    Thank goodness you brought this up! Truly, investing has changed my perspective on how one can succeed in life; working multiple jobs isn't the optimal way to attain financial freedom and unfortunately, we discover this later in life. Currently earn as much as 10 grand weekly and this has improved my financial life. Great piece!.

    Dave is exactly right about a married woman blowing a gasket and no amount of talking will bring her back! I am one of those women. Got divorced and never remarried! My children and I are better for it. My children are both very successful! Thank you Dave for that comment helps others to understand.

    I would leave the "wonderful daughters" $1 each in my will (do not tell them) and donate the rest to charity. Sad as sad can be. "When someone shows you who they are, believe them the first time." Maya Angelou spoke the truth with that quote.

    So glad to be back on board after a health crisis has us back in credit card debt with medical bills as we approach retirement age. We signed up for financial counseling at church which starts soon but until then Im listening to every word of this podcast. Thanku Dave and Jade.

    Don't buy a house for just the school district. Especially one that you don't plan to use for 2 years. School districts can change. We were about to put in an offer on a home in our school district and they just announced that they will be redistricting next year. This made us realize that we need to purchase based on the neighborhood/house/property and just learn to be flexible with the school or be willing to find other school options.

    At 1:20:20 Dave says "its harder but its easier" .... another way to say that is "Simple, but not Easy". This whole Baby Steps, etc etc is simple .... but not easy because we battle with our histories, egos, bad learning from the past, bad examples, crumbling cultural values. From me it takes commitment to keep on with this better road. Thanks Dave for all you and your amazing team do.

      What he's really saying is that what is harder in the moment makes life easier in the long term. Putting off what's hard now (because it feels easier to do the hard thing) will make the future harder. Do the hard thing now because this will make the future easier.

    Joany - if you want to move into the cabin, pack your suitcase and move in. Let your brats try to evict someone who’s on the deed.
    Once you’re moved in your kids will be more amenable to a buyout because they won’t be getting any income off it. Especially when you tell them they’re out of the will if they don’t sell it to you.
    After it’s all yours, move your suitcase back to the big house and do the repairs on the cabin before moving in permanently.

      From my understanding, she is not on the Deed. She paid for it, but the daughters are on the Deed. Sad situation.

      one sided story....does make you wonder why the neighbor refused to sell to her directly. Also at one point she said she bought it with the intention to save her own property (thinking views and value)...who knows what she really agreed to with the daughters, and if it was planned and agreed for her to move in one day. She's expecting the daughters to help pay for renovations and forego the rental it's been getting...which may sound fair, if they both have 1/3...with nothing put down....but who knows what the daughter's side really is...and if they can afford or want to pay for the renovations, she did mention it would be costly.

    So sad about the dad that keeps bailing his son out of debt. Hoping he doesn't give him anything else. And leave the house to daughter who is to let him live there with the granddaughter.

      My best friend’s parents have the same situation with my friend’s sister who is a very irresponsible and self entitled individual. I’m sure they have enabled her but I don’t understand how they know they are been taken advantage of and continue to entertain her and blow through their retirement by constantly bailing her out …. My friend worries and I tell her she needs to put her foot down and advocate for her parents … it’s so sad 😢

      My brother in law and my sister were both like this and didnt want to pay taxes. Both sets of parents bailed them out... Ugh. It seems like kids use this as a way to blackmail parents into paying the taxes for them.... Dumb

    Dave, in some states like CT, they have Protective Services for the Elderly. The 70 yr. old lady whose daughters own a cabin with her after not putting their money into it, should see if such services are in her state. The Protective Services for the Elderly is meant to protect the Elderly from physical, financial or emotional abuse or neglect. The 70 yr. Old would not have to pay for the Investigation. Yes, sometimes the police gets involved even accompanying the Social Worker assigned to the case. The woman should contact Dept. Of Social Services or Services for the Elderly to inquire if it is available in her State. The agency I worked for had a Whole Unit investigating such type of cases, which I also was trained to do.

    In Florida we dont have to worry about the school districts with the School Choice program. It's a fantastic step to allowing students to really excel in academics.

    Jeff, you’ve done enough. If you do anymore, you’ll actually be hurting him. It’s time for tough love. He’s obviously not gonna learn unless he feels the pain of his own irresponsibility. I would not sacrifice my retirement and you and your wife’s well-being for the future over your son’s repetitive mistakes.

      ​@@kellydfunk, That's my feelings too but, no matter what Dave says this man is going to do what he wants. He is really caught between being a "good" parent and helping his son or not. I really think that being a good parent will be to say enough is enough and you don't get anything more until you can show, long-term, that you can handle money.

      @@cynthiaclark4990their son is exactly like my dad. My grandmother bailed him out financially all her life, so he never had to be careful with money because she was the fallback option. She passed 10 years ago, and he squandered his 2nd inheritance within 5 years, took SSI at 62.5 yrs, and is locked in at $1200/mo for life. Never saved for retirement because his “plan” was that his 5 kids would be his retirement. We helped him out multiple times over the course of 2 years and had to cut him off, because his spending habits never changed until he had to live in his limits. He has made the rounds through family year after year, and now no one talks to him because he will just talk to you until you say no, then make you out to be the Scrooge. My grandmother did a great disservice to him all those years, and now at 70, he is locked into this möbius loop of the same decision making.

    To the 70 year old get a lawyer because they won’t leave you alone once you give them money because they will say you didn’t and they still may not sign off.
    Please get a lawyer to get yourself out legally and correctly and confidently. So sorry your daughters are so awful people.

    On the call from Jeff about his son. I'm so sorry, I can hear that your heart is broken. My guess, as an outsider, is he DOES have other debt. Also, he owes the 941 and state employment tax so is it well over the $200,000 amount stated? I hope you can help him find his way. If not, he's going to have a hard life, esp. once his parents are gone from this place. Lots of love to you all.

    As a retired educator, I would STRONGLY advise the young lady going for her master's degree NOT to get it in some education field. Master's in education are not that valuable, but master's degrees in a subject area are extremely valuable - and the pay bump is the same for any kind of master's degree. A master's degree in a subject area, or ESL, or communication studies can enable someone to teach part-time in a community college or the first two years in a four-year university. It's great extra income, and you can also teach online clear across the country as well as during the summers. I would never advise a student to get an undergrad in communication studies, but as a grad degree, it will qualify someone to teach speech classes in community college and virtually every college degree requires a speech course. In my community college they were always looking for speech instructors - and it sure would have been an easier degree for me to get than my two master's in French and history. I looked with some envy at the speech instructors who never had exams or papers to grade! Master's in education are relatively worthless in terms of other additional income except as a raise for the master's which a much better choice of master's degree would still give you.

      You are spot on! I have a worthless masters degree in education w/ no specialty subject matter!!! It SUCKS!!! When Ramsey’s personnel keeps saying increase your income, I scream… I can’t, my masters is WORTHLESS

People getting degrees in family counseling are a dime a dozen and it is quite difficult to set up a lucrative practice that pays well due to the competition (and the people who don't pay their bills!) It's amazing the number of people who don't pay for services. Even my lawn guy says lots of people don't pay for months and he always puts me at the top of the list if it's going to rain b/c I pay on the spot. I was SO surprised to hear that!

    Grae, the same thing happened with my father. He passed away with no will, no paperwork in order and he had a car that he was making payments on. I contacted the payment center which I found in his apartment. He had a payment book. I called & explained to them what happened. They told me to follow up with an email and send a scan of the death certificate in. They then came and towed the car away and that was the end of that.

    Jeff please dont pay his bills your enabling him and his bad behaviour. Every time he gets in trouble he knows you will at some point bail him out it has to be NO ! what if you didnt have money he would have to sort his own mess out HES not a child just acts like one 🙂

    Jeff (Geoff?) from Indianapolis....I feel your dilemma...I would "respectfully" NOT bail your son out "this" time...and just explain to him that it's not about punishing him, but rather about attempting to undo the damage you've done not allowing him to learn from his mistakes.
    If he's able to make $75,000 a year at a real job, I would tell him that you'd "like" to leave the house to him some day, but that you won't be able to do it unless you see him paying his taxes and being financially responsible for at LEAST 8 years in a row before considering it....and I'd respectfully explain to him why...and I'd even offer to be of any assistance he might need at tax time (not financial help, but moral support, advice, etc.)..just to get him on the right track. Once he's done this for a few years in a row, he'll "get" that it's not that hard and life treats you better when you don't neglect such things!
    In the event that he CAN/T manage it...and that IS possible...you might consider leaving the house in a trust....not in his name....but for his benefit during his lifetime, and then the trust can name the successor beneficiary for when your son is gone (maybe your grand-daughter...or really anyone you choose) You could name your daughter as trustee of this trust if you think she's responsible and that this won't be hard on their relationship. As trustee, she could monitor whether the taxes and insurance are being paid, and have the right to take action in the event that they're not Or you could name someone else as trustee that is completely impartial (even a professional trustee, if necessary) who will just do what the trust indicates. You could set this up with a good Estate Planning Attorney. Just some thoughts, for what they're worth. I have a disabled son, so I have done a LOT of research on available options for all kinds of scenarios. It sounds to me like your son may have certain particular struggles (?)...not necessarily intentionally irresponsible (?) ...not someone you necessarily want to "punish" for being "oppositional" (?). If so, It may be worth some extra effort to set things up so that he can benefit from an inheritance without having the ability to ruin or waste the gift. Good Luck!

    I don’t know why some of these parents allow themselves to be treated with such gross disrespect. I would never do that to my parents! A conscience is a hard pillow to sleep on and eventually all these young people are gonna have to sleep on it because later on always comes.

      I would never have disrespect my parents or grandparents, but now I am seeing my adult children being rude to me, they think they know everything when they really do not know me, my life, education, or history. A couple have been disinherited by me. The others I sill watch as to their behavior.

    I grew up with 5 Sisters and 3 Brothers with only 1 bathroom so anybody can make it work if they want to become a millionaire.

      It’s not about that, it’s about talking themselves into something they can’t afford. It’s why the young people now are in so much debt…they want what they can’t afford and they want it now!

      People who only have 1-2 kids kill me when they want to move to a bigger house. Like when people live in a 2-3 bedroom condo and NEED to move for more space when their first kid is coming. It just doesn't make sense to me. Newborns don't need space. They typically sleep in your room for 1+ years.

    Some couples are great with separate accounts, and it keeps away any stress or headaches . 3 checking accounts - his , mine, and a household for bills and investing. To me, it doesn't mean the love isn't there. The world seems to be great and easy when listening to you guys, but real-world real couples don't always operate that way unless it started that way. Life is too short to argue over who spent money on an item that was not agreed on( small amounts, not large purchases). Every relationship is different 😊

      It certainly works this way in the UK! Some people don't do the joint account thing but many couples do. Where your treasure is, there your heart will be also - it's a matter of trust xx

    Does the IRS do payment plans greater than 10 years? I didn’t think they did. That means the debt has to be paid in less time = larger payments.

    I don’t get the house situation. Did she say when they bought it they didn’t talk about what the plan for it was gonna be? Then why buy a house when you don’t even know what you’re doing with it? 🤦‍♂️

      She said they are up against a national park or forest or something, them buying the house probably keeps the entire area from being built up, or it is the piece of land between them and the national land.     Maybe the owner of the cabin would not sell it to the 70 yr old woman because she lived across the street from it & he cared about her & knew there was something wrong with it or in the woods nearby it & was actually trying to protect her. Or one or both of the daughters got hold of the Cabin owner’s ear beforehand.

    To the dad with the son who owes IRS. I would not lend him the $. I would also stop telling ppl that you plan to gift the house to your granddaughter. A lot can change and this may build remorsement between the son, the granddaughter, and the dad. I say all of this bc my widow 80 y o mom went thru almost similar situation with my brother. She caved and bailed him again (maybe the 5th time). My brother had no intentions of ever changing. When he passed away, he had no $ for his burial and left our kom almost penniless. Why bc he stole $ from her bank acct, bc she put him on her bank acct in case she would ever get dementia. Hopefully, his son does not have anger issues. My brother did and also beat up mom 2 years before he died. I had him arrested and he bailed out after a couple
    Mos by who else but moms
    Mom was in big time denial and kept praying he would “snap out” of it. He died at the age of 59 y o. - covid.

    Jeff, have your son learn to deal with his IRS debt & let him get an IRS attorney. They (IRS) can garnish his paycheck; while, he has his sales job. Then, take his name off receiving your home, upon your death. Leave it to Your Granddaughter. YOU have enabled YOUR SONS' IRRESPONSIBLE BEHAVIOR in All Tax DEBT & Given him YOUR WEALTH throughout his LIFE. He better "Grow-UP" NOW @ 40 PLUS!!!!

      100% agree. I felt so bad for this Dad who obviously loves his son, but the Dad should absolutely NOT bail him out - some people even on this show have fixed their debt problems with even more debt. The Dad needs to change his estate plan/trust. The best gift we can give our kids is the ability to stand on their own two financial feet. I wish I could talk to him because I would recommend a short and highly readable book - When Our Grown Children Disappoint Us: Letting Go of Their Problems, Loving them Anyways, and Getting On with Our Lives by Jane Adams. I suggest he read it out loud with his wife - the book lends itself to that. It's been around a while (pub 2004) and has helped HUNDREDS of parents know where and how to draw boundaries without continuing to pick up the pieces after kids who have chosen not to live up to their responsibilities and potential. Dad, it's time to back off and let your son learn how to be a grown-up. In addition, you don't want YOUR finances getting tangled up with your son's problems with the IRS - that's for sure!

    The cabin lady said she bought the property to protect her own house which is within a National Forest, her own home was $29k when she bought it and now worth 1 million today...the cabin owner refused to sell her the cabin (maybe neighbor disputes)...I'm thinking she gave the daughters the cash to buy the cabin to get hold of it indirectly, who really knows what she told her daughters when the cabin was bought, this is a very one sided story. I'm guessing the reason to buying the cabin was to control her original house view and value....

    For the father with the son that owes the IRS $200k...I heard disappointment, sadness and disgust in your voice. It sounds like you're going to give him the money, but this is a temporary fix to a very serious long term problem. Many here know how his life will be after you pass. Please, (I hope you don't) but if you're going to give him the money attach some strings in WRITING. 1.The son must complete FPU first. 2. The son is NEVER allowed to ask for money again. 3. The son will not receive any money when you pass (200k at 10% compounded over 25 years would take care of his future). 4. You will be allowed to see your granddaughter a minimum X number of days/hours per week/month. 5. Anything else you want to add. I can hear in your voice regret but at some point you will have to accept the past and so will he. He's a 40 man that is still making very poor choices.

      He claimed he’s made at least $100k the last few years. Now, I’m gonna assume he’s talking take-home. And it’s possible for a linemen (especially in California) to work enough overtime to reach over $100k take-home.
      My thing is no way he is making enough to afford a $1.2 million 15-year mortgage. At current rates, that is over $10,000 a month. And then of course you got property taxes, insurance, and everything else. Something doesn’t add up.

If you watch other financial you tubers you will see these types of claims all over the comments of every video as well. Sometimes the creator becomes aware and warns the viewers about them. They are annoying, but I am not sure the content creators can really do anything to stop these types of comments so best for the viewers to just ignore them.

    To the trio owning property together (Mom and 2 daughters) - what a mess! I don't think it's a good idea to buy the daughters out because that really does not solve all the problems legally. Get a real estate attorney - this is one of those times it's worth paying for one! What Dave may not know is that signatures - at least in our state - are worth NOTHING as far as deeds, etc. If there is a change in the deed, the signed paperwork must be RECORDED in the Circuit Court of that jurisdiction. It is the recorded deed that matters, not the one that is just signed by all the parties. (I work part-time for a real estate attorney.) The hosts on these shows should be careful about giving out legal advice as they are not attorneys and, while signed documents years ago may have meant something legally, today by large measure they do not where real property is concerned.

      I agree with you, partially. Dave doesn't say it's impossible but he says that if you pay more than a quarter of your take home on your mortgage, you are less likely to be able to build wealth in other areas he also says that in some markets you might have to be closer to 35% of your take-home, but in that case you have to take it from somewhere else
