I Love Bronzeville the Harlem of Chicago, IL. (southside)
I'm a second-generation Chicagoan who grew up on the Southside and moved to Uptown a year ago. LOVE the neighborhood right on the lake beaches, in between Andersonville and Boystown, and full of culture. I'm Puerto Rican, but I still wouldn't live in Humboldt Park as it gets better and worse at the same time.

Rogers Park is transit rich close to the lake with easy EXPRESS access to downtown Chicago and Evanston. Loyola AND northwestern sandwich the neighborhood It is ridiculously undervalued.

So the weather is definitely a con, but if we had more mild winters, we would have New York City pricing and even more people would want to move here, so it’s a nice trade-off
Wanted to look at Andersonville, but when I was condo hunting, nothing was available there… It seems like people never leave lol
For special assessments, I know sometimes they give you just a few months to come up with the money. Is there any protections preventing new home owners from moving in and immediately having to pay for something like a new roof? Also before buying can you ask how much reserves the building has or when the roof was replaced or if any upcoming special assessments are potentially slotted date wise? And do HOAs increase YoY like rent or is it atypical to see it increase? I feel like I heard HOAs in creasing because of chicago taxes and property "values".
Absolutely none of these neighborhoods are underrated. If you know you know.
If you're a bland white person from the greater midwest please don't go to Chicago. Ignore the alert that goes off in your head a few years after graduating college that tells you to go there. Chicago is all stocked up on you. Doesn't need you. Doesn't want you. Make where you are already better.
I moved to Chicago in 2021 and that first winter humbled me real fast. I hated it. Before the next winter I bought new boots, an LL Bean winter coat, a hat, and gloves (these items were more pricey than I would normally spend but they should last a LONG time). I've been fine ever since! You get used to it. The winters can feel long, but when it gets warm out and everyone emerges, it's such a great feeling. There's a ton that happens in the Spring / Summer / and even Fall in Chicago. Always something to do / see. You're correct about living close to the lake. It's one of the best parts of the city. As for crime, I do think the media blows it out of proportion.

I used to not like Chicago but after visiting other cities and living in different parts of the world, I’ve realized that Chicago is one of the US’ hidden secrets. It’s the taxes that’s only a pain, the radical woke majority doesn’t help either.
Cook county is the smartest choice, zero crime, best schools makes houses skyrocket it will always be awesome therefore expensive

What? Cook County has the highest crime of all the Chicago land counties. Maybe you meant the North Side but that is a very small % of Cook County.

Honestly, the south loop especially above Roosevelt and east of state just feels like the loop proper. lots of really neat old architecture, especially the Manhattan building. Love the 111 diner or whatever it’s called… We need more places like that.
Excellent video, I live in Lakeview and I think it’s heaven on earth. I live on one of the side streets between Broadway and Lakeshore, and it actually isn’t as loud as you might think. But certainly closer to Halsted, Clark it can get rowdy. Only cons I can think of, and these are very minor: The Broadway/Clark/Diversy intersection is a nightmare Narrow sidewalks with very slow walkers, love the people here, but you can tell those who aren’t native city dwellers by how slow they walk… I love the food variety, though I wish there were more high-end options. Lots of great casual spots, but it would be nice to have a few tasting menu places, or just more Michelin stars in the neighborhood. So glad I moved here, moved from the upper west side of Manhattan and much prefer Lakeview.

Chicago is way too cold 6 months out of the year. I can’t believe the Chicago Bears don’t have a Dome with the prices they charge. You can also be hanging out in a Starbucks or McDonalds downtown and it wouldn’t be weird to see a hobo or drifter digging through the garbage can inside the restaurant while you are eating. Best time is the summer when Cubs play at home and there is a festival or parade happening at the same time, but coincidentally that is when the crime ramps up also.

I have lived in the city and far south , west and northwest suburbs and I have always loved it. I live in Park Ridge but love Mount Prospect.
I work in CBD, live in the S Loop, ....quiet neighborhood is correct and much valued!!! So ez to catch the blue and get around for me....I FREAKIN LOVE IT!!!!!!

Looking at moving back to Chicago. Grew up in the South Burbs. Its been 15 yrs since really being back to Chicago longer than just hitting some old places. What neighbor hoods would you recommend for following wants 1- More Conservative area single Age 48+ 2- On the edge of the City - Easy Walking/Biking access/ Transpertation Access 3- Looking in $450-$550 range 4- Open Warehouse Concept - Industrial Style 2+ beds / 2+ bath 1250+ sqft 5- Decent views and surroundings 6- No over the top HOA's $500 or less 7- No basement Floors 2nd or higher 8- 1 Car Parking
The vast majority of people in Chicagoland live in suburbs, which range from very densely populated (more so than Chicago) to sprawling and spread out. The near west along BNSF line often rate tops due to schools, proximity to both airports, city and variety of houses, walkable towns, etc. Places like Western Springs, La Grange, Hinsdale and Clarendon Hills. Naperville is nice but super far away from city, airports, etc. Oak Park and River Forest have crazy high taxes, way more than others.
What are your thoughts on the HOA costs and the outlook moving forward?
