A showing is never scheduled unless they have been pre-approved for the price and type of home and also make sure they have funds for closing........sometimes they only have for the down payment and no closing money and expect the seller to pony up.

Why don’t you learn to think on your own? Try using your own cognitive capacity. Learn analysis and then be able to explain to a person why your model is reasonable based on the property and it’s location instead of being the typical social leper blood sucking useless realtor that people think they have to deal with. Realtor are societies dregs. What a scam life by preying off others ignorance.
This is very helpful. I have a friend who's been in real estate for a number of years who seems to spend the majority of her time driving buyers around looking at properties but very rarely writing an offer. I would say one or two closings a month would be a high average and as someone in sales and marketing was considering going into real estate I have just felt somethings not right with this approach and wondered how I would do it differently. She also focuses much more heavily on buyers then getting listings. Sounds like you have it the other way around. Thank you great suggestions!

I completely understand where she is coming from... Here’s the thing if you are a buyer which my fiancé and I are in the market for our first home right now. We have done a lot of research and talked with friends and their experiences buying their homes. We did look before prequalifying but we also monitor our credit scores closely and are financially responsible. We used the self tour apps on our phones to get an idea of what area we wanted to be in and looked at homes in the price range we wanted to be in without a realtor and it was great. We went to a couple open houses again without a realtor local listings to check them out and did unfortunately speak with a couple snobby realtors that were at the open houses... That is something that should change because my wife and I have great careers and make a good living, and they definitely lost business with the attitude... They approached us not the other way around... When we decided we knew where we wanted to be and how much we wanted to spend in that area and what we wanted in a home we went and got pre qualified. We then made the choice to have our lender give our contact info to one of the realtors they know and or work with... It’s amazing and funny how a realtors attitude changes and how nice they are when the lender gets ahold of them for the buyer... lol just saying and that’s a fact. Nobody wants their time wasted but when your in sales you sign up for that period! Don’t like it don’t do sales! It’s a part of the business. I know before I was an Aerospace engineer I worked in sales once upon a time. So here is my two cents... Realtors don’t be so quick to have attitude if your client isn’t pre approved yet, you can be respectful and push them to do self tours if they don’t want to prequal first... And buyers! For God sakes take it from me ( A Buyer ) get the prequal done first it will make things so much easier for you and the realtor your working with! Make sure your lender puts you in touch with the realtor that way from the first interaction the realtor knows your qualified and serious. Just my opinion...
We had the same experiences; new in the area and have been completely turned off with cold real estate agent except for one gentlemen. I agree with everything you have stated. If you are not lining their pocketbooks right away they do not have time for you. When I go into the store to shop - I do not just walk in and grab something - I have to walk around and look and perhaps even ask the sales person some questions - if they appeared annoyed that I am asking them to do a part of their job - then GOOD-BYE. It is just hard to find that positive experiences right off the back - it is as if you have to constantly prove - prove- prove.........

with going around with the buyer looking at homes they like, couldn't you use Google maps or Google Earth to look in the area and save a whole lot of time?

Enrique, I would say: "Yes, definitely. I would even suggest you drive by at different times of the day -and even of the night-so that you feel comfortable with the neighborhood"
Hi Loida, I really enjoy watching your videos. You give great advice, and I especially like the advice in this video, but I do have a question. First of all, I'm not an agent. I'm looking into it at having sold my house and bought a new one and having learned so much that I never knew before, thanks to the wonderful agent that helped us. We live in Fort Worth, Texas and the market is HOT!! It is a very strong seller's market. Our house went on the market at 6pm on a Tuesday and we had phone calls, scheduling showings at 7 pm that evening. We received multiple offers and the following day it was under contract. The reason I bring this up is because you mention getting together with your clients, going through listings and having them drive through neighborhoods to narrow things down. So what about in situations such as ours? When the market is moving so fast, you really don't have time to do all of that, or your clients could potentially missing out on some great homes. Any advice to saving time there?

You said you focus on listings mainly.. so it sounds like you work with some buyers here and there. But what about all the others? Surely you get lots of buyer leads from even past clients/referral sources. Do you refer those out for a referral fee or do you have some other team dynamic/dedicated buyer's agent? Very curious
I wholeheartedly agree on having a consult with the Buyer BEFORE showing properties and making sure they are Pre Approved. My question is a LOYALTY one, Buyers will often go look around at neighborhoods and see listings (perhaps even ones you sent them) that are of other agents or companies. How do you deter them from the impulse of contacting that agent and getting in to see that home WITHOUT you? I have had mixed reviews of using a Buyer Exclusive. What do you do to keep the Loyalty, remember I am already doing the consultation and pre approval with my Buyers when I work with them.
It is very hard to get certain buyers to remain loyal. Ultimately, and the answer isnt the one you want to hear, but ultimately clients are loyal to you because of the degree of respect and affection that you build with them. They would not want to harm you or your business if they truly respected you. You are at least professionally protected to a degree by having a record of properties that you found for them. I know you do not like the idea of a Buyer Agency contract but ultimately this is what we do for a living. It is how we pay bills and take care of our families. Explain to the client that this protects you and them and ensures that you are able to work as their Agent. Unless things are different in your state than they are in mine, without an Agency contract you are NOT able to act as their agent. The consumer notice specifically spells that out. I always use the consumer notice to explain and then drive the signing of the Agency agreement. But good luck! I agree it isnt always easy!

Years ago I abounded the industry due to not getting this one right as I would waste my time on time waster who were not ready or seriously committed to buy at the time. And here in south Africa, Pretoria, once you give them addresses to your listing, you have lost all those listing as they go behind your back and negotiate with the seller behind your back. People are not to be trusted
What is the market? Is it like any website that sells homes ?? And if u find a client that wants a home on a market do u contact the owner of the place, get the listing then sell it to your client? I'm doing real estate solo and I don't really understand the market thing. Can u help me please?!!
Eeeee that can be very frustrating! I let my buyers know upfront that communication is very big for me whether its call, email, or text. Find out what days and times usually work for them to see homes and make it clear that you need to hear back from them in order to better coordinate everything. I understand some people are busy, but at the same time your time is very valuable as well. If you've tried everything and they're still hard to get ahold of, then they are probably not as motivated to buy.
I usually try to get them to sign it when I present the consumer notice at our first meeting where we discuss tangible real estate. The consumer notice sort of makes it an easier close to ask for since it spells out what you can and cannot do with the forms of agency. Buyers want to have an Agent and without an agreement in place you cannot act as one and you are not under any obligation to work in their best interests, nor are you required to maintain privacy and integrity of the deal.
I’ve been told they won’t sign them and even that they won’t hold up in court if they do unless you can totally prove without doubt you connected them to the sale.
It is wise for a buyer to use a Buyer’s Agent. The Buyer’s Agent helps with negotiating contracts, insures the Realtor has not overpriced a home, helps the buyer come up with questions to ask the seller. Example; has anyone died in the home? how old is the roof? Has there been any flood damage? There are many more reasons. Buyer’s Agent is a giver not a taker. The Realtor is only interested in the sell of the home for a huge commission. It is time to shift the power back to the buyer, for the market to be at a level for all who wants to buy a home. The market is extremely overpriced due to greed and manipulation. Contracts are an agreement, and should be taken very seriously before signing. It is one’s “currency or energy” that is being signed over for a very long time. A Buyer should not have to fix anything for at least a couple of years.
Loida, what if some agents and brokers are pretending to buyers, ask for the address to for a drive by but actually they're just going to talk to the owner of the house to put in their listing. It's like their using my listing to build theirs. Or some buyers actually want to negotiate directly to the owner to save up on agent or broker commission? In my city, that' most agents/brokers do.

It’s possible to sell and buy at the same time, it all comes down to making sure the agent your working with knows what they’re doing so that it can be a smooth transition where you just move from one home to the next without ever feeling rushed or like if you have no where to go.

They have helped me with sellers so far, I can't wait to try the tip form this video with a buyer. I have hosted many open houses, but I kind of given up on working with buyers. Although, this video has shifted my thinking a little bit. I do have a concern regarding, if a buyer gets pre-qualified, but ends up buying a home through an online real estate company like Redfin? It's always best to have a professional working for you to negotiate the best price and terms! There is a lot of legal paperwork involved and at the end of the day you want to make sure that you are being protected from anything coming up in the future!
Do you get resistance when you tell them to visit the houses on their own? I could see some saying, "well, I'd rather visit it once and see the inside too and not take more time to go twice."
+Brian Huber I've never gotten any resistance from them. I make them see the benefit of driving by the neighborhoods with their family that way they can decide on their own wether they still like it or not. Lets say we have 8 on list of homes that we looked at on the MLS, 100% of the time they will eliminate half or more because they drove by and didn't approve. They see the the importance of driving by rather than just showing up to the house. I've had a listings in the past where we didn't have a lock box. I had an agent schedule a time, I told my seller that time, and as the agent and their buyer pull up to the house they tell me "oh sorry, we won't be going it. My buyer doesn't like this street". It's really annoying because not just because I have to tell my seller they won't be going anyone, but also because perhaps my seller had other plans. At the end of the day it's a win for everyone and it makes life easier. I've never had a buyer complain...and if they do I share with them the benefit and reasoning behind doing it.
I have a question. My husband and I look for houses, we pre qualify higher. The buyer agent know this, so from all the houses that we see, just one was the perfect one. She schedule to see the house, and we decide in the house to put a offer, she ask how much, (we are not expert in this so we ask how much she think would be ok to obtain the house and she say you tell me) ok we decide to offer 3,000 because it was in the market for 180 days, they reduce the price 2 weeks before we went. It was early that day and she make us write the offer the next day. She call us that the seller receive a offer way before and. the seller accept that one. She didn't tell us that it was more than one offer at the moment she tells me we can do nothing because the already sign (lie because later she told us they sign 3 day after because they were out of town) Make me do a counter offer wich its ok with me ( we told her that we were ok with what the seller want originally a the begining and add the closing cost. but because the people that put the other offer went directly with the seller agent and don't have a buyer agent give them the opportunity over us. The agent never calls us, she never ask us what we want, nothing. Now I have to stay in the rental one more year. I think that buyer agent don't have a use, next time I will go directlyto the agency the house is listed see the house and if I interested put a offer. It just make me waste my time. 5 months wasted. Why get one and be loyal? If they just lie, waste time, don' t help find a house.
Wow, sorry to hear you had such a terrible agent! Unfortunately there are shitty agents out there and sounds like unfortunately you were dealing with one that was not looking out for your best interest or even cared. At the same time, it is the agent's job to be knowledgeable of the market and help you put in the BEST offer and terms for YOU! We're not all like that, and I've represented plently of clients that I've bent over backward for to get out offer accept... one recently being in a multiple offer situation and I beat out 14 other offers. 5 months, are you kidding?! That agent should be watching my RUclips videos so they can learn how to be of value and provide the best service to their clients.
Marilyn you had an awful experience! I am really sorry to read that terrible story. You do have recourse of making a complaint to your state's real estate commission. Out of curiosity, was your agent a Licensed Realtor? We hold a higher standard and we are more responsible to our clients. If a Realtor made those mistakes then he/she needs to be reprimanded for their actions. However, with regards to what you said about going direct to the listing agency, be aware that the listing agent/Broker has a fiduciary responsibility to get the HIGHEST POSSIBLE PRICE for their seller. It is NOT in your best interest because ideally you want an Agent that is going to get you the LOWEST ACCEPTABLE PRICE. What I would suggest is that you contact your local commission and ask them to step in on this previous deal and then contact a large Brokerage and interview 5-6 different agents. Ask them to explain how they will help you and to detail exactly what they do in representing a buyer. Hopefully you have better luck with the next Agent. I can tell you that most of us truly do want to help you!

yeah well at least it's free to have a buyer's agent so you might as well always have one (this is what people will tell you, but in your case it was not true)
That’s not a good idea at all. Why would I waste my time of somebody like this. This is 2021 if somebody is serious to buy a house they will contact you via phone and then give you there criteria and you find them homes and from there you schedule a appointment every home they picked.

+ShaTonya Wooley I prefer them drive their own car specially if their whole family is coming along. If it's 1 or 2 of them I have no problem picking them up or taking them if they'd like. I leave it up to them whatever is most comfortable and convenient for them.

I used a buyers agent several times in the past. It has ALWAYS been a smart choice. The one time I didn't was a total disaster.

Buyer is the customer pays your check. Thank God we have zilliow and redfin cut off the middle person. Its be straigh directly to buyer to seller.
What I do is get them pre qualified and then we print of pictures of homes and from there we go look at the homes we choose

Unless things are different in your state than they are in mine, without an Agency contract you are NOT able to act as their agent. The consumer notice specifically spells that out. I always use the consumer notice to explain and then drive the signing of the Agency agreement. But good luck! I agree it isnt always easy!

Years ago I abounded the industry due to not getting this one right as I would waste my time on time waster who were not ready or seriously committed to buy at the time. And here in south Africa, Pretoria, once you give them addresses to your listing, you have lost all those listing as they go behind your back and negotiate with the seller behind your back. People are not to be trusted
How often do you call your buyers to see how motivated they are? Once a week, twice a week or once a month?
What is the market? Is it like any website that sells homes ?? And if u find a client that wants a home on a market do u contact the owner of the place, get the listing then sell it to your client? I'm doing real estate solo and I don't really understand the market thing. Can u help me please?!!

Eeeee that can be very frustrating! I let my buyers know upfront that communication is very big for me whether its call, email, or text. Find out what days and times usually work for them to see homes and make it clear that you need to hear back from them in order to better coordinate everything. I understand some people are busy, but at the same time your time is very valuable as well. If you've tried everything and they're still hard to get ahold of, then they are probably not as motivated to buy.
When do you have the buyers sign the Buyers Agency Agreement?
I usually try to get them to sign it when I present the consumer notice at our first meeting where we discuss tangible real estate. The consumer notice sort of makes it an easier close to ask for since it spells out what you can and cannot do with the forms of agency. Buyers want to have an Agent and without an agreement in place you cannot act as one and you are not under any obligation to work in their best interests, nor are you required to maintain privacy and integrity of the deal.
I’ve been told they won’t sign them and even that they won’t hold up in court if they do unless you can totally prove without doubt you connected them to the sale.

It is wise for a buyer to use a Buyer’s Agent. The Buyer’s Agent helps with negotiating contracts, insures the Realtor has not overpriced a home, helps the buyer come up with questions to ask the seller. Example; has anyone died in the home? how old is the roof? Has there been any flood damage? There are many more reasons. Buyer’s Agent is a giver not a taker. The Realtor is only interested in the sell of the home for a huge commission. It is time to shift the power back to the buyer, for the market to be at a level for all who wants to buy a home. The market is extremely overpriced due to greed and manipulation. Contracts are an agreement, and should be taken very seriously before signing. It is one’s “currency or energy” that is being signed over for a very long time. A Buyer should not have to fix anything for at least a couple of years.

At what point through all that do you get them to sign the Buyer agreement?
Loida, what if some agents and brokers are pretending to buyers, ask for the address to for a drive by but actually they're just going to talk to the owner of the house to put in their listing. It's like their using my listing to build theirs. Or some buyers actually want to negotiate directly to the owner to save up on agent or broker commission? In my city, that' most agents/brokers do.

How does the transaction work when your selling and buying ?
It’s possible to sell and buy at the same time, it all comes down to making sure the agent your working with knows what they’re doing so that it can be a smooth transition where you just move from one home to the next without ever feeling rushed or like if you have no where to go.

They have helped me with sellers so far, I can't wait to try the tip form this video with a buyer. I have hosted many open houses, but I kind of given up on working with buyers. It's always best to have a professional working for you to negotiate the best price and terms! There is a lot of legal paperwork involved and at the end of the day you want to make sure that you are being protected from anything coming up in the future!

Do you get resistance when you tell them to visit the houses on their own? I could see some saying, "well, I'd rather visit it once and see the inside too and not take more time to go twice."
+Brian Huber I've never gotten any resistance from them. I make them see the benefit of driving by the neighborhoods with their family that way they can decide on their own wether they still like it or not. Lets say we have 8 on list of homes that we looked at on the MLS, 100% of the time they will eliminate half or more because they drove by and didn't approve. They see the the importance of driving by rather than just showing up to the house. I've had a listings in the past where we didn't have a lock box. I had an agent schedule a time, I told my seller that time, and as the agent and their buyer pull up to the house they tell me "oh sorry, we won't be going it. My buyer doesn't like this street". It's really annoying because not just because I have to tell my seller they won't be going anyone, but also because perhaps my seller had other plans.
At the end of the day it's a win for everyone and it makes life easier. I've never had a buyer complain...and if they do I share with them the benefit and reasoning behind doing it.

I have a question. My husband and I look for houses, we pre qualify higher. The buyer agent know this, so from all the houses that we see, just one was the perfect one. She schedule to see the house, and we decide in the house to put a offer, she ask how much, (we are not expert in this so we ask how much she think would be ok to obtain the house and she say you tell me) ok we decide to offer 3,000 because it was in the market for 180 days, they reduce the price 2 weeks before we went. It was early that day and she make us write the offer the next day. She call us that the seller receive a offer way before and. the seller accept that one. She didn't tell us that it was more than one offer at the moment she tells me we can do nothing because the already sign (lie because later she told us they sign 3 day after because they were out of town) Make me do a counter offer wich its ok with me ( we told her that we were ok with what the seller want originally a the begining and add the closing cost. but because the people that put the other offer went directly with the seller agent and don't have a buyer agent give them the opportunity over us. The agent never calls us, she never ask us what we want, nothing. Now I have to stay in the rental one more year. I think that buyer agent don't have a use, next time I will go directlyto the agency the house is listed see the house and if I interested put a offer. It just make me waste my time. 5 months wasted. Why get one and be loyal? If they just lie, waste time, don' t help find a house.
Wow, sorry to hear you had such a terrible agent! Unfortunately there are shitty agents out there and sounds like unfortunately you were dealing with one that was not looking out for your best interest or even cared. At the same time, it is the agent's job to be knowledgeable of the market and help you put in the BEST offer and terms for YOU! We're not all like that, and I've represented plently of clients that I've bent over backward for to get out offer accept... one recently being in a multiple offer situation and I beat out 14 other offers. 5 months, are you kidding?! That agent should be watching my RUclips videos so they can learn how to be of value and provide the best service to their clients.
Marilyn you had an awful experience! I am really sorry to read that terrible story. You do have recourse of making a complaint to your state's real estate commission. Out of curiosity, was your agent a Licensed Realtor? We hold a higher standard and we are more responsible to our clients. If a Realtor made those mistakes then he/she needs to be reprimanded for their actions. However, with regards to what you said about going direct to the listing agency, be aware that the listing agent/Broker has a fiduciary responsibility to get the HIGHEST POSSIBLE PRICE for their seller. It is NOT in your best interest because ideally you want an Agent that is going to get you the LOWEST ACCEPTABLE PRICE. What I would suggest is that you contact your local commission and ask them to step in on this previous deal and then contact a large Brokerage and interview 5-6 different agents. Ask them to explain how they will help you and to detail exactly what they do in representing a buyer. Hopefully you have better luck with the next Agent. I can tell you that most of us truly do want to help you!

yeah well at least it's free to have a buyer's agent so you might as well always have one (this is what people will tell you, but in your case it was not true)

That’s not a good idea at all. Why would I waste my time of somebody like this. This is 2021 if somebody is serious to buy a house they will contact you via phone and then give you there criteria and you find them homes and from there you schedule a appointment every home they picked.

+ShaTonya Wooley I prefer them drive their own car specially if their whole family is coming along. If it's 1 or 2 of them I have no problem picking them up or taking them if they'd like. I leave it up to them whatever is most comfortable and convenient for them.
