If you buy an apartment for 80 lakhs to 1 cr and put it up on Airbnb for 4000 rs a day, you will get around Rs. 2800 after taxes and charges. If you are able to get bookings for 200 days a year (given you are lucky), you will get roughly 5.6 lakhs per annum. If you buy a flat in Bangalore in a branded community for a similar price, you will get a fixed rent of 5-6 lakhs per annum with much lesser management stress and longer life of your paint, interiors, electricals and plumbing works. And of course, much better appreciation. Airbnb in Goa makes sense only if you buy a 2nd hand flat in the 50 lakh range. But that will not appreciate at all. Not every flat in a metro city costs 2 cr. You cannot count the cost in the prime areas which developed 30 years ago.

When I was abroad , our office team used AirBnB extensively.It was a 30 member team outing and affording hotel rooms for two days would not fit with in our budget, hence we a booked an( church turned aprtment) AirBnB property 😝. Just one question Akshat, why would anyone travelling for a very short duration, let's say even 1-2 weeks, would cook food there ? This usecase is practical and correct for a country like US ( I lived there for 6-7 yrs) where getting food of liking is difficult for most PPL. But, in a country like India - buying food is not a problem. Why would someone expect their spouse to COOK or Wash Clothes, when the family is on VACATION, trying to ENJOY the Life and Vacation ??
Multiple reasons when you want to cook your own food: a) health issues where you don't prefer to eat outside food when on vacation. b) Having outside food for all 3 times for a week or two is not good(health wise)/pocket friendly c) you can cook kids friendly food on your own.
Yes, also vegetarians have less options… and when cooking on vacation doesn’t mean full fledged cooking… quick n ready mix kind of cooking etc… we need to safeguard health too when going in vacation!!

Being host on Airbnb for 7+ years and running 4 properties I feel this video is nice as an Airbnb ad. Not at all educational video and that course is big no no. I'm having second thoughts on his previous finance videos. Is he a real finfluencer. He is technically right but practically nothing makes sense. It's like saying jump from 50 feet you will land on feet or you may break leg or you may die. Only take away from video is rental yield is more in short term rental than long term rental depending on the market. Have lost faith in him after this video

Quite vague vlog/advise for investment amount more than 1cr. My mother renting out flats in Mumbai for more than 30 years. And even staying close to those properties, it's very difficult to manage them. And here you are giving gyaan on buying property in another state.
But that's your mistake and lack of management skills if u can't manage those properties. I have 9 rentals, and I highly scrutinize my tenants. Looking for long term tenants, Its my most easily managed investment. I have no manager, and I generate 6 figures through rental yield alone. No need for a manager, only a day a month to take rounds, mostly don't even visit the flats. The more you try to be involved, the more you'll suffer. Give the tenants freedom, you don't have to answer to the other flat owners. Take a step back.
Your videos are very interesting and educative. But I still struggle to understand why you did MBA from INSEAD if your target was financial independence through investment & AirBnB business. A lot of people are running multiple AirBnb in Delhi.. without any high education. So it just doesn’t sum up..
Let's not forget his main income stream which is rising exponentially, he is doing all this Airbnb after getting almost financially independent. If he has enough to buy 10 airbnbs , he can absorb 2-3 failed airbnbs and still keep going, an average person cannot absorb so much

Your Airbnb’s maths are fine, however, problem lies with 90% of India the airbnb properties that are owner managed, where quality and upkeep is a huge concern. This is in sharp contrast to what you experience in west.
One important thing you forgot to mention is the operational expenses for the properties. Otherwise I find it informative given I'm already an Airbnb host running 4 apartments and work in the STR industry in Goa for the past 10 months.
All the math i did was even i buy a property in loan and my airbnb works fine, still it will take 10yrs to payoff that loan and then it will be profitable.

Hi Akshat, very informative and valuable video. Especially for me (very close to buying my first property/Villa in Goa). I have a unique question. I am looking to self-occupy (leisure) the villa for 15-30days and put it on rent for the remaining days. Most likely, this self-stay will be during peak season only (say 15dec-15jan). Now I understand that only the average rental of 200days gets reduced to 170-175days in this case. But since I eat up the peak season; rental yield goes down too. Overall, is this a good way to approach this business? Or should I keep leisure/ business aspects separate? Please suggest. Also, any possibilities to connect for a 1on1 "consulting session"? Your insights about the locations etc will be valuable to me. And I really cannot defer it to July24 so would appreciate a paid 1on1 in Feb at your convenience via video/telecon/in-person. Bhai AirBnB is the worst thing you can do in Goa if you are not living there. I have been to Goa 12 times out of which 10 times I have stayed in AirBnB and spoken with multiple owners regarding this coz even I was exploring this option once upon a time, The summary my analysis is as follows:- 1. Rowdy/Classless/Chhapri Guests will take your cutlery, utensils, household stuff like its their Baap ka maal and included in the peanuts rent that they pay for the BnB and behave as if they are the friggin owners for the 2000-3000 Rs. per night that they paid. Some chors even go to the extent of taking the Batteries out of your remote and stealing your bedsheets. 2. Many A-Holes will smoke, drink, eat on the bed inspite of you requesting them not to and giving them a dining table, sofa, centre table and ashtray etc and they will ruin/burn your bedhsheets, mattresses multiple times in a month for which you have no respite from AirBnB or the tenant. I kid you not, one BnB owner lady told me that one of her renters was menstruating and left her period stains on her bedsheet. So this also happens. She has to discard and replace her bedsheets atleast once every month and sometimes even more. 3. Getting your property managed in Goa is a whole different nightmare as getting skilled labour who shows up on time is almost like a fantasy over there. If you are living outside Goa then you are at the mercy of the manager who will do the maintenance whenever he feels like coz he is doing 10 other things as well. 4. Not to mention, the innumerable amount of times your fixtures and fittings will be broken, almost every week coz Indians use the stuff of others very roughly and without any consideration whatsoever. 5. Only those who live there and who have good contacts and who are localites have any realistic chance of getting a decent return from their BnB coz in that case the renter is also aware that the owner is watching over me and they will behave accordingly. If the renters find out that the caretakers are looking after checkin and checkout and the owner is out of town/country, then they wont even hesitate to burn the place down. Also being a local has its advantages in maintaining the place as you have the required contacts. 6. In my last Goa trip in Nov 2023, the local lady in whose BnB I stayed in Benaulim was so fed up with the maintenance shit that she told me that after this season, she will rent it out on monthly basis to a long term tenant and not be bothered with this bullshit anymore as this takes up so much of her time/energy/effort and it is not worth it. So imagine when local people who are born and brought up in Goa and lived their whole lives there are not able to handle this nonsense, then an outsider with barely any contacts and not living in Goa has no chance in hell to deal with it. 7. Daarubaaz Guests specially from North India will break bottles in your house, drink near the Society Swimming Pool, play loud music often till late in the night, cause a ruckus in the society, abuse guards and fight with fellow residents and there would be many instances where Police will need to be involved and you know Police waala aayega toh Dakshina lekar hi Jayega. Also you cant control if criminal minded elements are coming in your Home who will do drugs, get Pros in your home and do all kind of anti social and illegal activities. We Indians have a long way to go to become civilised enough to be renting AirBnBs like the Europeans. So if you are not a person who has some local Corporator/MLA/Police friend and contacts, then you are royally screwed in instances like these which will happen sooner or later. 8. Lastly, even if you deal with all the issues listed above, The return does not justify the hassle at all as the return is almost at par with the rental yield of similarly priced property after cutting all expenses. Reason- Every Maintenance, no matter how big or small is your purview in the AirBnB whereas in the rental property normal wear and tear is looked after by the tenant as he is staying there for the long run. Also you are very well aware and have a long term relationship with the tenant as you do your due diligence by judging where the person works, what is his nature/personality like etc. This you cant control in AirBnB. Peace of Mind is guaranteed in a long term rental whereas the opposite can be expected in AirBnB as you will be dealing with a shitload of issues almost on a weekly basis in peak season. If you are so bored in your life that you want this kind of action and adventure, then by all means go for it. If you have been able to read till here, then Kudos to you and by now you know that its a foregone conclusion that AirBnB is BIG NO NO. Specially when you are not living in that particular city or you do not have rock solid local contacts and muscle power as well.

On top of that airbnb also takes a cut so we won't get full 5k if we rent out the apartment for 5k
u will get 4 % . NOTHING MORE .. I had done this . against 1 cr today u will get 3k per day after cuts 2k per day x 200 = 4 lakhs .

Quite vague vlog/advise for investment amount more than 1cr. My mother renting out flats in Mumbai for more than 30 years. And even staying close to those properties, it's very difficult to manage them. And here you are giving gyaan on buying property in another state.
But that's your mistake and lack of management skills if u can't manage those properties. I have 9 rentals, and I highly scrutinize my tenants. Looking for long term tenants, Its my most easily managed investment. I have no manager, and I generate 6 figures through rental yield alone. No need for a manager, only a day a month to take rounds, mostly don't even visit the flats. The more you try to be involved, the more you'll suffer. Give the tenants freedom, you don't have to answer to the other flat owners. Take a step back.
What about maintenance cleaning after a guest leaves and giving salary to Airbnb manager?

Your videos are very interesting and educative. But I still struggle to understand why you did MBA from INSEAD if your target was financial independence through investment & AirBnB business. A lot of people are running multiple AirBnb in Delhi.. without any high education. So it just doesn’t sum up..
Delh is a decent AirBnB option if you have the right property. It sees a lot of tourists.
Let's not forget his main income stream which is rising exponentially, he is doing all this Airbnb after getting almost financially independent. If he has enough to buy 10 airbnbs , he can absorb 2-3 failed airbnbs and still keep going, an average person cannot absorb so much

Your Airbnb’s maths are fine, however, problem lies with 90% of India the airbnb properties that are owner managed, where quality and upkeep is a huge concern. This is in sharp contrast to what you experience in west.
One important thing you forgot to mention is the operational expenses for the properties. Otherwise I find it informative given I'm already an Airbnb host running 4 apartments and work in the STR industry in Goa for the past 10 months.

Look at the car and bike rental companies in India. You will never make a profit with this kind of business. Numbers will look rosy in excel and ppt but in reality it will be different.

Hi Akshat, very informative and valuable video. Especially for me (very close to buying my first property/Villa in Goa).
I have a unique question.
I am looking to self-occupy (leisure) the villa for 15-30days and put it on rent for the remaining days. Most likely, this self-stay will be during peak season only (say 15dec-15jan). Now I understand that only the average rental of 200days gets reduced to 170-175days in this case. But since I eat up the peak season; rental yield goes down too.
Overall, is this a good way to approach this business? Or should I keep leisure/ business aspects separate? Please suggest.
Also, any possibilities to connect for a 1on1 "consulting session"? Your insights about the locations etc will be valuable to me. And I really cannot defer it to July24 so would appreciate a paid 1on1 in Feb at your convenience via video/telecon/in-person. Much thanks.

Bhai AirBnB is the worst thing you can do in Goa if you are not living there. I have been to Goa 12 times out of which 10 times I have stayed in AirBnB and spoken with multiple owners regarding this coz even I was exploring this option once upon a time,
The summary my analysis is as follows:-
1. Rowdy/Classless/Chhapri Guests will take your cutlery, utensils, household stuff like its their Baap ka maal and included in the peanuts rent that they pay for the BnB and behave as if they are the friggin owners for the 2000-3000 Rs. per night that they paid. Some chors even go to the extent of taking the Batteries out of your remote and stealing your bedsheets.
2. Many A-Holes will smoke, drink, eat on the bed inspite of you requesting them not to and giving them a dining table, sofa, centre table and ashtray etc and they will ruin/burn your bedhsheets, mattresses multiple times in a month for which you have no respite from AirBnB or the tenant.
I kid you not, one BnB owner lady told me that one of her renters was menstruating and left her period stains on her bedsheet. So this also happens. She has to discard and replace her bedsheets atleast once every month and sometimes even more.
3. Getting your property managed in Goa is a whole different nightmare as getting skilled labour who shows up on time is almost like a fantasy over there. If you are living outside Goa then you are at the mercy of the manager who will do the maintenance whenever he feels like coz he is doing 10 other things as well.
4. Not to mention, the innumerable amount of times your fixtures and fittings will be broken, almost every week coz Indians use the stuff of others very roughly and without any consideration whatsoever.
5. Only those who live there and who have good contacts and who are localites have any realistic chance of getting a decent return from their BnB coz in that case the renter is also aware that the owner is watching over me and they will behave accordingly. If the renters find out that the caretakers are looking after checkin and checkout and the owner is out of town/country, then they wont even hesitate to burn the place down. Also being a local has its advantages in maintaining the place as you have the required contacts.
6. In my last Goa trip in Nov 2023, the local lady in whose BnB I stayed in Benaulim was so fed up with the maintenance shit that she told me that after this season, she will rent it out on monthly basis to a long term tenant and not be bothered with this bullshit anymore as this takes up so much of her time/energy/effort and it is not worth it. So imagine when local people who are born and brought up in Goa and lived their whole lives there are not able to handle this nonsense, then an outsider with barely any contacts and not living in Goa has no chance in hell to deal with it.
7. Daarubaaz Guests specially from North India will break bottles in your house, drink near the Society Swimming Pool, play loud music often till late in the night, cause a ruckus in the society, abuse guards and fight with fellow residents and there would be many instances where Police will need to be involved and you know Police waala aayega toh Dakshina lekar hi Jayega. Also you cant control if criminal minded elements are coming in your Home who will do drugs, get Pros in your home and do all kind of anti social and illegal activities.
We Indians have a long way to go to become civilised enough to be renting AirBnBs like the Europeans. So if you are not a person who has some local Corporator/MLA/Police friend and contacts, then you are royally screwed in instances like these which will happen sooner or later.
8. Lastly, even if you deal with all the issues listed above, The return does not justify the hassle at all as the return is almost at par with the rental yield of similarly priced property after cutting all expenses. Reason- Every Maintenance, no matter how big or small is your purview in the AirBnB whereas in the rental property normal wear and tear is looked after by the tenant as he is staying there for the long run. Also you are very well aware and have a long term relationship with the tenant as you do your due diligence by judging where the person works, what is his nature/personality like etc. This you cant control in AirBnB. Peace of Mind is guaranteed in a long term rental whereas the opposite can be expected in AirBnB as you will be dealing with a shitload of issues almost on a weekly basis in peak season. If you are so bored in your life that you want this kind of action and adventure, then by all means go for it.
If you have been able to read till here, then Kudos to you and by now you know that its a foregone conclusion that AirBnB is BIG NO NO. Specially when you are not living in that particular city or you do not have rock solid local contacts and muscle power as well.

Airbnb is not that profitable in goa than it is in Delhi-ncr. I have been building and renting a lot of properties in goa and delhi-NCR. Regulation, local people, logistics and everything is an issue in goa.
