The owner of that property is very lucky for you to fix or renovate their house so after you leave they have new and renovated place,I just can’t imagine how long you’re gonna stay there to at least worth the expenses that you made,enjoy your place!
He explained at the beginning of this vid. He gave the rent price, the renovation cost and those numbers combined in a monthly price over the 2 year lease. Hard to provide any more thorough information than that.

Hi guys!👋HEY JUST AN FYI At the beginning of your video when you were talking about Hardie board when you came in through the doors into the bottom of the house, right when you came in through the doors to the left you were talking about the board and that first board I could see light coming through from the top all the way down like a stretch of light coming through which means at a certain angle you can see daylight coming through because the board isn't far enough over or they're not. I don't know but you probably want to make sure there's no light AKA air coming through because that was a lot of daylight I saw coming through your Hardie board. I don't know if you saw that, but if you look at the video you can see real quick. A whole bunch of light coming through on that one side so I don't know if they're going to caulk it or what they do to fill in that Gap Because you said you're going to have air conditioning and if there's little gaps of air / day light 😅 coming through That's going to make your aircon electric very high

Wow, how lucky is your landlord of the house. You are basically rebuilding his property at your own expense (I assume). I hope he plays his part and gets on with giving you a beautiful wall, front to back, to screen that vacant land. You are doing really good things (and making such good decisions) both here and at the Beaver. You are changing more lives than your own (and that is the best part of course), well done to you.

It is so hectic, but suggestion, I’d make time to continue with Illustrado in the old stomping grounds. I’m not knocking the RC stylists before I’ve seen their work, but it wud be a relaxing & refreshing break for Michael every so many weeks…. & Illustrado consistently provided THE LOOK. 🔥

Michael place looks great. Glad my friend Nonoy is helping. The Beaver looks great. I think I will have breakfast at the Beaver Sept 1 or 2nd depending how I feel with the hour change. I do miss Roxas City but I am having fun in the US with my kids and grandkids. Keep the videos coming they are great.

Maybe a few more outdoor outlets? For Xmas & other outdoor lighting plus the charging electronics, tools, outdoor toys of Lara, etc…when outdoors ? Never too many outdoor outlets… (from a main Lighting Elf).

@@iteliano it like I said it's all about who you know and who you get to do it and who they know I played hell purchasing our property in the mountains everything I did I was getting slammed with skin tack I finally found a guy who was the contractor here Filipino he got my fencing permit my building permit and built us a small native house Ran electric and water constructed septic tank so we could move in and start the building phase of our house it's a real pain in the ass here good luck if you do it
The Philippines had a building code. It is protection for the owner to follow building codes. Why is it, if someone gets hurt and has a casualty? Believe me, a lawyer will come to you to sue on behalf of their clients.Dont underestimate PHILIPPINES LAW it will bite you big time .

I can see what you mean with the lighthearted humor & an Old West feeling, to me it gives more the obvious rustic Mom & Pop or Tatay & Nanay beach/Far off Island vibe…but I can kinda see the Ol’ Frontier West thing too…kinda maybe…not so much though, except the cowboy hats!🤠💛But I don’t see the “settle” part, this is only the beginning, but high quality/high standards are paramount to everyone involved, it seems to me. Sir Ray was a senior or chief? bartender on an international cruise ship. The competition for those positions is fierce & it is a grueling pace. If you made it there, you’re the crème.

How will the new stairs be configured for the bathroom? Maybe plant those fanned out flat spreading palms alongside the neighbors. Would look awesome as a privacy screen and not take up much space.
That is totally shocking that a Filipino contractor would lower his bid by almost 30 percent . Never seen that before here .
I dont see anything shocking about it. When Filipino see a foreigner they will inflate price by 3x and than they have room to negotiate. We asked price for transportation, they told us 300 Pesos. So I sent my wife alone and it was 30 Pesos. So she booked it for two and that I showed up.
Foreigners are walking ATMs for locals.

In Seychelles any house on the beach if you do not have over 100k pesos per month just forget it. This B&B if you do not have 10k per night here forget it.

The reason the house was built on columns or stilts is for storm surge from typhoons. This is done in Florida(especially the Florida Keys) and throughout the coastal areas un the states bordering the Gulf of Mexico and Atlantic Ocean. You can see stilt housing in coastal areas like Savannah, Myrtle Beach, Atlantic City, outer banks of North Carolina and Padre Island in Texas. For example in the Florida Keys they will allow closing in the bottom for storage but the areas is vented for storm surge to a certain level and not attached to the stilts so the bottom walls can be swept away by storm surge while leaving the house standing. In the Philippines there is obviously no adequate building codes to deal with typhoons which is why coastal areas are destroyed by storm surge and not wind.
mike has stated as per the owners recommendation, when a typhoon hits to just pack up everything inside and just open up the entire building and just stay at a nice hotel!!
@@jamesbourn710oi I heard what he said. What I do know is with storm surge and the construction on the first floor that it would take the whole house down. Take a look at the Grenadines today after Hurricane Beryl. The construction on that island is better. They use hurricane straps and clips for roofs and different floors for wind purposes but even when vented properly and with compliant load bearing wall the storm surge demolished everything. This is why typhoons destroy every Philippines island that is hit by even a class 2 typhoon.

Instead of creating a new door for the lower bathroom you should just close in the area where the normal bathroom door is. It will give you a short hallway and possible storage area completely inclosing that area with the rest of the house.

You may have answered this before. But are you still on a tourist visa? How is that working? It makes me nervous to get a place with a short visa. The house is looking great can't wait to see it completely finished.
Visitors visa can be extended up to 36 months, especially those with a business in the country. And can be extended after that so long as you have the business.
Suggestion: Get the security guy a new uniform with shorts and short sleeved shirt. I feel for all the security people fully dressed in the heat. At least give them a choice. Be the first and start a trend. Cops in the southern USA often have uniforms for the heat.
I think it wud have to thru the security firm, Lionheart. But maybe Michael could suggest it to his friends (the owners).

I'm surprised the framing in the bathroom ceiling, those three* central boards, are only supported by nails through the ends of the board, instead of resting on the wood that they are nailed to.
Alternatively, you could put metal brackets that securely fasten the cross beams to the outer perimeter support, that way you won't have any unpleasant surprises at some point in the future.

nice to see progress. and nice to see other places to stay while in that city. your bar looks amazing, was wondering if you have beaver hats to wear. that would be like advertising your bar if you wore one everywhere. I would definitely buy one and wear it, I'm a hat guy. I may be an old salt, but I'm a kid at heart.
I luv hats too! But it is far too warm a climate in the Phil, I am certain. Maybe he could have a nice brimmed hat designed that incorporates a small fur accent (like a feather on a cowboy hat). There are so many magical designers, tailors & haberdashers in the Phil. I truly believe (certain) Filipinos can make anything, & beautifully. Not all. But those that can…woweee. Like beauty from …nothing…

Yes those will look great! But James, if I understood correctly, was wondering about beaver fur hats as a type of logo for staff & for you & as merch. It could be a nice merch item but I don’t think it wud be too big a seller, just due to the climate. & many no longer choose fur, but I’m with James, nothing beats fur hats, etc…in WINTER.

Having been in the building trades / inspections industry for 30 years, I am concerned about the way the contractors framed those walls on the bottom floor. No proper headers for doors and windows, and it makes me wonder what else they got wrong. It's kind of scary. The silver lining is that it's not your house, so when problems manifest later, it's possible you won't be living there then. The Beaver looks like a great hangout. I hope it's wildly successful for you!

Why is it scary? These hollow walls will not kill you even if it fall on you. Only scary thing is the entire house standing on 4 pillars, which have been weakened by making holes in them to attach walls to them. Philippines is place with regular Earthquakes and strong typhoons, so entire first floor could collapse. Thats the scary part, not walls and windows.
I'm afraid those glass slides would easily break / shattered in case there are storms and very strong winds (Signal no 3 or 4). You should put steel railing reinforcements that you can just slide down to cover your glass doors.
They can be boarded on the outside with plywood when expecting strong winds or typhoon.
He's renting, so shouldn't spend much........

I think you needed more than a two-year lease. At the end of that time, the rental value will be considerably higher, and I suspect you'll want to stay. Will you be paying a much higher price? If so, you'll be paying for the improvements all over again. Good luck with your business.

Its all about perspective. When I lived in Chicago it was $3,000usd a month just for the rent. So when you live paying that for years, coming over to the PH paying rent here even with the added cost of all the renovations its not bad. The best thing I did was move to Mandaluyong and get a 2 bedroom condo with a great balcony with city view for 28k peso / month
@@TvShots Rent certainly in many big cities, and even in remote locations now, in N. America is often $2~$3K+. IMO, it is only relevant comparing prices within the SAME location, rather than comparing prices in far bigger cities in other countries. Wanna buy my house in Kochi, Shikoku, Japan? It’s on a hillside with mountain views to the south and a food forest. It’s a real bargain at less than 50% the price compared to a house in New York, Chicago, Boston, LA, Seattle, Vancouver, Toronto or for that matter pretty much any location in N. America.
The downstairs don't seem to be much higher than the tide, wasn't that the reason the ground floor was left as it was ? I mean, since it could be flooded in a storm. Now you have electrical outlets there, my oh my, seems a bit risky 😆
Yeah places like that usually leave the downstairs open so that storm water can flow past the structure instead of knocking the structure off it's pillars due to the pressure of storm water against finished walls. I'm sure he's not overly worried about it because he's only renting though.
