We have 5 acres of property in Cocolalla. We love it. Haven't moved to it just yet but we have since decided we want to be further North so we put it up for sale last week. It's in a gated community. Well already drilled and land has been logged. It's ready for building. Hoping to find another 5 acres that is as nice as the one we have for sale. Cocolalla is beautiful..just want to be further north. Northern Idaho is beautiful. Can't wait to relocate from WA. We are moving our construction business and life to a freedom loving state. Cannot wait!!!!
Same here! We just bought some acreage in Priest River… absolutely fell in love with the area. Looking to start building in June. Can’t wait to get out of Washington state. Even Eastern Washington is getting bad.

My wife and I are in Coeur D'Alene right now, scouting out a new place to call home. I'm surprised by how much traffic there is on N. Government Hwy. Downtown Coeur D'Alene is beautiful with great dining options, and the lake is gorgeous. But we're currently more interested in the northern areas, especially Sandpoint. Coeur D'Alene seems to be booming and we'd prefer some land that won't be encroached on by development. I love Colorado and I'll definitely miss the Rockies, but north Idaho is awesome.
Ya definitely right now in July and August traffic in downtown CDA and on HWY95 increases a lot with it being the heart of tourist season. Once fall hits and vacationers and snow birds go home it dies down quite a bit. We love Sandpoint and up North as well! Salmon area is a cool place, live on a small village of elk bend, can build a home or live in a rv, dirt roads no street lights its amazing, we had someone from california that bought some bare land here and at the meeting he wanted us to vote in paved roads and street lights, they did not last to long and moved up north, have cousins who live in Bonners Ferry, the Burley area is nice close to Twin Falls if your into having the need of a city near by its ok place, in Elk Bend 3 walmarts all are 150 to 170 miles away, i only stay in the summer dont a fan of the cold anymore lived in Chester california for years with lots of snow and cold plus drove semis in lower 48 and canada and the -40 plus degrees was the last of the cold for me
When I grew up in WY, the population of the USA was 220 Million. You could see one home in the valley from my 40 acer property Today it is 350 million and can see 15, with homes strewn across the entire 40 mile valley. It's pretty simple, 130 million new people populate the country and must live somewhere. It is true there are transplants, but you guys have to stop with the "California" thing as they are not the majority of transplants, Texas is. They are also a very small segment of the total transplants. Regardless, most people that move here are going to be of like mind...

Just got back from a trip over there checking out neighborhoods. Loved Hayden and sandpoint. Won't be moving for another year at least, I'm worried we'll be priced out if trends continue.
OK fifth generation North Idahoan here. Yes this gentleman knows what he is talking about. Funny how Hayden is the it place now. When I was growing up, it was avoided because of the Aryan Nations. They are still around, they have a much smaller lower key compound near Spirit Lake. The few times I seen them, they acted like thugs, and nobody really liked them. I remember my Grandpa going to a tire shop in Spitit Lake that was owned by a black couple (back in the early 80's) and how upset he got when the racists vandalized their shop and ran them out of town. He wasn't exactly the most PC guy, but they had treated him fair with his tires. I remember a lot of people had boycott the store even before the vandalism. Growing up here and seeing all the changes is hard, not the racist part, I'm happy they are gone. For me it's more about how the land has changed. The Prairie used to be farm land, they would burn the fields every year. I think most of us knew North Idaho was too amazing a place to stay secret forever. If you move here take it easy on us old natives, all this growth is a big change for us. God bless.
I would recommend to come up during the 4th of july. Throw your boat in from post falls and travel up to cda lake for the fireworks. Coolest experience.
Can anyone that lives in the area give their experience on the coal trains that run uncovered from Montana to Washington that follow 95 down through Bonners, Sandpoint, Athol, Post Falls, Spokane, etc? BNSF admitted these trains lose anywhere from 500-1000lbs of coal per trip, and from what I read they're running over 15 trains per day currently. When these trains run through more populated areas the locals commonly report coal dust in the air that will build up on your homes, vehicles, and other outdoor belongings after a few days. Also, over time, elevated cancer rates usually follow in the areas around them as well. They claim to spray the coal down with surfactant before the trips, but it supposedly wears off during the trip with rain, snow and movement in general... Just curious what y'all actually experience?
Lots of coal trains. Coming from Wyoming. You know who owns the coal? Warren Buffet. You know where it's going? China. Dust everywhere. Don't move there.

Yes, compared to the national average, North Idaho does see higher radon levels in some areas. It really is case by case though, as I've seen it test way below epa levels in a neighborhood and pretty high in that same exact neighborhood. We always recommend having a radon test done by your home inspector. If it comes in high, companies can install a mitigation system that monitors and guarantees low levels. Installing that system ranges in price based on house layout, but it can be around $1,500-$3,000.

Try Silver Valley. Or Canada. Cheap has left the building about 8 years ago. Two trailers has been flattened, and a million dollar house built on the same sized piece of land.

@@danskdna8550 gee, having lived in both Southern idaho, and northern panhandle - its not that different to me. that said, there are some places in N. ID that are in a snow shadow, that get more precip.
In the Silver Valley you'll want to ask about the Superfund boundary and be really careful. CDA lake fish aren't great, but I think one a week or something is OK still. Outside the Valley, wells weren't affected. Swimming in the lake is fine.

Sandpoint is beautiful. Use to vacation there with a boyfriend (ex) whose parents had a beautiful house on the lake and a cabin we use to stay in.
Oldtown is easy access to North Spokane down Highway 2! It's starting to grow.
