Middle class or above middle class people should realize this and don't fall into these traps by taking huge home loans, even if eligible. Loan amounts more than 35% of net income would lead to severe financial risks in future. Better to invest in a plot or buy an independent house.

He is partially wrong. He is telling as an investor. But middle class who can own only one flat (1cr) in his lifetime can only buy a flat and live in it. He cant pay rent and wait 20 yrs for a plot of land purchased waiting it to increase because, it can drop him in legal troubles, occupied, very far from residential places and safety and security issues rise even if he constructs a house in the plot. He can't travel to office and send children to school being very far. He can't buy land /plot in good places because they will cost him very huge amount. Now, there are few advantages to society apartments especially highrise ones. The construction is MIone with everything concrete and will last atleast 70 yrs. So, the flat is good to live atleast for his lifetime. He should try to buy in good place where per sq ft cost is near to 6000 as per todays rates. Then its a big deal. He can buy a 2bhk and if he had more money buy two flats both 2bhk's and give one on rent and live in one. That way he will get monthly pay. People take 2bhk as rent faster that bigger 3bhk and 4bhk's. There wont be any gap months without rent. So, finally buy an apartment first in a high rise not more than 15 or 20 stories and with all concrete construction which has shelf life of more than 75 yrs. Try to repay the loan as fast as you can and spend less on interiors. Then if u get more money and want to purchase more, then buy land/plot in a good area taking risks into consideration and construct a house there and give it on rent. If not, settle with one flat and save money for retirement.
