Is there a "better" area of Summerlin versus a "not so desirable" area, or is there elements of both everywhere? For example, is the south better than the north, or vice versa? Or west of certain street/freeway is good, east is bad, etc.?
It’s not actually part of Summerlin. It’s just right next to it so we all consider it Summerlin. Kinda like how Peccole Ranch is considered Summerlin but it’s not
It seems like Summerlin and the Vegas Valley in general is catching up to California in home prices. I heard Vegas will be at 3 million people by 2030 or somewhere around there. I really like the Vegas area but feel like we will be priced out by the time I retire in 2030.

yeah LV seems like an extremely vulnerable city when it comes to the economy, but it has some amazing properties that I'll never be able to afford. Don't like the lack of land either - 1/2 acre lots are fairly standard in rural NC for a fraction of the price, with rain and green, but I do like to visit LV

Yes, Tivoli Village, along with Rampart Commons and Boca Park, are outside of Summerlin. I'd call them sort of "Summerlin adjacent".

What? No. 😁 there are no fences around the parks and 200+ miles of trails.

Those are just tract homes on small lots with zero privacy. Not my type of home. It also gets hotter than hell there.
