I’m from Pearl City. Lived here all my life. Driving into town starts at Middle Street and ends at UH. I think Punchbowl is part of town, although it is Mauka of H1, so there’s gray area for how inland is Honolulu. But the core of “downtown” is Chinatown to Ala Moana in my opinion. Thanks for a great video!

I’ve lived here 10+ years (all in the Ala Moana area). Everyone I know in Town uses “Downtown” to refer only to the historic/business downtown area around Bishop Street… basically from 'Iolani Palace west. Usually to include Chinatown, possibly Iwilei.
The only people I’ve seen refer to Waikiki/Ala Moana/Ward as “downtown” are visitors, military families, and maybe some far Westside or North Shore people who think of any walkable area with city blocks as “downtown”.

Mauka, Makai, Diamond Head and Ewa is the best way to express directions on an island. Your orientation will be different depending on where your starting point is. But if you know where the mountain and ocean are in approximation to where you are, you’ll never get confused. “Town” is residential, shopping, schools, condos, businesses on the Ala Moana side of the island. Salt Lake to Hawaii Kai, loosely. When my relatives in Kailua say they’re coming into town, it could be Makiki, Downtown business district, Waikiki etc. So long as they cross over the Pali tunnel or H-3, they’re coming into “town.” Just discovered your channel. It’s great, succinct and filled with useful information. Keep up the great work!

I just put 500 miles on a rental car, drove the island for a week, checked everywhere, and decided to sign a lease in Hawaii Kai. I'm from the mainland and renting sight unseen is almost impossible so I had to book a flight/Airbnb to make that happen.
Honolulu isn't my favorite spot on the island but Hawaii Kai has good schools and Waikiki is very underrated and fun. We're moving at the end of Oct. 2.5 years in the works, 7 years of dreaming, & it's finally happening.

Older build in Hawaii Kai VS Newer build in Kaka'ako? Hmmm... I have a lot more questions now 😬 Not having to consider traffic is nice, but brings up the next question about lifestyle and amenities. Do you have pets? How often do you expect visitors? What regular activities occupy you? How many vehicles will you have? Is proximity to a hospital high up on your "must have" list? Does view matter? How important are community pool/garden/center? Feel free to schedule a free virtual consult with us and we can really fine tune your selection process!

View: Definitely matters, high floor ocean view. Pool: I can see that the newer condos have nicer pools than most of the ones in Hawaii Kai. Lanai: A must.

Edit : Oh, but it's so pretty! Yeah, my 100 sq ft studio? That's a thousand before utilities. How deep are your pockets? Granted, I am a 10 minute walk from Waikiki, but there's a lot going against it.
And I appreciate you saying that : Hawaii is like 1950s personality with a touch of modern day.

The biggest problem with Honolulu in my opinion as a resident is, it’s a big city but people move too slow for a city this size. It needs to pick up the pace. Don’t get me wrong, I love Hawaii and it’s culture, but slow people in an infrastructure as congested as San Francisco, makes for a frustrating place to get anything done. Who needs to pick up the pace the most is the city and county workers who act like it’s still the 80’s here. Honolulu needs to take notes from Singapore. Night construction only.

So you’re bringing home about 12k a month less 401k, so should be 10k a month roughly. (I make 225k in Hawaii and those are my numbers after taxes).
Assuming you have two cars, at least one paid for. No more than $500 a month for the other. Food for 5 likely $1200. Cell phones probably $250. Car Insurance and gas $500. Misc things like a few dinners out, clothes, etc. $800. That leaves you $6750 for your mortgage and taxes and savings. Should easily be able to swing that. A 4 bedroom house you likely won’t be able to afford in Honolulu at that income. So you’ll likely have to commute and work in town. Budget 1.2 million for a 4 bedroom in Waipio, Kapolei, Mililani, Wahiawa, Pearl City, etc.
