The lesson I've learned is not to ask if they have a realtor, because they always say yes. Then they say a friend of the family. My husband who is the realtor says to say "who's your agent?" after they say they are going to move.

Thanks for this! My first call where I was able to finish the entire script, was very much the same. I really don't get many answered phone calls so I don't have time to actually practice in real life situations, lol. Good to know though that even someone as successful as you are had to start somewhere.

Oh my gosh Loida!! I love you. Can I just tell you that? I love watching this because it gives me ideas to keep the conversation going. You are so amazing and you're teaching me so. I just got my license a week ago and trying to learn the steps to cold calling. Your responses are so great because you can lead the conversation wherever is needed for the person you're talking to. How can I learn that? Can you please guide me?
I have 2 aunts that are realtors and if I list my home with one the other will be upset so I listed for a flat fee listing service and paid $200.00 to list, the house sold for asking price to a cash buyer and we only paid 2.5% to the buyers agent and it was very smooth, I would do it again.

I'm super scared of doing my first cold call. But this time I'm really gonna do it tomorrow, no excuses! Your video shows me that the sooner I go through it, the sooner I can learn and become more comfortable with it. And maybe someday soon I can be like how you are now!
Just curious if you did you first cold call. I did cold calling everyday for almost a month. It was very hard but I learned a lot. And I got a few appointments too.

You can't imagine how nervous I was, and the waiting didn't help, but it's never as bad as we think it's gonna be, isn't it? I've made so many calls since then and I'm not as nervous anymore these days. Not as much :)

Loida, love these videos. I'm in the process of getting my RE license in TX and planning on cold calling and door knocking being my main source of lead generation starting off. I grew up in SoCal and sold Kirby Vacuums door-to-door there for years. So I'm hoping this experience will get me a good head start. Anyway, keep up the good work! Cheers!

Of course it's for sale by owner it's not like you ever see a For Sale By Neighbor sign, but this was genuinely informative
This is awesome. The scrips are good. But every agent uses them. I've been in real estate for 60+ days and i dont even use one anymore. Theyre still the same questions 7 years later. The question "of youre willing to work with a buyers agent" is absurd to me i stopper using it. Because of course they're willing... they depend on buyer agents. So i picked a few things from the script and go with the conversation naturally. If i can say one thing to anyone reading this, dump the script.

Basically do your homework think of every objection imaginable, and throw the left hook. Confident and persistent ask them what year the house was built how many square footage, rooms etc don’t start with the why start with the how, do they have other properties they could be better off attending? Is the commission fee a problem? You wouldn’t pull out your own teeth you would hire a professional dentist to do it. The scale of a home is a lot larger. Have they ever Fsbo before? How would they avoid legal issues if they didn’t disclose lead paint? Give them a reason to hire you and out smart them
Way to go to improve yourself and be a resource for newbies.

Have you had more success with the Vulcan or with the espresso agent phone listings?
Both are very good. I believe that Espresso and Vulcan pull very similar data except one is more affordable than the other. Right now I use Vulcan7 and also Landvoice and they are both good. The one I definitely would stay away from is RedX.

Yeah...you sucked..lol. FSBO usually aren't motive sellers...everyone knows that. you should have worked with the buyer on this one. FSBO owner doesnt have a mortgage usually and they have nothing but time. They also don't want to pay commission fees to list...
