      And I was just confused how the real building date could be so unsure that you have a span of 110 years in which it could have been built😂 But a small typo makes far more sense😉

    Dani, minor comment, your backsplash is called stacked stone. And you’re right, it’s not easy to clean. Major comment, if you remove your master bedroom closet and replace it with built-in wardrobes, depending on local codes, it may no longer be considered a bedroom. Thusly making your home 2 beds instead of 3. Something to research/think about in terms of real estate value. Edit: I didn’t see any comments about it, but I don’t advise having signage pointing to your “studio”, because of security concerns. You have lots of expensive materials and equipment that you don’t want to walk away.

      Also check and make sure the former owner got permits to change the garage into a room if they needed one, if they didn't and you try to change it or renovate it, needing any permits, they may require you to change it back to a garage. Not sure if this is the case where your home it, just something to be careful for.

    You can thank the wallcovering installer for prepping that wall correctly so that the paper was easy to peel off! Otherwise you could be standing there for days with a bucket of hot water and a utility knife making a huge mess then having to patch and sand the wall.

      The trick is, if it's installed wrong add fabric softener to the water and use a sponge to wipe it down. You wait a few minutes then it'll peel the front layer off (sometimes the glue layer too if you're lucky). Once that's off sponge it with the water and fabric softener again and the glue layer comes right off too. 😁

    the weird landing is what use to be a horizontal door that separated the attic from the main house. So your upstairs use to be an attic. The door/staircase meant that you had access to the attic for easy storage but that you didn't have to heat the attic. and Congrats on the house!!!

    HI! I'm a historian working in a period house museum. The awkward landing is probably not original to the house. It was common practice in the 1860s for farm houses to feature a loft style sleeping area accessed by a ladder, so it's likely that when the stairs were added, there was a need to adjust the exiting floor, leading to an awkward landing. My museum has two of these from when stairs were added in the 1880s.

    Was the house remodelled several times? Everything looks so new.
    The interior doors look like composite wood, the front door looks modern, and the walls don't look plaster.
    *This is not a critique! I live in a 200+ yr old home so when I saw the year the house was made I thought it would be similar to mine.*
    (Your basement looks EXACTLY like mine haha.)
    Your kitchen is a very good base, especially the updated appliances!
    Don't worry about painting those cabinets, they aren't original antique wood, and painted kitchen cabinets are a very farmhouse thing to do!
    Home Depot should sponsor a hardwood floor installation for you AND kitchen makeover!

    I like the glass door ideas though a glass door on a bathroom has always made me uncomfortable. I'd recommend maybe a pocket door that would offer the privacy you'd want for a bathroom but allows for perfect lighting when you open it.

      She did say they would be frosted glass, therefore you wouldn't be able to see anything really besides light. I can't wait to see what it looks like! 😊

    What a delightful house! One piece of advice: Take some time and let the house "tell" you what it wants to be. You may find yourself developing an appreciation for architectural history -- and plenty abounds in that house, despite the new windows.

      Wow Virginia just what my friend said to me 2 years ago. Don't jump into anything. Sit back and watch observe what the house tell you. And it is so true. 2.5 years and only done front porch entrance door lounge and the kitchen paint the rest still not talked to me. So I am waiting. Hope this summer I can do the rest. How smart was it to say that. I will ring my friend and tell her about you she will appreciate it.

      Actually, Erika, that piece of advice came from Paige on the "Farmhouse Vernacular" channel. She and her husband, Brandon, and their two cats, Baron and Panther, purchased a 1905 farmhouse in Kentucky, just south of Louisville, and have been restoring it room by room. She actually chose to build a 1905 kitchen, rather than put up the usual factory-built cabinets. Fascinating work they're doing.

    The fire hydrant rust aids in the coloring for the hydrangeas. It’s a way to infuse color in the bloom.

    Heads up! If you change the stairs to wood you might have a hard time getting kenobi up them. Obviously all dogs are different but we had to add carpet runners to our hardwood stairs so our German Shepherd could get up and down safely.

      Dani, DO research "barrier aggression" before you let Kenobi loose in the yard any time he wants. Lots of people do this for YEARS & then realise their perfect temperment dog has become CRAZY aggressive at your fence line ! Not a dog trainer, but figured I'ld warn you to look into it before it becomes an ingrained habit !

    Congratulations! Don't worry if anyone likes the choices you make for your house. YOU'RE paying for it. YOU'RE doing the work. YOU'RE living in it. Aaaaaand YOU own it!!! Do what YOU want!! That being said, while I love cherry wood I think painting those cabinets will brighten the space. The home my husband and I live in has rather dark kitchen cabinets with only one small window. After 3 and a half years of living here I would not miss the wood if it were painted. And I love wood. Haha. In my last home a installed maple shaker style cabinets in a medium color in my kitchen. That kitchen had SO MUCH LIGHT that even the black galaxy granite counters I added didn't darken the kitchen. But you go for what will make you happy.

      Truly. When she showed the outside and the date, I was like... Huh? The siding, the interior doors, floors, everything is just so new (but dated lol) and ugly compared to the beauty I'm sure the original was. I also hope Danie will bring some of that character back though!

      open concept isn't 19th century charm either. I'd start with figuring out where the front door used to be and replacing it with a wood door, probably with big wood moldings and maybe a porch. Then restore the outside to wood, which might still be under the vinyl. I live in a slightly older home (1850-1860) and am working on an unfitted kitchen currently (far more useful and beautiful to me than psuedo farmhouse). None the less, up to the owner - but it's not a pleasant historical example for a technically older home. Except the cellar, which was lovely. It is clean and cleanable which is nice at least.

      @@meghan7474 subway tiles are timeless. you know what's a huge pain in the ass to "refresh"? brightly colored/patterned tiles that start to look dated in a couple years.

    I 100%agree on painting the cabinets to lighten up the kitchen, but please do something more interesting than regular subway tile. You're so creative and skilled and could do something still classic and great for resale, but more interesting and fitting to you. Harvest table is STUNNING. CONGRATULATIONS! so happy for you guys

    I love old houses. For the powder/laundry room you could always make a barn door or pocket door so it doesn’t swing in and hit the toilet. I built a barn door for my small bathroom because the door used to hit the shower.

    For that weird little ledge above the stairs turn it into a feature! Put in a skylight above the stairs to bring in natural light and then some shelves on the walls and have a bunch of plants there!!

    Danie, kitchen: you should paint the upper cabinets in the kitchen and leave the lower cabinets wood because it looks like actual furniture instead of kitchen cabinets. great for a farmhouse!

    I love that backsplash. You can send it to me when you get rid of it. I totally understand getting rid of the tile countertops even though they're in great shape. You may be able to change the line of the ceiling in the bedroom where the door hits the ceiling. You could possibly redo the drywall in some areas to surround the joists instead of bridging them. That would give you some interesting nooks. Two words to consider--lead paint. You've probably got lots of it. Be careful when removing walls etc.

    My 2 cents...take the sink off the diagonal when you do the counter. And be sure to pretreat and seal butcherblock if you use it around the sink. Great kitchen bones!!

    Those hydrangeas around your fire hydrant are gorgeous.
    The backsplash in the kitchen, looks like limestone, just needs to be sealed until you change it, keeps it clean and from potential stains

    I would create a full, deep linen/storage closet in that bathroom niche, the front of which would be even with the wall behind the sink. A vertical section of closet could hold tall items like vacuum, etc. other areas could have shelving for your linens, out of season blankets, quilts, clothes, woolens....

    Love the house! And your ideas for the kitchen. Exactly what I would want to do!
    Just a thought on the bedroom. Taking out the closet may legally declassify it as a bedroom (that’s how it is in the US at least.) Something to think about for long term resale value.

    Love the house!! One fast up-to-date change -- after painting the upstairs bathroom - get a new curved shower rod and put it higher on the wall (and add a new longer shower curtain of course!) The higher shower curtain rod and longer shower curtain can really help the whole space appear to be taller! In the very very long-term changes -- consider adding a plan to create a second bath/powder room on the main floor -- really adds value to a home!

    I made mistakes on my first home that I would never have done on my second. So if you can , let the kitchen be the last thing You change . They really are beautiful cabinets. Paint everything is currently in style. But. In a few years that will most likely change. Maybe painted barstools or something like that. Painted picture etc. Maybe some painted shelves nearby. I love watching you and Alexandra.

    Congrats on the new house! Yes, the upstairs was probably an unfinished attic with a 'trap' door where the stairs go up. That means the stairs were probably add-on since the attic door would have been probably a pull down. Stair cases were very narrow.     The builders daughter in me thinks you should ripe out the downstairs wall and staircase then turn it around to face entrance. And open up the roof on one side of the house to get 2 more bedrooms so you can use the other 2 as your big master bedroom 😁

    If you ever decide to renovate the basement, you can dig out the floor to give you more headroom. It's about 10 thousand dollars but it sure beats having to pay for a more expensive addition

    I recently found your channel, you have some really good ideas. I have a few ideas you may like, entryway closet, take the door off and make some built in storage with a bench, and they play set in the backyard could be sold to turn into a chicken coop.

    Congratulations!!! This is an awesome house! There is nothing better than your own home. As for the studio room, you probably already know this, but for small degrees of slope (maybe just enough to keep the pen rolling) there is a floor leveler material. It is a liquid that levels naturally and drys solid providing a surface you can put flooring over. This it is my BIG tip! I hope it helps. It beats messing aound with the foundation. Here's my wish for your home to be filled with light , love, and laughter!

    @DIY Danie i only know because this problem just arose for my mom : when a kitchen counter is tiled like that, to change it you have to break all the tile to find where all the screws are to take it off, otherwise it will rip things to pieces and you can say goodbye to your cabinets.
    A decent solution is apparently a resin that you put over the tile, it has a waxed concrete effect.
    Nowhere near the beauty of butcher’s block, sadly.

    I'm so glad you're painting the kitchen cabinets white/cream, and getting rid of the tile top and fireplace surround backsplash. What a weird combination. I personally hate cherry wood or any dark wood kitchens. I find them depressing to work in, but that's just me. 😊 And congratulations. Buying your first home is so exciting!

    I wholeheartedly agree with your decision to paint the kitchen cabinets! While they do look like they are brand new, the color is way too dark and I would also go with the flooring colors over the cabinet colors. I don't understand why anyone did tiled counters--talk about a pain to clean! The stacked stone backsplash is pretty, but it's much more rustic than your style and you're right about how hard it looks to clean as well. Great ideas and I look forward to seeing it all come together! Congrats!

    CONGRATS!!!!!!
    I love the textured glass in the entry door. Really like the slopped ceiling/short walls in the upstairs; I grew up in a farmhouse that had these, always feels so cozy. I agree with the textured glass in the upstairs doors, will let in so much light. I actually have a door to my guest/office/library that I want to do that with.
    The stairway with the ledge area, I'm going to guess that maybe at one time the wall was not there and it had a railing and open area as you come up the stairs. At some point, closed it to provide another room.
    Super BONUS, you get a studio, garage storage area and shed for additional project work space, NICE...
    Lots of backyard for future projects, back yard is really nice.
    Maybe you'll get lucky and even have a friendly ghost that visits on occasion.
    I look forward to the room by room make over, update, revamp and make spectacular house to home. Congrats again!!!

    Congratulations Danie! That is a GREAT first home and an amazing yard! We have an old home as well and need to duck heads down cellar when we go by a beam. My dream has always been to raise the house and increase the height of the cellar. It is a "thing" and I would have loved to add all that space as living space. Your backsplash is Travertine tile. Same thing the Colosseum in Rome is made out of, so it will LAST. It was very hot in Massachusetts in 2013, may still be. It needs to be sealed to be used in a wet area. It is a kind of limestone, I believe. And I don't think it will be any problem to clean, especially if it's sealed. Looks like you have a ton of projects, even though the house seems to be in great condition overall, so we will have years of viewing ahead of us! Enjoy the process!

    I wouldn't combine the two bedrooms. Having moved from a US house to a UK home (much smaller), I've discovered I didn't need the big bedroom I thought I needed. The built in wardrobe and built in end tables and chair (all bedrooms need a chair or bench) that you plan would probably provide you with everything you need and feel spacious enough and easy to keep clean. This way you keep a guest bedroom and for resale, you have three bedrooms. You never know what the future might bring. I never had kids and yet ended up as the guardian of a teen in my 50s. That 3rd bedroom came in handy (cause the 2nd was used as an office). And yeah, using the 3rd bedroom for closet space / storage would make life so much easier. (You might find that easier and more enjoyable to access when it comes to Christmas decorations and such.)

      I also thought that it's often better to have a room for privacy when someone is sick. Especially if they feel very cold.
      (I suffer from migraines myself and need a dark room.)

    Lovely! If you are doing major work and it’s in your budget, I’d swap the very large bathroom and third box bedroom around. You’d have more space and that bedroom would make a decent-sized bathroom.

    The house is in excellent condition inside and out. fun gardens to improve upon. Really great house! Cleaning up the basement and adding a finish to the rock foundation like modern day whitewash would make it less creepy and keep it cleaner with less bits coming off the rock over time. Looks like the basement windows have been replaced which is great. Adding good shelving or better floor would help too (not sure what the floor currently is; if it's cemented that is good). My grandma's arts and crafts style house had one area of the basement cemented, then there was a step down to a larger area with a dirt floor. It had a rock foundation. IOnce every two decades of so the dirt area would flood if there was a huge amount of rainfall.
    I would remove that odd mini-ledge along the staircase by removing the wainscoting and widening that narrow stairway. Add a handrail for safety. You could even remove the half wall on the living room side of the stair and add a more modern stair rail to open up the stairway even more and bring in more light to the upstairs landing, like, say, black metal with wires running parallel to the rail. Great idea to use frosted glass on the doors upstairs. I don't know why more people don't do that b/c tops of staircases tend to be so dark and they COULD be so airy and light filled.

    Russian sage is beautiful and easy to grow but.... two draw backs..... it keeps growing babies so it will take over the whole surrounding area and the bees really really love it so might not work near an entrance to the house (visitors and trick or treaters won't like the bee friends).

    Congratulations and I'm so excited for you! Its good that it isn't in a ruinous stage so you can live there comfortably enough while working on it. I love the studio's access to the yard and that delicious porch. I'm sad you're plsnning to paint the kitchen cabinets but it is what it is. Its an amazing yard and I am just so envious how flat and spacious it is (our back yard is heavily sloped). A she shed! An office and studio! A real estate agent might tell you not to knock out the wall between the bedrooms, it would make fewer rooms and not be so good for resale, but I'm betting this is your forever home. So very happy for you!

    Congratulations! We installed a glass paneled door (using rain glass) in our bathroom. It made a huge difference in the amount of light that comes into the room. I look forward to seeing all the changes that you have planned!
