    The soffit material is "espadrill"? I am looking for a new ceiling in our garage. Do you know the correct name and a supplier? That would be helpful. Thanks.

      I don't know where to buy but my guess is most places selling roofing materials will sell this also. Our contractor supplied the materials for our back porch ceiling. The correct term in spandrel. We were way off lol.

    You could actually raise that AC outdoor unit blocking the passageway, above. Just need reroute those AC pipes. Raising it above will have more air circulation making it more efficient.

    Coming along great on your home project. Don't forget to buy slippery free tiles so that when it rains and the floor gets wet nobody gets hurt. On your roof project around the sides of the house, you can use sun roof to take advantage of your natural sun light for brighter effects.

    When concreting and tiling , make sure you have run off for rain water, and drains set in to move the water away , in your roofing areas make sure again the water run off is away from the house, we all know when it rains it's huge rainfall. Good luck , I'm sure it will look very nice.😊

    You could have a metal decorative fence that has a modern look that keeps people from seeing in but air can still get through and some light too. Try not to darken the areas needing lights ,

    Great idea we also plan on tile around are house we did do now concrete but make sure you install drainage we also have a powered gate slides open

      We have several floor drains around the house and thinking about adding another. I like the look of the tiled garages that I've seen, so Im excited to get it done.

    Where we are outside of davao a 240 sm lot is 3 million but it's a very safe area good luck with the fix up and BOOMER SOONER!!!

    Even if you go over 80K you have done well, very nice house for the price and will be worth much more in the future once they start building that Manila to Bataan bridge. Think I am gonna start looking for a good size lot with a view in Mariveles area or higher up going towards back gate of Subic

    Soffit is what the”under the roof stuff” is called. I added recessed lights into mine for added security around the house. Just make sure they add ventilation panels in it a house needs to breathe. We got ours from someone in Manila I’d have to find the paperwork to remember their name I think it’s US Steel Roof Company they sale it all roofing, gutters, and soffit.

    It's a nice property Scott and Cecile, well appointed and secure. What if any measures do you use for alternative power during brownouts? When we were resident at our Cebu home we purchased a reliable gas generator for that purpose and could run it all day if need be. I also had several rechargeable lamps for night use if needed, upstairs and downstairs. I'm thinking about getting solar lights for outside plus a couple of cctv cameras when we move back permanently 2025. Bob.

      We havent made many provisions since we are short timers right now. We have several outdoor solar lights and some rechargeable lamps inside of the house. We would love to go 100% solar but the cost may be too much. Gas generator would probably be purchased in the future. We had one brownout on this last trip.

    Garbage disposals are now outdated and they clog your drains so please give that a miss, last thing you need is maintenance problems, and drains blocked up, hey if you have vegetables off cuts etc bag them up , people will take them off your hands for there chickens, cheap easy and people will thank you for the chickens food lol, omg I had so much to say sorry its just experience over the years hope you don't mind my advice cheers

    Instead of replacing the tiles. Contact majestic chemical industries.they put a epoxy coating over the tiles instead of ripping them up and replacing them

    Marker thanks for the info,,, much appreciated, it maybe better for us to finance a home then, I am able to put half down perhaps and save on interest and monthly payments?,,, I seen and have been looking into home building on your own expense as we’re going along,,, but that too will exceed about $4 million P,,, perhaps $11 million P at 2400 sq ft home,,, I was looking at your home and seems like you done well in your decisions,,, thanks again God Bless,,,

    $80K for total makeover is a big bargain. Sure looks so good and indistinguishable, entirely different fr the original. Your creativity is so inspiring.
    Garbage disposal and dishwasher are out of my picture. In Pi we normally screen out all the solids, and handwashing the dishes is more practical.
    I DIY my house in Abucay, 2BR Bungalow cost me over $200K already and continuously renovating during my visits.
    I have3 16ft gates. 2 sliders and 1 swing. Roller, hardwares, same as used in airports purchased from the States.
    My double in-swing gate is motorized, 220V fr amazon about $400 and maybe $300 for just a single ram. Stepped down to 12V DC with battery bkup. The unit is stainless steel and will easily fit in BBbox or checked baggage.
    Nxt month Feb28, guest are coming and I intend to rush enclosed part of the back porch as BR (without bath).
    This coming Xmas more guest are coming and maybe have to add another BR with bath. If so, I'll probably have to return again by June for the project.
    Maybe you can share your masons contact info as my backup just in case. Thanks.

    80k $$ is a lot to renovate a house here, way enough for that size house. I did 60K renovations on my house here in Manila and got a lot I mean I basically redid the entire house new. Cheap labor unlike back in U S.

    Good Afternoon Scott, I am on your side that the color of the tiles are a bit loud. Scott since you are in the construction business, I want to get your view on why the Concrete structures seem to be so affected after a short period of time has a lot of Spider Web cracks all over. In addition to that more serious cracks can often be seen on houses and other structures. Is the Cement not being mixed correctly, the quality of the Cement used what is causing these issues. Thanks.

      Im not involved in building structures but my guess is mainly from the heat and also earthquakes. The spiderweb cracking is probably only affecting the skim coat layer over the hollow blocks. Thats typical construction in the Philippines and our house has held up well being built in the 80's and not much cracking going on. Cement to sand ratio probably varies and can issues as well, I'm guessing.

    I love your place! Is it necessary to have all windows and doors with burglar bars? Sorry, just not understanding if they are required for all homes in PI or only in certain communities..
    We recently retired and were thinking of moving to PI and looking for a good place to buy a home. We are waiting next year to make the final decision, after election, if economy and things stay the same in the US we are definitely moving.

      Our house came with the security bars. We've debated about removing them. Definitely not required.

    Hello Marker, I had a question, my wife and I still here in Ak,,, haven’t made up our mind yet when we’re heading back to Davao,,, we are looking online for another home 2400 sq,,, when you purchased your home how did the bank finance?,,, do they include the interest as part of total amount of the home?, like give me an example,,, like if you financed $68,000 does the bank include the total amount of the interest into the loan amount?,,, so $68,000 plus interest?,

      Our loan amount was 3.1 million over 15 years with a monthly payment around $550. We paid 400k down. Each year we pay extra toward the mortgage balance. When we do the total amount and the payment amount comes down. We get an updated payment schedule. We owe about 800k php still and will pay that remaining balance this year saving several years of interest. Our current payment amount is around $200. So yes, loan amount plus interest over the number of years financed.
