His numbers are inaccurate. And for a commercial property the loan amount will only sactioned upto 70% of the value. And usually interest rates on CRE are much higher than a home loan around 8 to 11%. The numbers don't add up at all

And you become financially independent.
Pros : one target gives you multiple ownership.
Strong investment/real estate investment.
Cons: the individual should have a good personality to be able to close the deal.
Convincing and getting the documents of the property from the owner is a big deal.

2. banks wont give you 100% loan on property , max they give you is 80%

His numbers are inaccurate. And for a commercial property the loan amount will only sactioned upto 70% of the value. And usually interest rates on CRE are much higher than a home loan around 8 to 11%. The numbers don't add up at all

- Any bank would take minimum 15days to close the loan application and specially for commercial real estate it may take 1month as well
- When you brought the 20 lakh commercial loan then how come EMI is 10k ? generally commercial real estate can't be given for 30years and any other loan would not cost 10k EMI, "Dimag lagao yaro"
-Bank would take purchase document like registration with them till you clear the loan so registration can't be done for less amount as bank loan amount, also bank will not fund you 100% of the property value.
- No Seller (uncle jinko shadi karani thi) would agree to sell for 15 lakh but do registry for 20 lakh ?? why he would pay capital gains for 5 lakh extra (considering he brought it for 10lakh)
