Thank you guys for all the helpful tips I feel so confident as I start my real estate career.
I love these videos, but I have a problem with the first objection regarding discount brokers. Brian said that these guys only have a 10 to 20 percent success rate selling their listings, but Loida never challenged him. Meaning, she never said something like, “where did you get those stats? How do I know you’re not lying to me just to get my listing?” That was self-serving, and I did not like it at all. Oversimplified and unenlightened. His answers are unconvincing.

We agents are discouraged working with discount brokerage firms in that they expect buyer agents to do all the legwork pay all the fees. So discount firms probably miss out on many potential buyers who do not want to be taken by their tactics. I show homes listed by reputable firms.
Ok 3 things: What is in the Listing Packet that you take with you on appointments? Can you get a copy of the “Easy Out” document? How do you get them to sign right at the appointment? Do you have the contract ready before you get to the appointment and have them sign on a tablet or something?

Hello! I really enjoy learning from y'all!! I am a Realtor in S.C. (have had my license for one year, this month) I have a question: how do you deal with a prospect when you're at a listing appointment and you decide that it would not be a good fit to work with them...? Do you have any videos on that? I have not had this experience as of yet, but I hear that it can happen...
You just thank them for taking the time to meet with you but you will have to respectfully decline. Forinstance if they want you to list their house for a rediculously high amount that you know won't sell and other unrealistic expectations. If you feel the need to walk then usually your intuition is right. But keep in mind if you do take the listing it could be a potential for you to meet new clients thru open houses or neighbors who want to buy or sell. So even thou you spent money on advertising the house to sell, you may have gotten a new customer or two.

With Zillow acquiring Showing Time and becoming a brokerage, charging 1%.. would the objection handle also apply? They are not a "small portion" of the market. How would you answer someone who says they're just going to use Zillow?

I know you guys are role playing, but when you say pause thats when you come to life, theres a very geniune tone that is not there when you roleplay the enthusiasm and energey is not there...I know theyre making their biggest transaction, do you feel its better to speak to clients, without so much energy to insure your seriousness of getting their house sold?

I think that I've heard in another video from you, that it wasn't a good idea to post anything about the house until the pro pics were ready but he talk about creating buzz. I am confused. On the other hand, it fells like all this agent wants (BC) wants is for "the client" to sign. He is too intense sometimes. He doesn't come as secure, but cocky...
You should've put even more pressure on him. For example:
- Ok you only have 24 hs to sell my house and let me tell you that if you don't sell it I will find you and I will...... :D
