Honestly Blue Heron usually has more backyard privacy. Im assuming that happened because of the lots in McDonald Highlands.. Other then that Excellent home and tour. Thank you.

Nice except for the wet deck, since we are getting mosquitos, (such insects are attracted and grow with puddle like water so I personally would prefer keeping water works to pool-spa that can be fully covered and electronically controlled. Otherwise it’s a great modern design. Also Ascaya is much better done as a luxe guard gated community than MH, or Henderson is a lot of wasted spaces. Please also include all auxiliary maintenances such as HOA, any SID-LIDS, etc..etc…all Included and optional amenities thanks.
Hey Ava! I appreciate the feedback! Ascaya has done an incredible job with the look and feel of the community, the desert contemporary aesthetic is beautiful. For this particular home there are two HOA fees since it is double gated. Macdonald Highlands HOA fee is $330/Month, and the sub HOA is $89/Month. There are no SIDS/LIDS. The Membership for the country club at Dragon Ridge is separate and there varying costs depending on social or golf membership. Feel free to reach out to me for any other information😁🙌

I’m glad you enjoyed the home! It is on the smaller side relative to others in the Dragon’s Reserve portion of MacDonald Highlands. The views from this home are what separates it from some of the others maybe in Dragon Rock that may have more square footage - also the fact that it’s single story🙌😁
Modern style is not the most comfortable or homey. But very dramatic. And nobody in Vegas does it better than Blue Heron. Unfortunately, this is a double-corner lot surrounded by streets, very little outdoor privacy - and not quite high enough; your view is of the houses below. With more houses to come! But for this lot I like what they did; they maximized what they had to develop. On the street below and a one property down is the BH VM001 showcase house. A modern masterpiece. And triple this price. That's quite a value spread.
Hey Bob! I appreciate the feedback! Yes there will be more homes in front, however they are height restricted so you will still have the Strip view. The home next door is $18.5M and you’re correct the $34M VM001 is a stones throw away. Not bad homes to be next too😉
Danny, all very nice but I see strip view blocking coming outta the ground @ 13:47, looks like one or even two more homes coming up and the one "closest to the edge" might be a better long term buy IF its views are (caveat emptor) not obstructed/never to be obstructed. Also, neighbors parking their garbage ass cars, trucks and SUV's right in front of my house with them seeing/viewing/ruling street frontage as "their free parking space for life, oh the neighbor won't mind", and what I mean by that is park and literally ABANDON said vehicles. Pretty soon the whole neighborhood is just that, "a hood/ghetto". Something I think ALL HOA's should strongly advise against doing to ALL new homeowners, Hey let's park in our garages as intended and/or our driveways, leave street parking for guests only but otherwise we keep our streets clean and clear of PARKED CARS up here!!!
Hey Alan! I appreciate your feedback! Yes there are some lots that will be built on, the strip view should not go away as they are restricted in height. The empty lot closest to the home will likely block some or all of the Dragon Spine view though. The lot at the edge is incredible, and does offer unobstructed views. As for parking the vehicles seen on the sides are from landscapers and guests. Luxury communities are strict with parking!

Hey John! Yes there is a street beneath the backyard area. Not a busy street by any means. It’s a double gated section of the community and only about 20-30 homes in the Dragons Reserve enclave.

Nice house but a tad bit low in sq footage.
You can find brand new $5 mil houses with more sq footage in the same area.
