I have doubts on advocate. Ec stands for encumbrance certificate which shows if land has Any encumbrances like loan etc. Agree that Ec is not enough to verify title as clear.

All through checks do happen for an HMDA and Rera approved properties but just to make extra sure from your end you may take a legal opinion.
