After deciding that I actually prefer to always living on rent I decided to buy....I got very irritated when I had to move because landlord either wanted to raise rent unfairly OR they were nice but they want to sell the flat, because they bought it on a loan! It is very stressful. Beyond a point a house becomes a very important aspect of life . A place where u can....to put it philosophically , be safely able to sit still if u want and no one else has the control to take that away from you and force u to move . That is what I ended up facing in the lockdown and it had a different psychological effect. Else I was more happy staying on rent for past 20 odd years. But being forced to move when u don't want to , is not nice. Hence I decided to buy so that I am not forced to move out. Yes there is always a maintenance cost. But have one house to your name to stay in....and then have it of such type that if u need to move out and put it on rent it can fetch u rent....and ofcourse in a good area so there is a good sale value to the location. Peace of mind cannot actually be quantified but it matters the MOST.

Similarly, saving the money while staying in rental house is giving money for more and more fruits to your children. You may even buy different fruits rather than sticking to only 1 type of fruit.

We made a mistake of building our own house by taking loan. Now, we are suffering, all our income goes to loans. We are living like poor people now. It's been 11 years, and we are still struggling to clear debts and pay loans. My advice to you all:- don't take loans, don't use credit cards.
But the advantage of building your own house is that you can add more floors and rent them out...you can even sell them as a separate unit if you wish..

Buying a house to "live in" is a liability because it takes money out of your account. Buying a house to "rent it out" is an asset because it brings money into your account. Better yet, do house hacking. Buy such a house where you can live in a portion of it and also rent out the rest of the house to offset your expense. Make sure the numbers work in your favor
@aena There are two kind of assets. Income producing and Value appreciating. House you live in does not produce income. Value appreciates for sure. But then you have expenses for upkeep also. Then mortgage interest you pay. At the end, when you sell ... You'll have to buy something else as you cannot live on the streets 🙂. If for some reason you don't buy another after selling, you'll pay capital gains tax. That's why the house you live in is not generally considered an asset. Best is to buy and rent. House you live in is just for our satisfaction and a social necessity

I think the pandemic has taught people the importance of multiple stream of income, unfortunately having a job doesn't mean financial freedom or security.
Actually, we were planning to buy a house, but, the process got delayed due to the pandemic. I will surely try to find out the rental yield and please prepare an excel sheet so that I can have a better insight into this conundrum.

There is a difference between investing in tangible assets like Gold and Real estate vs investing in in tangible assets like Stocks, bonds and bitcoin. It is up to the people who invest in these two. I prefer tangible assets because I don't trust intangible assets which are rigged by big wigs to favor them like Reliance and other business folks. The idea that share market will continue to go up in absurd because when it falls in a cycle all the invested money vaporizes instantly and will take decades to recover. At least tangible assets like Gold hedges against inflation and soars in value during economical downturn and real estate can have some use with its space. Never in history tangible assets lost its value so much compared to intangible assets. Please don't take these Internet gurus seriously who themselves contradict by their action rather read the history and choose your path to invest.

And the other thing about freedom to move is important, when young, it's very tough to map out your distant future. Better remain flexible and invest in other mediums and buy a house maybe around 40 years of age.
I am 35 and have seen my friends burdened with home loans...not 1 some has 2....they are always in tension and forgot to laugh...some of my friends travel 3 hours one side from Noida Extension to Gurgaon, just because they have bought a flat in Noida Extension...its a ridiculous decision at early stage especially if you are a salaried class.......Be light..be flexible....at 35+ i am now thinking of buying a flat based on my next job location....and truly speaking a 2 BHK EMI doesn't look big at this stage of life...Excellent Video

A proper roi analysis need to be done further of the situation to understand whether renting is better than buying and vice versa. It's not convincing, I'm living in Bangalore City where rent will be increasing every year , but we will not get much increment in salary every year. EMI will be same every year. In 20 years our house will be ours permanently. And the value of house also appreciated. Paying EMI is like pay little huge rent. Say we went on bankruptcy in 10 years we can sell the house and be in rented house and invest access amount if any.
I partially agree with you.. but real estate rates are not appreciating same way as it used to.. you will have to wait for good time to sell.. In metro cities people usually plan to buy a flat that is actually waste, the building will have 100 years of life and as it getting old it will definitely not appreciate. We should also think about saving.of income tax. Interest exempted up to 2.5 lacs and emi up to 1.50 lacs. After 20 years house will be ours. We need one house as security for taking some loan for kids like education loan. So better buy asap
If anyone went bankrupt, he/she won't be able to sell that house as it would be mortgaged to bank, only bank can sell it, and god knows what kind of price will that fetch, (in most of the cases far less than market value) P.S I don't agree with not buying own property
Buying a house on loan is like paying the rent to the bank(owner) but the difference is at the end of the tenure the bank transfers this house on ur name while the landlord kicks u out without anything😂😂

Rents going beyond roof even for a 2bhk worth of 75lakh. 18k per month. That’s where I’m stuck between investing or continue paying rent which could be almost similar to Emi, obviously at added cost of down payment and maintenance etc. as you said. But will be spending in my own house which down the line will be my own. But again being in IT you need to switch cities and cannot leverage to live in your own house and still ending up paying rent wherever you switch to. I’m stuck as always to make that decision yet.
Great explanation sir, not here to contradict your opinion but I feel there may be a few of the downsides: 1. We've to keep on updating our Aadhar card, Pan card, Electricity bill address, stc whenever we shift from one place to another. 2. It's not mandatory that we stay there for 4-5 years the householder can give us a 1-month prior notice to vacant the flat so simultaneously finding a new home becomes a challenge especially during covid crisis. Ps. Your rental yield concept was too good to clear our vision whilst buying or renting.
The place where I'm living on rent is worth 40L and the rent is 17k. Calculate the rental yield. It depends on the locality and the city you live in. Scenarios change when you look at it this way

Hello Ankur, you are right at most of cases but what about following points: 1. The tension in mind which landlord gave every time, like empty house at any point of time or giving excuses to bear extra cost of maintenance of house 2. Packing and repacking leads to loss of many things and that too cost extra...

Cost of a house consists of 2 parts. cost of land (uds in case of apartment) and cost of building.. the cost of land is not depreciating ,only the building depreiciates. rental income should match the depreciation of building and taxes less gain in land price for you to be break even. in case of 5 cr house in example, if rent is more than depreciation of house. person paying rent is at loss.

I would have appreciated more it if the cost of buying the house was calculated for the appreciation yield of the real estate price increase over the years vs rent over the years. Say calculating rent vs EMI for a home loan payment with inflation-adjusted would be an excellent comparison and true value for the topic. Sir, I hope I was right. I am still a young fellow.

Agar ghar banana hai toh, given you earn 70k and abov monthly salary, city outskirts mei 200sqyards ki plot 20-25lak mei aegi which can be cleard in 5 yr personal loan. Then in 15lak you can get house constructd. Nd that 15lak can b cleard in 3yrs. Overal 8yrs given u earn more than 80k/mnth.
When you own a house, there are some pains initially. I believe having 70% Down payment and 30% loan is a good choice. After some days the emi seems short and rental price soars every year.

If you are not using the money that you're saving by paying rent and not bank emi, then it could be bad decision as well, as you are saving lots of money down payment, and monthly difference of emi-rent, so it becomes important that you invest this money wisely where you can grow your savings

Actually, we were planning to buy a house, but, the process got delayed due to the pandemic. I will surely try to find out the rental yield and please prepare an excel sheet so that I can have a better insight into this conundrum.

There is a difference between investing in tangible assets like Gold and Real estate vs investing in in tangible assets like Stocks, bonds and bitcoin. It is up to the people who invest in these two. I prefer tangible assets because I don't trust intangible assets which are rigged by big wigs to favor them like Reliance and other business folks. The idea that share market will continue to go up in absurd because when it falls in a cycle all the invested money vaporizes instantly and will take decades to recover. At least tangible assets like Gold hedges against inflation and soars in value during economical downturn and real estate can have some use with its space. Never in history tangible assets lost its value so much compared to intangible assets. Please don't take these Internet gurus seriously who themselves contradict by their action rather read the history and choose your path to invest.
Over a time you will know you have done wise decision and your property if this is land or flat in big metro,
Depends on the cost of the house, really some people opt to pay 15000 EMI than the same amount of rent, atleast with EMI the house is yours.
In the starting of the video he said it to look objectively from a financial standpoint. If you are happy with the opportunity cost, then it's cool to have your own house.
And the other thing about freedom to move is important, when young, it's very tough to map out your distant future. Better remain flexible and invest in other mediums and buy a house maybe around 40 years of age.

I bought a house last month and took 15 years of loan… I think the same way you are telling in this video but in my case I was giving the same rent equal to my monthly Emi.. I believe I did a right thing..
if EMI is less then loan tenure may be long and you will end up paying more interest

Although the video makes sense. It’s rather one sided and geared towards people just renting. A proper roi analysis need to be done further of the situation to understand whether renting is better than buying and vice versa. Yes I do agree that burding oneself with a loan early on isn’t also a solution but renting forever also isn’t and shouldn’t be (depending on priorities). Cheers like your content !
It's not convincing, I'm living in Bangalore City where rent will be increasing every year , but we will not get much increment in salary every year. EMI will be same every year. In 20 years our house will be ours permanently. And the value of house also appreciated. Paying EMI is like pay little huge rent. Say we went on bankruptcy in 10 years we can sell the house and be in rented house and invest access amount if any.
I partially agree with you.. but real estate rates are not appreciating same way as it used to.. you will have to wait for good time to sell.. I liked conclusion of this video because he is not saying, never buy a house, but buy it at correct age. And enjoy financial independence & flexibility till that time..

In metro cities people usually plan to buy a flat that is actually waste, the building will have 100 years of life and as it getting old it will definitely not appreciate. We should plan to buy a site or construct a house in hometown. That will surely appreciate and in retirement we can stay happily in hometown. Offcours everyone will not think like that. Just of my thoughts.
We should also think about saving.of income tax. Interest exempted up to 2.5 lacs and emi up to 1.50 lacs. After 20 years house will be ours. We need one house as security for taking some loan for kids like education loan. So better buy asap
If anyone went bankrupt, he/she won't be able to sell that house as it would be mortgaged to bank, only bank can sell it, and god knows what kind of price will that fetch, (in most of the cases far less than market value)

Buying a house on loan is like paying the rent to the bank(owner) but the difference is at the end of the tenure the bank transfers this house on ur name while the landlord kicks u out without anything😂😂

Rents going beyond roof even for a 2bhk worth of 75lakh. 18k per month. That’s where I’m stuck between investing or continue paying rent which could be almost similar to Emi, obviously at added cost of down payment and maintenance etc. as you said. But will be spending in my own house which down the line will be my own. But again being in IT you need to switch cities and cannot leverage to live in your own house and still ending up paying rent wherever you switch to. I’m stuck as always to make that decision yet.

Great explanation sir, not here to contradict your opinion but I feel there may be a few of the downsides:
1. We've to keep on updating our Aadhar card, Pan card, Electricity bill address, stc whenever we shift from one place to another.
2. It's not mandatory that we stay there for 4-5 years the householder can give us a 1-month prior notice to vacant the flat so simultaneously finding a new home becomes a challenge especially during covid crisis.
Ps. Your rental yield concept was too good to clear our vision whilst buying or renting.
The place where I'm living on rent is worth 40L and the rent is 17k. Calculate the rental yield. It depends on the locality and the city you live in. Scenarios change when you look at it this way

Hello Ankur, you are right at most of cases but what about following points:
1. The tension in mind which landlord gave every time, like empty house at any point of time or giving excuses to bear extra cost of maintenance of house
2. Packing and repacking leads to loss of many things and that too cost extra...

Cost of a house consists of 2 parts.
cost of land (uds in case of apartment) and cost of building..
the cost of land is not depreciating ,only the building depreiciates.
rental income should match the depreciation of building and taxes less gain in land price for you to be break even.
in case of 5 cr house in example, if rent is more than depreciation of house. person paying rent is at loss.
Sir, this was an exceptional video. I would have appreciated more it if the cost of buying the house was calculated for the appreciation yield of the real estate price increase over the years vs rent over the years. Say calculating rent vs EMI for a home loan payment with inflation-adjusted would be an excellent comparison and true value for the topic. Sir, I hope I was right. I am still a young fellow.

I believe having 70% Down payment and 30% loan is a good choice.
After some days the emi seems short and rental price soars every year.

If you are not using the money that you're saving by paying rent and not bank emi, then it could be bad decision as well, as you are saving lots of money down payment, and monthly difference of emi-rent, so it becomes important that you invest this money wisely where you can grow your savings
