If applicants/ developer unable to develop hmda layout with in 3 years .... final LP will not come at that time plot owners will have right to construct house ? If not possible what is the procedure to construct a house...sir please give me reply
Interview is useful to plot purchasers.For planned development of townships,HMDA&Director of town planning (outside limits of HMDA) approve layouts.G.P has to give NOC.it has no authority to approve layouts.if we take unauthorised plots from g.p.layouts we have to pay 20percent &penalty to LRS.if road width is less than 30 ft no approval for high-rise buildings even after LRS.if land in gp layout is not Residential asper masterplan we cannot get permission for house construction.so go for approved layouts...

Vinod garu has explained well and it is the best layout in that locality near bits pilani.( Forest ridge, The road connecting Rajeev rahadhari towards Keesara near by shamirpet.) Venture Approval is done by Urban Development Authority or DTCP only. In case if a small venture exists within the Panchayat Limits, then the Local Panchayath Office can only forward the application to District Panchayat Office for general verification to safeguard the govt properties or electricity lines/poles etc before giving NOC. Local Panchayat Office may not be educated enough, to understand/review some venture, and they wont bother to mortgage some plots, and they wont make sure the roads are following minimum prescribed width and enough space is left for parks etc. This is just my personal understanding only, I am not a govt official.
Good, if you interview a knowledgeable person that helps a lot, by the way I noticed your videos are all in English is there any specific reason for that, if you speak in telugu it reaches to many

It's better to take HUDA Approved. HMDA layouts are also need proper scrutiny Don't blindly believe HMDA
