    Sabse bada lose hai Flat lena....kyuki Jab 30-40 Saal baad puri Building Purani hokar Gir jayegi ya todd do jayegi to Flat ke Maalik ki Family ko kya milega....waise bhi RCC Construction Ghar ki Average life 25-30 Saal hai....Or Builder to Flat sale karke ....Haridwar chala jayega....Humesha Plot ya Independent Ghar hi Khareedo...Family ke liye kuch to bachega 30-40 Saal baad....😀😀😀

    for the ones who are thinking to invest, it will be always better to invest in a plot ,no matter where you are buying as land value will going to increase only in future. so even if its a small plot ,it will provide excellent return whether in flat i personally think its just like buying a car .An expense as you have to provide proper maintainence charge,at times rennovation charge as well. if you want your own house, also in that case it would be better if you wait a little and buy a plot and make your own houserather than buying a flat. its definitely not a good option as per my personal experience , flat has also their own shelf time. you may take rent somewhere for living if its an urgent case but just dont go for flat.

    Flat or apartment don't have resale value. Seeing present condition of natural resources it is wise to invest in plots in Eastern regions.

    I have invested 7 lakh and 14 lakh in 2 plots at 2012.
    Now at 2018 i sold the 7 lakhs plot at 16 and the 14 lkah plots value is 42lakh+.
    Its the best return from my all investments..
    Yes i invested whole amount from my pocket there was no loan emis etc...

      You did good. My father bought a small plot for Rs 7000(seven thousand) 30 years ago. Now it's value is 5lakh+. I am still holding it.

    If you are investing in Plot.. and your time span in 8-10 years. better to plant Saagwaan tree and it will give you return with least maintainance(property u can visit atleast once in a month)

    India ke laws kaise ajeeb hai. Pehli baat to agar builder/developer agar Agricultural plot ya illegal land mein building/flat bechta hai, fir bhi woh aage chal ke buyer ka headache hota hai, lekin builder/developer legally clean hai!? Kyu?
    Agreement to bana tha na tab to government aur court ko pata tha, fir sell hi kyu hone diya?, stamp duty aur registration tax to compulsory pay karna hi padta hai, tab bhi pata chal sakta tha, fir legal issues kyu buyer ko hi jhelne padte hai???
    Sorry state of affairs in India

      @@V.kumar007 Rera is new norms for this kind of fraud but valid from 2016 onwards before that any kind of transaction by home buyer and developer not comes under rera act. But no body talks about this act and power given to home buyer by the BJP govt.
      And lastly a reminder that, this Rera act is not applicable in west bengal so if are a buyer from bengal then be careful and cross check on your level

      If built house then 12 years of rent + tax benifits+ 20 lakh plot price and building price
      I would prefer flat or house for investment

    I do not consider flat as an investment since it has its own certain life which decay in time, initial years flat prices increases & start decreasing when flat has passed 10 years, people always look for new flats while Land has no age, till planet exists land exists so it is ever growing.

    In Gurgaon, is society apartment is better or builder flat?
    Builder flat will have features like newly built, lift and stilt parking.
    Apartment: club, security, amenities, community.
    What should be bought for end use, in all aspects like resale after 15 years and other parameters.

    Sometimes builders pay good amount for old House as its mandatory to go under re development after some time period.. but this happens only if u have property in nice locality...so always invest in developing or soon to be developing with great prospect of development.. ill suggest to only buy in already developed area if u in future is going to use it for personal use and u like that area or locality... Coz most of the time development starts from epicenter and gets stretched so definition of good locality keeps on changing... See biggest advantage in real estate is gap of information between buyer and seller... One can use this gap to earn good profit... In any field knowledge is most important thing... And sometimes knowledge comes with experience... So i would suggest if u making first investment start with less capital... Though many people suggest real-estate is not good investment but i believe otherwise... real-estate in its fundamental nature deals with product that is finite.. area to live is very limited especially in country like india where population is still increasing at increasing rate...many said gold is bad investment but many times gold proved them wrong... So best idea is to diversify and after u find ur specific interest start increasing ur exposure to that segment...

      Suppose aj apne ek falt kharida 25 lakhs ka jo thoda outer me hai.. vo 5 manjila building hai and vaha 20 flats hai. Ab 50 sal ho chuke hai and city kafi develoo ho chuka hai and ab apka flat jo kabhi outer hua karta tha aj middle city me aa chuka hai.. apka flat ek 5 manjila baba azam k jamane ka hai.. to apke pass koi bada builder ayega ... jo apki Flat( society) ko naye building of offer karega.. 5 manjila building k jagah vo 9 10 manjila flat banayega... ap sab logo ko 1 1 naya badha flat dega... jo ek naya modern jamane ka flat rahge. This is happening in mumbai delhi

    I’ve purchased a flat & getting 12K Monthly Rent (net) and same rent reinvested as a monthly sip then after 10 yr you will get 28L Apporx (Roi 12% Annually) so I think flat also be a good investment.

      Owner of land (after demolition)is society only if conveyance deed is made between builder/land owner and society.
      If conveyance deed is not made than the owner of land will be the original landlord who has done the development agreement with builder/devoloper.
      So make sure after society formation society makes conyence deed with builder/devoloper.

    Bhai sabse bdya hai. Apne state me, apni city me, maximum land lene ki kosis kro. A0ni net wroth bdaho. Mere pass 3 bhega agriculture land hai. And ghr k pass me 2 plots hai. Or mai inke kabhi nhi bechunga.

      Flat ki age mostly 20 to 25 years hoti hai... After that if your society can found any builder who can restructure by taking his profit then again the life of building will start from that day... As far as flat owner's profit is concern, it will be calculated By the present rate of open plot of that specific area....and share of flat owners...

      I agree with you Monal......if the FSI is available then the society could provide a newly constructed flat with no cost.....but what in case no FSI is available....then all the members have to mutually agree for construction and have to bear the cost.

      depends on the construction quality, better take a flat from Grade A builders, they ensure about quality and legal things, they have to maintain their reputation, so buyers headache will be gone, but they'll charge premium amount for that. If construction quality is good and maintenance is good as well, then it'll easily last for 60+ years, although they claim life is almost 90 years , some builders even say 99 years , but to be on safe side u can consider 60-75 years. I have been born n brought up in a small town(currently staying in Bangalore since last 5 years) which has govt quarters, it's been almost 40 years of the township(note the point that maintenance is negligible in govt quarters) and still people are staying there comfortably, although in many flats water seepage happens but after little maintenance it gets corrected. So in short if govt quarters without any proper maintenance can run for 40 years and I still believe it'll stand for at-least 10 more years, it can last 20 more years as well but thats too much to expect and futuristic, then why cant good quality well constructed flats last more than 60 years, moreover if you see the construction technology also got improved a lot these days. In India flat culture is comparatively newer as compared to western countries, so u cant find many old high rise apartments to check the life in real-time, but u can google some of the most oldest highrise towers in Mumbai its more than 50-60 years old and still looks livable, definitely maintenance would be good in those cases. So my answer if its from 3rd class builder: you should be happy even if it last 30-40 years, if its from A Grade builder it'll last more than 60 years for sure

    Hi,
    As discussed in video- return for plot is 20-25% and flat is 8-12%, are those considered after the rented income and low interest home loan and its income tax benefits. B'coz I guess, after consider these two benefits flats will be more than 15% (overall)...

      Point 1 - In a flat there are maintenance charges that the owner has to pay, so the rental yeild is less
      Point 2 - if u construct a min 1 room, kitchen and toilet you can convert the plot loan to Hime loan amd can use it for TAX benefit..

    Ek abhi naya project launch hua h jaha 36 lakh me 1008 sq yard area aapko mil jaata h..with club house..
    Or jabse Jewar airport approval hua h..yaha demand bahut jyada bad gayi h...to aane wale 3-5 saal me ye soch sakte h kitna jyada return dene wali h..
    5-10 km ke area me
    3 university,yamuna Exprexway, Eastern peripherel exprexway,icc cricket stadium, Buddha cuircuit,Tech Zone...metro..
    Or proposed Night Safari.

    Sir Mene eak resell flat Faridabad (Sarai Khawaja)me dekha hai. Ye flats 15 saal purana hai. 3rd floor ka flat hai. Hum 3rd floor kharid rahe hai seller hume floor ka chatt bi de raha hai. Mujhe ye bataiye ki aage kabhi ye buliding nashta hote hai to land jo 120 gaj hai wah teeno party me equal equal divide hogi kiya. Please jaankari dijiye.
