    Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    I consider myself incredibly lucky to have been part of the first batch at the Niranjan Hiranandani School of Management and Real Estate. Shortly after classes began, our college threw a Diwali party where I met him for the first time. Even though he had a sprained leg and a cast, he still stood up to deliver a motivating speech. The speech he made was so motivating that I remember every word he spoke that day. I never miss an opportunity to see him on campus. Every time he speaks, it's truly inspiring.😊

      2BHK Market is Dead. It has to be a Fair mix of 2BHK and 3BTHK .... Add a Third Bedroom with a Third Toilet .... If car sales are going into 7 seater comfort why would an aspiration family buy a 2 BHK ???

    Being a Mumbaikar or to be very precise being a Powaikar living in Dubai, l truly feel Raj Bhai you are so lucky to meet Mr Niranjan Hiranandani and had a splendid conversation on the podcast. The entire conversation was nostalgic for me, I was listening 🎧 to the podcast and at the same time I was roaming in the streets of Hiranandani Gardens Powai. WOW what a lovely 😍 experience I had today I cannot really express in words. Even in Dubai when I see 23 Marina Tower it just makes me so proud.     Thank you Mr Niranjan Hiranandani ,you have given dreams to common man of Thane and I was one of them 25 years back .
    From my personal experience with you /your project in Thane West ,you were late to complete your project but your manager called us and said we are late to complete your project and this is your interest for 1 year delay and sorry for in convenience.This was even before building line rules tightened by the govt .
    This gave me a trust in Hiranadani projects and who so ever ask me which is good builder with quality construction your name comes in top of my list .I am a very happy and satisfied customer and confident to recommend to any of our friends .
    Govt.should definately take advantage of builders like Mr Hiranadani 's experience in development of infrastructure .
    Once again Thank you for doing great buildings .

    Raj, Very witty and intensive tracking of this iconic Businessman. Like how they brush aside cost in the pretext of quality. I completely agree with his stance that quality is a must. But is there a yardstick of cost for quality material here . I am sure it's fuzzy, because cost is exorbitant.
    But a very engrossing and learning conversation. Raj ! Very nice cordoning of his rebuttals. You can only bet a Sindhi against a Sindhi, otherwise you will be sold off unawares. Such is the Brilliance of this community in any field. Simply Smart.
    Sindhis are the frontier members of Bharat so they had more exposure, more struggle, more challenge and so more Brains.

    This was a really great learning experience, most of Mr Hiranandani’s words and insights have been taught to me by my dad as a child.
    I absolutely agree 100% good quality is the necessity in all areas of life.

    Hello Raj bhaiya,
    Ankur this side I watched this video and got to know about many thinks but some very important points were missing in this one hour long podcast like he was a first generation entrepreneur so, How he got to know about real state business?, What fascinated him towards real state business? and How he gathered knowledge about this business?
    As we all know that real state business is very big in itself so How he managed to arrange funds ( he was a exception as he belonged to a rich family),
    A detailed video about a particular business will be very beneficial which should include entrepreneur talking about his business journey from scratch as well as this type of video will educate us and would be helpful to explore that particular field.
    This message is from a 12th standard student and ardent learner to his big brother who can help him to explore different business related fields.
    your videos are very valuable for enthusiastic learners like me.

    Truly inspirational talk by NH. The problem with a Indian buyers in real estate is: Everyone want Rolls Royce at the,price of Toyota. So quality is not the issue it’s everyone wants best quality at the cheapest price. Please tackle this issue how to overcome such customers where 99.9% of Indian buyers are of same mindset they all want best quality at very low prices…..

    Truly, investing has changed my perspective on how one can succeed in life; working multiple jobs isn't the optimal way to attain financial freedom and unfortunately, we discover this later in life.
    Currently earn as much as 10 grand weekly and this has improved my financial life. Great piece!..
