We who live "old school Vegas" have over 200 restaurants of ALL ethnicities (many mom and pop) within 10 minutes of us. And, none of our friends anywhere in the Valley are too far to visit. Because, no part of the Valley is over 30 minutes from us (tops).
Let alone this area still is the true core of power in Las Vegas.
But shhhoossshh.... Don't tell anyone.

My complaint with Henderson is the lack of good restaurants and high-end shopping malls. I feel like everywhere that's worth going is a really far drive away. Gotta go west to find any good restaurants or to buy clothes.
Both locations sound great. Summerlin is probably what I'm going for, but I have a year to truly decide.

Lived in Henderson for eight years great for people with kids. I've lived in Summerlin for 12 years and love it! You have so much entertainment and outdoor activities. Downtown Summerlin with shops and restaurants. Never a dull moment.

We moved to Henderson about a year ago to avoid state tax after retirement, and that is the ONLY thing I love about living here. Everything else is a daily struggle and adjustment.

Love your presentation. I've thought about moving to Las Vegas, but I have limited financial resources. I own my own home in Massachusetts (passed on to me by my Dad), am retired, single, with no children (or wife/gf for that matter) and having to take care of a property on my own (with a tenant in the back appt) is going to get to be too much for me to handle. And even though I've lived in this state my entire life, I absolutely hate the cold temperatures and that 4-letter word (snow) that we deal with 5 months a year. Las Vegas is where it's at for me. But I really have no clue as to what is involved in the process of moving and where to live. Maybe you're the one that can help!

Hey @Rick, I appreciate you taking the time to view this video and post a question. Years ago (like 2019 or something like that), I remember Las Vegas having a rep of having one of the worst healthcare in the US. But our city is always finding ways to improve lifestyle, entertainment and activities for our locals. While I will say there are still areas where we can/should improve, you are still able to get sufficient healthcare. And I believe we'll just continue to just get better.
Recheck the schools they actually are some of the worst in the country just staying
True, we haven't scored well when it comes to education. But it's a good thing we have options in education from homeschooling, magnets schools and more.
Henderson seems to have less "din" from the motorways, compared to Summerlin. Though I would like to visit one day, I might be too fair-skinned for the desert. Still, I dig the Sergio Lieone vibe ... and the pretty gals.

If you're shopping the 89052 zip code stay away from homes on the Northside of Saint Rose Parkway. Its Silverado Ranch adjacent and their tends to be more sketchy individuals in that area. Best advice buy away from public transit lines.

North Las Vegas is a very large city and has lots of experiences throughout the vast area that it covers. There is a lot of really great development in the Tule Springs area! Hey there! I do hope your plans in moving here will totally happen. Even if the people you are working with want you to work with one of their realtors, remember that it is always your choice. As long as you are happy and can trust the people/realtor you are working with...that is the most important thing. Just make sure that the realtor you're speaking with is asking the right kind of questions before working with them.

Thanks for watching! Property taxes are the same all over town, and they are based on the assessed value at the time of sale. New homes will pay higher than older homes. Special assessments are separate and do not apply to the entire valley. They are dependent on different areas and builder agreements with the government.

I believe Henderson has a little over 50, but yes, it is a big difference when compared to Summerlin.

hi @edates10, Sunrise Manor is lovely. It's a quiet neighborhood and it is still part of Las Vegas. It's actually considered an "unincorporated town"
I grew up in the sunrise manor area since the early 90s. It was a nice area back in the day. However now the problem with that area is the crime has increased drastically.

People say that summetlin is nice and that it’s upscale. It’s average with the exception of the Tivoli. There is absolutely nothing in Henderson besides the place called the district which is just average at best. They say it’s upscale because it has a small Whole Foods. The hotel there is nice but not for locals it’s for tourists that have never been to NV.

Summerlin is way better.
If your moving here from Los Angeles. Weather in summer is horrible. Your auto insurance will be higher. Everyone drives drunk or under the influence of something. People get run over everyday. The schools are horrible. Health care is the worst. But in my experience people are nice. Grocery stores are amazing. Traffic is light. The strip is for tourists who don’t mind being over charged.

But Las Vegas does get HOT...we have that dry heat kind of weather, so you'd have to really prepare yourself for that experience. I moved to Las Vegas from Calabasas (L.A.) to escape constant wildfire threats, and high taxes. Locals in Las Vegas all RAVED about Summerlin, and Henderson, saying they were definitively the HIGHLIGHTS of the valley. I was interested to check them out. I went EVERYWHERE! Shopping mall areas, side streets with shops, main areas with supposedly “upscale” shops, and restaurants……WHERE ARE THEY?!? The Summerlin outdoor walking mall area has stores I’d find in an “average” L.A. mall from the 1990’s, with bad chain restaurants (Frankie’s bar/ grill is just ok, an exception), the area down the street (strip mall) where Pottery Barn, and Williams Sonoma (both VERY SMALL locations), has two decent restaurants. Henderson had NOTHING. I checked EVERYWHERE!! I did like Tivoli, and the Leone Cafe was EXCELLENT, and there was a few (like 2) decent shops, a nice photographic gallery. Tivoli had a few nice restaurants for dinner, but it looked like the stores (if there were ever any decent ones) closed during the Pandemic?! …..The Restoration Hardware was nice. Outside of Summerlin, and Henderson the “Chinatown” area has excellent restaurants. What am I missing?!? I’ve looked EVERYWHERE! Where are these “great” parts of Summerlin, and Henderson?!? (I’m not talking about upscale housing, I’m talking about upscale shopping, and dining). This all reminds me of visiting Barstow, California once, and asking locals where a decent place to eat was. They all SWORE about how great a few places were…..they were both awful!! But if you’re stuck in Barstow all the time, I guess they are “great”?!?! Nothing to compare them too!! 🤷🏼♂️🤷🏼♂️🤷🏼♂️🤷🏼♂️. ……Needless to say, I now live in Las Vegas, and now drive to Malibu, Calabasas, and Westlake Village A LOT!!!

I think they put all the high end shopping for vegas only on the strip to attract the visitors but also get the locals from Henderson and Summerlin to the strip.
Why go all the way to CA, just go to the strip!! All the high end stores there!!

@robertsanchez9972 I know where EVERY high end store is on the Strip. Crystals mall, Bellagio, Wynn, Encore, Forum shops at Caesar’s. I’ve been to them ALL….a hundred times. My comment was about Summerlin, and Henderson, and the Las Vegas valley. I don’t expect a Gucci, or Chanel store in those places, but the LACK of boutiques (family owned), mom and pop stores, individual, unique, different stores, and restaurants is very apparent. There’s NOTHING but Costco, In-N-Out burger, Home Depot, Home Goods, etc. it’s ALL chain stores…..EVERYWHERE.
@robertsanchez9972 Calabasas DOES have a mall, MUCH BETTER than that Summerlin, outdoor mall with 1990’s era chain stores. The Calabasas Commons has high end boutiques (Feature) for example, and smaller, family owned restaurants (LA LA Land). ……know what you’re talking about before you start typing.

STR in Summerlin is a no go as most the HOA won’t allow it BUT longer term rental (31 days or more) for people who need to stay a little longer can still marketed on airbnb and such. Some of my reasons why I prefer Summerlin over Henderson come from various points of views. One of them is that Henderson tends to lean "conservative" politically and Summerlin seems to lean "liberal". I am an independent thinker but I do tend to lean left most of the time.
My other reason is the aesthetics, I agree with you in this, Summerlin is designed in a way that you think you are somewhere else other than Vegas. Henderson to me is dull and brown just like the desert we are surrounded with. The Strip (including downtown) and Summerlin seem to be the difference just based on design.
Everything seems to be further apart in Henderson too. The streets seem wider and then you add that it is a suburb 😬
Then, if I guide myself by vibes and energy, there's something in Summerlin that makes me feel good when I visit. The environment, the people idk, I just feel good when I am there. Henderson in the other hand, gives me negative vibes, idk why. I have never been treated badly by anyone but I just can't feel comfortable when I visit.
