Moved from SD to LV way back in 2004. All your points are valid. As a local you rarely go to the strip unless you work there. Locals don't even gamble on the strip. We live in Henderson. I can catch the bus to the airport instead of driving and parking. Winter is a joke. It rarely gets down to 35 degrees. Now the summer.... way too hot.
Nice, so you'e seen the growth in the city, and been through its ups and downs. Great thing is we can take a short trip to make winter "REAL" and summer yes, good thing it's only 3 months out of the year.
Las Vegas was one of our favorite places to live in. I remember the first time it snowed I was shocked. 😅
Ya, don’t think anyone that doesn’t live here realizes that it snows.
Ok this video gave me the background about you that i was asking about in the other video. We have spent a lot of time in Vegas at different times of the year over the last 30 years. Seen it change alot. The lack of beaches, colder winters and scorching summers do have me worried. But there are other great trade offs to be considered. Now retirement is here.

Totally agree with your assessment. I live in the Bay Area and go to Vegas about 3 times a year. We bought a newer-house in Henderson of which we rent out. The same house out here would have been cost prohibitive. We never eat out at restaurants in the Bay Area, only when we go to Las Vegas as they are too expensive here and your car is likely going to get broken into. We also only go to concerts and shows in Las Vegas which are the best with so many options. The Bay Area is all work and no play. We dream of selling our measly 1300sf townhouse out here and moving out there where you can actually buy some respect. The only reason we haven’t is because of the money and the weather out here.
Plenty of opportunities make $$ out here and the weathers great, if you don’t mind the heat a couple months through out the year.

I fw this dude! What part of Vegas you from? I’m from Chicago! Thought about a change and relocating. I come from tech + travel sales. But I learnt that Vegas don’t have the tech industry and crazy amount of startups like Chicago do. I know y’all say Vegas is “growing”, but I still feel the tech industry and the salary to match is still far behind real tech hubs. Thought about real estate, but idk - seems like hella agents there to compete with
I just looked up technology jobs in Las Vegas and there are over 500+ on indeed.com. So I'm not sure what chicago is looking like, but I would say there's plenty out here, pluse with our tax structures we are seeing more and more relocate headquarters here in LV. I wouldn't get into RE unless you want to be a "starving" artist for a couple years, it's about trust and providing value to your clients, and in order to do that you must know your product, and have a strong supporting network, which is the city itself and companies and people in it that coincide with realestate. I have been here 5 years and I am still learning new things about my city. There are a lot of agent's in all cities, they are not all created equal though. @@ShaneJudge Thanks for the reply bro! There are plenty of $80K+ jobs in Chicago, even at the entry level. The difficult part is finding the right company that will allow for remote performance so I can keep the Chicago salary and escape the exorbitant taxes here. So yeah, I will continue to comb through Indeed to see what hybrid or remote sales work Las Vegas has. It looks like you doing well in real estate, so that’s great! I was a leasing agent for 3 years before I got into b2b sales. I hope you keep doing more content and help us transplants out that are looking into Vegas. For me a walkable area that can be somewhat do-able without a car is a must!

Good video but I think your statement about someone making 65kish a year saving over 3k a year in state income tax is incorrect. I read an article recently - and I did the numbers myself as well as it pertains to me - someone making 95kish a year in Cali would only save 2.5k a year in no state income tax if their salary was the same in Nevada.
The no state income tax argument is more nuanced than what it seems on the surface. For example, if you are considering Vegas for a short-term stay - say 5 years - but the moving cost is expensive then you aren’t actually saving in the long run. Plus, car insurance can be quite high near the strip if that is your thing.

Im not sure how you got those numbers: California has one of the highest state income taxes in the country, with a progressive tax rate that can go up to 13.3% for high-income earners.
I’m not a tax professional, i was just reiterating what one tax professional quoted me at the time I inquired to make this video.
But if you want to get more in depth on tax saving if one made the move, and or how nuanced the savings may be, factor in the rest of the tax benefits Nevada has compare to California here’s a list of benefits:
🚫 No corporate income tax in Nevada.(8.84% +additional franchise tax)
🚫 No inheritance or estate tax in Nevada.
🏠 Lower property taxes in Nevada.(around 1% of assessed value, have a video coming up on the formula to get exact property taxes)
🛍️ Lower sales tax rates in Nevada.
🚫 No franchise tax in Nevada.(minimum of $800 annually)
💼 Fewer regulatory fees and lower compliance costs in Nevada.

My wife and I are moving there in August once our home is built. I am also a very avid motorcycle rider, and your info on the road conditions is very helpful. Are there any good twisty roads you can suggest? Thank again, and really appreciate the video.
You're welcome, my pleasure. On the way up to Mt. Charleston, it have a little bit of twisties but more sweepers i'd say then twisties. But besides that most of it is open and flat.
Also Summerlin for some reason it’s a lot cooler weather in the summer.
🧐 not sure you’ve spent much time here in Las Vegas during the summer, Summerlin west and some parts of it on higher elevations may be a little cooler, but “a lot cooler” maybe a bit of a stretch. Tell you what stay in town for a little while this summer and we’ll do and experiment on camera to see if your theory pans out? Lunch is on me.
Las Vegas has sales tax. In fact, LV's sales tax is higher than SD.
Yes they do have sales tax on everything but groceries and prescription drugs. Las Vegas is a bit higher at 8.375% while SD is at 7.75%, but Nevada has income tax, corporate income tax, franchise tax, and Inheritance or estate tax.

I've been seriously thinking about testing out Las Vegas for a few months to get the lay of the land before making the ultimate decision. I live in St Sauveur Quebec in a ressort-like town. I'd like to rent out this house and live half the year in vegas, I hear Sumerlin and Henderson are safe places to live. I am 66 years old and receive a pension. Not sure how to make it work financially but I know that I certainly don't want to stop working. Maybe online work, who knows?
Both summerlin and Henderson are save places to live, there are a lot of other great communities in Las Vegas as well. My wife and I want to move to Henderson and rent a house. We live in Indiana right now taking online college classes learning IT and software development. The hard part for us is finding jobs in Vegas in our chosen career fields. By the way, we are both in our 40s and have an 11 yr old. So we need a means to be able to afford the move before it happens.
It's wonderful to hear about your plans to move to Henderson and pursue new opportunities. Las Vegas, and Henderson by extension, indeed offer a wide array of job opportunities, particularly in the hospitality industry. This sector is robust in the area and can be quite lucrative. Many individuals working as servers, bussers, or in valet services do indeed make a substantial income, often exceeding six figures. Regarding your specific career interests in IT and software development, it's true that breaking into these fields might require some initial groundwork. Starting in an entry-level position and gaining experience within a company is a common pathway. The tech industry can sometimes take a bit of time to break into, but with perseverance and skill development, opportunities can certainly arise. Given your background and the age of your child, you might also find that Las Vegas offers a family-friendly environment with various educational and recreational opportunities for your family. In terms of affording the move, considering temporary or part-time work in the service industry could be a viable option. The worlds a crazy place, can't disagree with you on the first part, not sure about the swerving though, that might just be adding to the madeness.
Question. In your opinion where is a good area to find a one or two bedroom condo in Las Vegas? Any opinion on the area around Lake Las Vegas?
Depends on your life style and price demographic. There’s great places downtown, south end of the strip, Summerlin has great options, Cadence will have options soon as well.
Lake Las Vegas is great, very relaxed laid back atmosphere, like a sleepy resort town until it’s not so sleepy and they do events there, great area. Kindly reach out and I can give you the best areas that match your needs.

Motorcycle rider here, considering moving to Vegas. Have you found good riding opportunities?
Absolutely, moving to Las Vegas offers some fantastic opportunities for motorcycling enthusiasts, regardless of whether you prefer sport bikes or cruisers. The area's landscape, characterized by vast desert expanses, provides an exhilarating riding experience. Popular destinations for riders include Mount Charleston and Valley of Fire, which offer a mix of mountainous terrains. Additionally, you can take an enjoyable day trip to Utah to experience some truly breathtaking scenic routes.
However, it's important to be mindful of the road conditions. Las Vegas receives about 6.2 inches of rain annually, and the combination of minimal rainfall, desert dust, and the specific type of asphalt used here can make the roads somewhat slippery. This means that high-speed maneuvers like knee-dragging are better reserved for track environments. Also, the summer heat in Las Vegas can be intense, making it less ideal for riding; it's often compared to being in front of a high-powered hair dryer. The best times for a comfortable ride are during spring and fall. Even though the winters are sunny, the temperatures can drop significantly, especially in areas like Mount Charleston, but if you have the gear, there's nothing like a brisk sunday ride!
While there are plenty of open roads perfect for riding, navigating through the city can be a bit challenging due to ongoing construction. Nevertheless, Las Vegas still offers a great variety of routes that cater to all types of riders.
Where do you live now? I lived in WA. An SoCal, I would say the riding is 10x better then Wa. and SoCal has all those mountains away from the coast, so it's hard to say which place i'd rather ride. i'd have to give it to SoCal for their big sweepers in the mountains. I mostly ride sport, so I am a little biased on riding preferences.

I live 3.5 hours away in California and often visit Vegas, I plan to retire in 3 years and move in 6 years after my daughter graduates High School. I love it there and not just the strip but everywhere else off of it. Thanks for the reply @@shanejudge-dq7kx
I can only imagine what vegas looks like in 6 years. Think we’ll have a few more high-rises by then amongst of a lot of other things that come to mind.

Vegas are for people who don’t have to stay there year long. I retired young and I can basically live anywhere in the world. I stay in Vegas for the months it’s not blazing hot. When it gets too hot I go to Europe for 5-6 months. It sucks if you have to stay here for 12 months out of the year cause the summers most people stay indoors.
Thats great that you retired young, good for you. You get acclimated to the weather and it's only a couple months were it gets pretty hot. I see people enjoying the amazing resort pools, lake and colorado river from all over the world. Myself I love making use of the pool during the hot months and the night hikes are amazing. I can imagine how amazing Europe is during the summer though. But I think I saw something on the news about people not being able to handle last years heat wave over there?
To those of you considering a move to Las VEGAS, DO YOUR RESEARCH!!!!! This is NOT California!!!!! QUIT comparing LAS VEGAS to California!!!! You are comparing apples to oranges!!!! Comparing Las Vegas to California is like comparing Boise Idaho to San Francisco!!!! 90% of people that move to Las Vegas do not stay over 3 years so either accept it or KICK ROCKS!!!
Aggressive…. where do you live? I’m just sharing my experience of moving from one place to another, and sharing the difference from one place to another through first hand experience. And i will continue to show Californians and whoever else throughout the country who are considering moving here, which they have done in flocks the pros and cons of living in the great state of Nevada.
And I’m not sure where you’re getting your stats for the 90% of people that live here leave after 3 years, might want to double check the validity of your source on that one.
