Kolkata is witnessing humongous growth since 2018-2019 financial year....though it still have that bad image of anti industrial.... but also for that prices are too underrated. Which makes it best investment destination in India without creating any financial bubble like Gurgaon.
Joka is Diamond Harbour, don't know if it's safe considering the influx of peacefools in the area. While Newtown is still haunted very scarcely any people living there. A lot of loudspeakers in the area creating nuisance several times in a day
Southern Bypass is the best, because of direct South connection with Bypass Hospital like Peerless, Medica, Manipal Hospitals, RN Tagore Hospital (Devi Shetty), Ruby Hospital, Apollo... And several schools. But Newtown has all the refrigerator items only like fish, meat. No fresh iteams. No greens... No Daily bazar. But in Southern Bypass has daily bazar with fresh fish, meat available, Every where green and green. In fact Metro will connect via Southern Bypass.
Myself a resident of Kolkata, for the last 50 years, almost. The projects in Joka are 6-7 km away from Behala & 16-17 km from the CBD. Whereas, the distance from the Behala Metro. Stn., to Esplanade (CBD), mere 9 km. THEREFORE, IT MAKES NO SENSE, WHY BEHALA WOULD BE CHEAPER THAN JOKA; SITUATED FURTHER 6-7 KM AWAY, ON THE FRINGES OF THE MUNICIPAL LIMIT!!
Pune too was a sleepy city once and nicknamed as Pensioners Paradise. Nasik is on the same lines and can grow on the lines of Pune once IT and ITES services commence.
Batanagar, calcutta riverside under mahestala police station is also an important hub becoz of new sampriti flyover connectivity from jinjira bazaar to batanagar where bata factory is located, upcoming projects near ganga river like royal ganges and neotia group and hiland group is present here.. 😊

@@kishenmilaney This place has the one of the largest natural lake of INDIA, Santragachi Jhil, It will be the HQ of South Eastern Railway very soon, Big Developments are going on right now. 5 min distance from State Govt HQ "Nobanno", Main Junction Station of South Eastern Railway after Howrah (All local and express trains give stoppage in this station), Well connected with Bombay-Delhi-Kolkata High Road ,because this National High Way is gone beside this Railway Station, 30 sec walking. Price Right now around 3500-5000 square feet.

Too much of inflated rate, poor quality of luxury properties compared to Gurgaon, Mumbai , Bangalore., yet expensive. Town Square project has been lying bare shell since 2013 . Price band is 2.3 cr. New town is a builders scam paradise.

With due respect sir, with 32 years of experience, the idea you have seems so impractical. In this video you called Madhyamgram High School and Monalisa English School "reputed schools". The first one is a government school where obviously no one would prefer their kids to study and the 2nd school is not even in the top 50 schools in the city. Then you say the rates in Alipore are "quite ok" and the rates in Ballygunge are "reasonable". Such a hilarious representation! Areas like these are super expensive which is out of the reach of the upper middle class as well. I can't even think of the logic with which you have mentioned these locations in a video that is supposed to be about the locations that are a good option for investment. Saturated areas like Alipore and Ballygunge are not just super expensive but are bad investment options because they will surely not reap "HUGE PROFITS" for any real estate investor looking to sell the apartment after some time. In the end of the video, you again mention ParkStreet which is again a bad avenue when it comes to investment objective as real estate there is staturated and super expensive. A person who has been in kolkata will be able to easily identify the poor analysis of your video.

New Town, Rajarhat, and Airport area are 1 and the same place. Also Madhyamgram is not at all a "most popular suburb of Kolkata" and not at all as developed as the other locations you mentioned. I don't think it is even considered a suburb of Kolkata. It's not in Kolkata. My advice would be to see all locations on a map of the city before making the video. You were jumping wildly between far away locations and repeating some locations that were right next to each other in between.

New Town, Original idea of BC Roy, It became dingy and old before it even started to develop. Apart from the highways rest of the place lack basic infrastructure. You get the troubles of a big city like water logging, crime, booze/drug culture & red-light area with no economic opportunities as such. Worst of both the worlds. Bhubaneshwar is becoming the IT hub of east India not Kolkata. This guy is just a real estate agent, he doesn't care about giving u correct information. EM Bye pass is a gold mine for the police to extort money from you. Metro is still not functional and it will take 20 years more. Kolkata had worlds oldest metro but the metro here spans only 40 kms. While Delhi metro project which started 30 years later is over 392.44 KMs with 288 stations. I am not a fan of Delhi but, just putting things in perspective. 6500-9000 is reasonable price maybe for this real estate guy (for them every price is reasonable), but compared to sparse economic opportunities, it is extremely overpriced. Joka is a nightmare in terms of accessibility. Connectivity is terrible Transport is so bad you might as well walk to the damn place and still reach there faster. All real estate in Joka is built by criminals. So, if u buy an under-construction project there, in 5 out of 10 u won't get it in this life time. Please burn your cash to get heat in the winter or give it to the poor, rather than buying real estate in Joka Everything I wrote about New Town and Joka, double your troubles and u get BEHALA my favourite place. Metro is being built forever there and there is no end in sight. Very bad place if u plan to start a family in this place Criminals, extortionists and red-light activities sums up this location. The place I am originally from has a popular Med college Pretty high in rank and infrastructure. But 99.99% of doctors who pass from that college never look forward to build their career in my place. They leave as soon as they get their degrees. Same is the case with BEHALA, they have IIM nearby but entrepreneurs leave the place as fast as they can after their training and certifications are done. Education by itself serves no purpose, it produces nothing and eats up hard earned money. Only when a person learns real skills which comes with the education later on engages in economic activities, then it becomes a net positive for the society later on. But if you have only education institutions in isolation with no real ecosystem of entrepreneurs to support it, people leave. Such education is positive the person leaving but gives nothing back to the society. Its not the fault of the person who has left but the locals who are illiterate, and no vision. Same goes for Kolkata as a whole, “Bhadrolok” with lots of pride but no real wisdom to back it up. Please don't fall for such people. Real estate is an immovable and illiquid asset. Once u get in its very difficult to get out Historically real estate prices have grown by 4% (Negative growth in real terms). If u have seen a phenomenal growth without actual economically productive activities taking place. It means the prices will crash and u will lose significant money. In the long run real estate prices will always retrace back to its original growth of 4% unless you have got a visionary leader like BC Roy who has done something phenomenal. Real estate is also very expensive it's not like stocks, where u can start investing with Rs.1k, which means you will lose less as you invest in smaller multiples; but you need Rs.5000000/- on average in investments in real estate. Which means u also lose big when you lose.

But if you have only education institutions in isolation with no real ecosystem of entrepreneurs to support it, people leave. Such education is positive the person leaving but gives nothing back to the society. Its not the fault of the person who has left but the locals who are illiterate, and no vision. Same goes for Kolkata as a whole, “Bhadrolok” with lots of pride but no real wisdom to back it up.
Please don't fall for such people. Real estate is an immovable and illiquid asset. Once u get in its very difficult to get out Historically real estate prices have grown by 4% (Negative growth in real terms).
If u have seen a phenomenal growth without actual economically productive activities taking place. It means the prices will crash and u will lose significant money. In the long run real estate prices will always retrace back to its original growth of 4% unless you have got a visionary leader like BC Roy who has done something phenomenal.
Real estate is also very expensive it's not like stocks, where u can start investing with Rs.1k, which means you will lose less as you invest in smaller multiples; but you need Rs.5000000/- on average in investments in real estate. Which means u also lose big when you lose.
