You should not run commercial activity in residential building. It is the most basic rule. When you are renting to a tenant it is not really classified as commercial activity but if you run an airbnb it becomes comercial

For passive income purposes you can take up normal residential properties. Although the couple in the video had a commercially rented property, though not mandatory. If you plan to make it a large scale business then a commercial licence may be required.

5 cr revenue .. 118 listing and profit is 20% percent i.e approx 1 crore… lets do the math… revenue per listing= approx 4.23 lakh and per month basis it is approx 35k … now if we consider profit as the pure rental earning… it is approx 7k per month per listing… wtf… its too low… either i am doing bad math or not able to understand whatever he is saying
This will be the case . Because he must have leveraged it to the hilt. Ie how much of that is interest cost is what we don’t know . The truth always lies in the cap structure . If he has funded all of them with debt almost entirely then 7k per listing isn’t bad
