    Simply superb 👏. Most of the real estate channels are saying as buy here..buy there and this wud becum next gachibowli and next kokapet…they are forgetting how much time it took for to become landmarks..ur analysis would be an eye opener for sure ❤
    When we say these things to the agents they r not in a position to listen because they wanted to get money…simple funda..

    Excellent analysis andi, I truly agree with your points.
    Developers already sold majority of their products(plots/flats) at high prices which again for buyer became challenging to resale as they entered at high prices. Specially FOMO(fear of missing out)
    This impacts will be seen more in future particularly for people entered at higher prices in areas like Zaheerabad, Mominpet, Sadashivpet etc., I have seen people purchasing at 15K-30K in these area expecting more higher returns in next 2-3 years but i guess even selling at their purchase prices will be challenging.
    My raw experience below:
    - Arre Babu lu Telangana Mobility valley just announce chesaru till date elanti works start cheyaledu akkada kuda plots expensive rates ki enduku purchase chestunnaru ? Works start chesi epudu finish avvali, employment epudu raavali and andulo kuda maximum low-mid salaried people are very high so meeru repu malli resale e price ki cheyagalgtaru ?
    - As said in video zaheerabad lo inka land acquire cheyadanike inka chaala years padtundi so how can you buy lands at higher prices and expect returns in 2 years?
    - Developers ekkada opportunity unte akkada plots vesaru, andulo roads levu elanti infrastructure levvu meeru malli premium prices ki ela sale cheskuntaru?
    - Yadadri deggara kuda asalu apudu rush chesi konesaru enduku kontunnaro vaalaki telidu
    - Kandlakoya lo IT park ki allot chesina land I guess its less than 10 acres adi announce cheste rates anni penchesaru , asalu 10 acres lo IT SEZ ante anni rates ela pergi pothayi ? its really funny how people are getting fooled easily

      True. Why should any company be interested in establishing itself 50-10kms outside of Hyderabad ORR when the company can establish itself inside Amaravati ORR of Andhra Pradesh which has easy connectivity to Bandar PORT as well.
      Only buy within Hyderabad ORR. RRR is a dream project that may be feasible after 100+ years if not more. European countries are talking about walkable cities as well.

    Near Thimmapur-Mallapur, why because full of transportation, full of road connectivities, this place is in between Shamshabad-Shadnagar-Moinabad-Shabad-Airport-ORR-RRR.. Just 16 kms to airport, 12 kms to Shamshabad, 10 kms to ORR.
    Transportations like Local trains, City buses, Bangalire bus stand, Full of autos till late night, Airport.
    This place is recommended more for residential and commercial

    They kept saying it is going to be next Gachibowli... TSIIC Mobility valley will come here... They said, yiur money will be doubled in 2-3 years...
    I don't have money to run my family now.

    BTW, the name of the neighbourhood is HITEC City (Hyderabad Information Technology and Engineering Consultancy City), not "Hi-tech city" (as in, high-technology city).

    Yes Sir, I too totally agree with you, I bought a plot for around 10 between inmulnarva and mekaguda x roads in 2020, at that time there was only agricultural going around with just 1-2 companies NATCO & MSN LABS, after a year or so MICROSOFT DATA CENTRE came along with few companies which made it "mekaguda industrial x road", now the offer i am receiving is 25 but the company even from many other agents suggests me to wait for another few years to take the call after next few years, now i understood "why", they all suggested me after watching your video.
    please make a detailed video about "BHU BHARTI", for the people who have already registered their lands under "DHARANI", thank you 🙏🏻

    In my opinion as per the current real estate rates in Telangana…getting 4-5% appreciation every year also may not possible, I stay in one of the reputed project/builder in Financial Dist and are fed up with Swepage issue in our bathrooms and the worst part is most of the walls get wet during the rainy season and smells horribly in our bedrooms…😂😂…..

    Hamara venture nandigama layout Ap Amaravathi..it's besides jagan anna colony it's slum . Mr Srinivasa Rao purchased land @ 50 lakhs selling @ 10k(2.5 cr) It's too high you can't exit after purchase. It's like 2007 Shamshabad hipe...

In a Ligher vain, society can benifit by penalzing one. With our current Fiat money system, money is trnasferable, non-Sticky . Once Speculators transfer digits to Venturists, it wont come back. Of course news, police actions, cases can be persued. Like abroken glass, fevicol wont fix it.

    I fully agree with your entire video. But your last part of all 4 sides investment is waste and that never gets materialised. Lot of place is still available in lot of places much before to the places mentioned by u where we can C real development first and later to those 4 places and as of now the places are just speculation.

    This is the exact issue with hyd real estate that i always felt. Its “Hyperabad”.
    And pls do not rely on IT, which is done and dusted.
    chennai and bangalore are way too balanced with wide variety of industries. bangalore has Toyota, Honda, Scania etc along with huge aerospace sector all these along. With IT.

      @realtalkshyderabadRl Even i thought the same but they are huge pockets of land around Dundigal is going to be the IT hub in future.Seeing the size of the IT park i was shocked Already lot of activity happening there.In the next 5 years for sure something big going to happen to North Hyd.The flyovers six laning and other huge infrastructural changes are keeping in mind the future inflow of public in that area.
