      @@CarlWithACamera I've been following his channel for a while, been commenting, and counting down when the start of the Florida housing market collapse will begin. Friday is the day. Tom will put out his numbers and I suspect it will be worse than ever.

      @@frankrusso2093 such an outcome gets my vote as I'm getting ready to return to the US and Palm Coast is the housing market I've been looking into.

      @@CarlWithACamera It's coming for sure. I have many homes saved in my query in the best neighborhoods in St John's County and it's been cut, cut, cut, month after month and still no one is really buying. Cheap homes are still selling somewhat but drastically less than this time last year.

      @@frankrusso2093 I've got a similar list of saved homes in Flagler County, but am starting to extend my search up into St John's county. Looking at the $450-750k range. I'm planning my return for next spring so hopefully we'll see some meaningful downward price action between now and then. It's frustrating looking at the price history and seeing a $700k price today on a house that sold for $420k in 2018, as an example.
