  • Tour LA's $100,000,000 penthouse comprised of two side-by-side $50 million condos in West Hollywood. The deal is being shopped around off-market as a whisper listing. The super-sized combo delivers eight bedrooms, ten baths, four kitchens, plus luxurious subterranean parking in so-called "car stables" that are priced at $750K. The project was designed by architecture firm Olson Kundig, and developed by Townscape Partners. The projects listing agent Frederik Eklund of Douglas Elliman gives CNBC's Ray Parisi a tour of one of the priciest condo deals in all of Los Angeles.

    Imagine paying that much money and still not owning the plot of land it all sits on. 100 million dollars for a nice view? Hikes in the area are free and you won't look down and see all the homeless living in the area.

      The owners of all the apartments share ownership of the land the building sits on. (Atleast thats how it works in my country. Dunno how you do it in Uncle Sam's land) Ever heard of freehold condominium deeds?

    50m is overpriced for a penthouse without views and a private swimming pool. LA is not as lack of land as New York. Such properties usually have a higher asking price so that when buyers make a purchase with 20m, they will feel like a bargain

    At least it's an actual PENTHOUSE. Countless people pawn a "terrace apartment" or a "high floor" apartment or a "floor-through" apartment as a "penthouse." If you are confused, check your favorite Architecture 101 textbook for the definition of penthouse.

    The difference between Los Angeles and New York or Miami is that LA has mountains overlooking the city. If you want to be high up and have a view why have a condo with limited space and nature when you can have a mansion on the hills with several floors giving you different views. You can have a private swimming pool, private home theater, a large garage, an actual yard with trees, a garden, etc.

    They say there is a buyer for every property---perhaps---The very idea of paying $7,700.00 a sq ft is outrageous---I saw a condo in NYC recently they wanted $15,000.00 a sq ft----No matter how rich one is there has to be a line in the sand about value----I would love to own this condo for 3 or 4 thousand a sq ft --TOPS !!! Other people in the building who pay in the millions for a place need to pay 750,000.00 to park a car? Really?

      The asking price is insane. The nicest houses in Bel Air don't even break $4k/sqft. He's talking about the penthouses on billionaires row in NYC, but they overlook central park. A nice view of LA is not a view of Central park. How many Michelin Star restaurants are within a 15 minute walk? How many designer stores? I bet not that many. And $750k/parking? They're asking $2,000/sqft for PARKING

    Remember when condominiums, apartments and penthouses used to be more affordable dwellings than buying a home? The reason you used to buy a home was not only because you didn’t have to pay an HOA fee, but because you were buying the land as well. Yes, there’s insurance and in the event of a fire you can probably get your investment back if you buy a condo, but you’ll never own the land. They’re just selling you the view. 100 million seems excessive for a nice view, even for LA.

    Incredibly over priced for a condo built among furniture stores, and above other stores. Nobody living here can fathom the remodel of this old building into expensive condos. The best condos in this neighborhood go for $1.7 and most rent in the $3-6k range. If anyone buys this condo, know that they’re laundering money and couldn’t care less about what this condo is, or where it’s located.

    I’ve never understood why they always say ‘it’ll be the highest price ever realized’ like all of your buyers in some way are businesspeople or in finance and they look at COMPS right? It would be better to point out, this building is priced in line with comparable penthouses/estates that have been sold over the past 5 years by square foot but delivers exceptional value being in a better location those others weren’t and having an extra 2000 sqft terrace that other builders couldn’t get. Hearing something is priced more expensive than any other property sold makes me feel like it’s not worth $100,000,000. Probably needs to take a haircut before it sells.

    i’m a money is no objet type of person, wouldn’t blink twice paying $30m for a west village townhouse... but for $100m and you don’t even own the land, let alone the entire building, even has me a bit skeptical lol. it’d be different in nyc, where land is scarce and people tend to specifically want to live in self contained buildings on high floors. but in la where land is more plentiful and seamless indoor/outdoor living and nature are kinda the entire point of its appeal and desirability as a place to live it’s not as enticing a deal. you could go buy a place the same size with a ton of land in bel-air or brentwood for half the price and get a lot more privacy lol.
