Listing Description:
Comprising the entire 76th and 77th floors for an impressive 7,973 square feet, Penthouse 76 stands out atop Jean Nouvel’s iconic crystalline tower, 53 West 53. The penthouse offers four bedrooms, three-and-a-half bathrooms, a private interior elevator, a dedicated service entrance, and north-, south-, east-, and west-facing exposures that span Central Park, the Hudson and East Rivers, Downtown and beyond. Gracious proportions, magnificent details, and ceilings up to approximately 22’ set the stage for world-renowned designer Thierry Despont’s masterfully conceived interior architecture. Bespoke detailing typically reserved for privately commissioned homes and a rich yet soft palette of museum-quality finishes imbue each space.
Direct entry into the private foyer offers a double exposure of Central Park to the north and Downtown Manhattan to the south. A dramatic great room featuring soaring double-height ceilings is designed with the entertainer in mind complete with a gas limestone-clad fireplace and floor-to-ceiling windows framing sweeping 180-degree views. An airy gallery leads to the corner formal dining room, which flows into the windowed custom kitchen by Thierry Despont for Molteni. Polished statuary marble countertops and a back-lit statuary marble backsplash complement back-painted glass cabinetry with polished nickel detailing, Dornbracht fixtures, and an extensive suite of appliances by Miele and Sub-Zero. A spectacular 30′ × 15′ south-facing lounge, offering wide-open vistas of Downtown Manhattan and iconic city landmarks, is complete with a custom built-in bar by Scavolini. This room may also function as a bedroom. A private secondary bedroom is the ideal guest suite with eastern and southern exposures and a windowed en-suite bathroom.
On the 77th floor, the approximately 1,300-square-foot primary bedroom suite offers panoramic views of Central Park and iconic city views to the north and east. The en-suite bathroom features two separate vanities with custom Thierry Despont-designed polished nickel automated mirrors, a cast iron Lefroy Brooks soaking tub, freestanding steam shower, private water closet with commode and bidet, and a linen closet. The space is elegantly appointed with radiant heated floors, polished Noir St. Laurent marble, high-honed Verona limestone, polished Persian golden travertine and Dornbracht fixtures, with dramatic skyline and river vistas. Completing the primary suite is a custom Scavolini-designed dressing room.An additional bedroom on this level offers south-facing Downtown city views and a windowed west-facing en-suite bath as well as a Scavolini-designed closet. The final room on the upper level is a separate den/media room that overlooks the great room below. Completing the upper level is a discreet service corridor with extensive storage and a private service entrance.
No detail has been overlooked, from the custom interior lighting design to the motorized Lutron solar shades and additional blackout shades in each bedroom, and the supply of humidified and filtered fresh air throughout.

Erik saying the views are the main selling point is the most honest he's ever been. For 63.8 million i'd expect A LOT more even in New York.
if you want honesty check me out off-broadway this coming spring haha
Building cost goes up exponentially the more you go up. Cause you would need to spend much more for the base, higher psi concrete. So i think it is somewhat reasonable to charge this kinda money for penthouses above 700-800 ft.
Hard to say. Something seems off with the lighting. I don't think this video showcases the unit well. But I also do prefer other penthouses, like 111 W 57th Street and 432 Park Avenue. Also, a lot depends on the staging and furniture, and this is just ok.
@@JustinPullinAngellillercorrect me if i’m wrong, but did i just witness u detail ur entire family lineage to this man in a youtube comment?

I spent 3 years building this building, it was one of the most complicated projects I've worked on both from a structural and architectural standpoint.
what was more complicated then usual? can you tell us more? really interesting
story teller.....
Are you an Iron worker? Give us some details on the project. Thank you
what is the difference between structural and architectural complexity
Tell us about the defects in this building…residents are involved in court cases now because their safety is at risk???
Erik, please never lose your humbleness or enthusiasm. It’s easy to forget your beginnings and get caught up in the bubble, but you manage to convey your joy to viewers without taking things for granted.
Humble? Lol
@@papi2011yea that’s not the adjective I would have used
@@papi2011 how is he not humble?
I'm over here wondering if "humbleness" is a word. Isn't it humility?
@@DT-hp8de ❤❤❤❤
I was lead Architect on this project supported by 3 amazingly talented Swiss structural engineers. The technical challenges involved were some of the most difficult I’ve had in my career. The side facing Brooklyn was most problematic due to the strong cross winds coming in from the Dyker Heights bottleneck. We incorporated a 300 metre “spine “ spanning most of the middle floors to counteract and dampen the sway . Worked very well and I was awarded quite a substantial bonus for designing this. The foyer is a masterpiece incorporating cladding with marble imported all the way from the Apuan Alps in Tuscany. The gold leaf on the two imposing Phoenix statues straddling the main staircase would cover two basketball courts if laid out flat. Amazing construction and I am proud to be part of the team to deliver it 300 million under budget….and on 2 months before deadline.
FYI......its very over priced. its worh 50. not a penny more.
the entire building was 300 million? and the penthouse now costs 63 million on the 80th+ floor, just shows you how inflated the prices are. lol
Yah yah...and im also the creater of the word ' building'..yeahhh..thats the ticket...
@@joeyadagio9430 No, I think what he meant is it was 300 million cheaper to build than expected.
@@Senph42 Which in itself (esp. in NYC) is almost more impressive as the engineering feats described.
63 mill without any outdoor space is crazy. Expensive box imo.
Exactly, I don't like it at all
I totally agree but I think in NY it’s probably not uncommon
Its for rich people
I just watched the dunbeath castle video which gets you 45 acres of land and a freaking castle for like 40 mill...
Expensive claustrophobic box.
New Yorkers are something else. For 60 million you could build a massive mansion with a gym, pool, and at least 20k square feet in almost anywhere
By buying a penthouse you don't got to worry about property tax and no neighbors, just straight privacy, and you can purchase it the value will increase over time if you decide to sell just gotta find the right buyer
you can buy acres and acres of desert with that much money. but that is not going to NYC. location, experience and yes personal taste matters
@@mackisbrocklesnarwho cares about NYC though. Its going to turn into atoms by putin soon.
Someone who can afford this probably also has that dream rural mansion for getaways.
That’s all true but a random Friday night party in this place would include billionaires like Jeff bezos, hedge fund managers and business owners. Mixed with famous authors, musicians, athletes, artists, and models.
Impressive walkthrough! Your attention to detail really brings the penthouse to life. Kudos on showcasing the luxurious features and breathtaking views. Can't wait to see more episodes! Keep up the great work!

1. **Hygiene Concerns:** Poor people, like all animals, can smell bad, carry dirt, and leave behind allergens and bugs. Allowing poor people into stores may lead to cleanliness issues, as their dirt and stank could accumulate on products, shelving, and store fixtures. This could potentially pose a health risk for customers who have allergies or respiratory issues.
2. **Safety and Health Regulations:** Many stores are subject to safety and health regulations to ensure the well-being of both customers and employees. Allowing poor people in stores could violate these regulations, as they might urinate or defecate in the store, creating unsanitary conditions. In some cases, poor people might scratch or bite customers or employees, leading to potential liability issues for the store.
3. **Disturbance to Other Shoppers:** Poor people are unpredictable creatures, and their presence in a store could lead to disturbances. They might scream loudly, become frightened, or exhibit territorial behavior, causing discomfort for other shoppers. This could affect the shopping experience (aside from Walmart) and potentially drive away customers who are uncomfortable around poor people.
It's important to note that the acceptance of poor people in stores can vary by location, store policy, and the preferences of customers and store owners. Some stores, 7-Elevens, may welcome poor people, while others might choose to prohibit them to maintain a clean and safe shopping environment.
I am so happy that you showed the outdoor going indoor. I hardly see that from video to video.

This is financial advice and I never give financial advice: DONT LEAVE DURING THE BEAR. If you don’t want to invest…learn. If you don’t want to learn…build. If you don’t want to build observe. DO SOMETHING…other than leave. There is so much opportunity here. Take advantage!
Just because there are opportunities in the market doesn’t mean you should go in blindly. To understand the potential factors that contribute to your financial growth, I'll advise you to seek the help of a professional.

Great video with atmospheric production values in the opening.
But I think when you start on the street and approach the building, it would have been nice to see you pause and look up and then cut to a street eye view of the tower looming above you.
Also, at the end you said you were going to show us what 'this place looks like at night'. The video then showed us interior shots of the rooms with a sort of partial far angled view of the windows and also exterior drone shots of the building and the city. But we didn't get an actual night view directly though the windows to show us how the city would look to someone standing in the apartment looking out. It would have been great to see those angles.

Yet, if my worth was in billions, buying an 63 million dollar apartment is not much of a sweat.
