  • In this episode I go over how much it costs to get temporary power to your new construction, small house build. Also in this video I show how grading is being done to get this house build ready for a slab foundation. Floorplan images are also included to see what I am building, (2 bedroom 2 bathroom ) small house that is 720 total square feet.

    Another project gets underway! I was really struck by what you said at around the 9:17 mark regarding college costs and such. I went into college right out of high school, but I didn't really know what I wanted to do. I got a job in grocery retail while still in high school and the plan was to do that while I went to college to help pay for that. I did not expect to enjoy that work as much as I did, and the lack of options at that time in {1991} the areas I was interested in (computers) led me to drop out after one semester. I am still employed at that same retailer, and just had my 29th anniversary there. I could be making more money doing something else, but I enjoy what I do. My job has it's headaches and stresses just as any job does, but those are mostly from the corporate side. My true job, taking care of my customers, is why I get up and go to work everyday. I have no regrets in leaving college, although conventional wisdom would say I made a huge mistake. But I can pay my bills, I don't dread going to work every morning, and that's not something you can put a price tag on.

      Scott I'm going to pin your comment. What you described is very similar to my situation no college just went to work. People judged me and made fun of me they still do btw, but guess what I love what I do and love going to work. I have heard something long ago and it goes something along the lines as "if you love what you do you'll never work a day in your life.
      Some people don't understand that but some do. I come home tired as hell sometimes headaches and all but I still have a smile on my face at the end of the day, not many people can do that after putting in a 12 hour day.

    Hello Mr. MC, thank you so much for another episode. I just love your concept of the white board. We know what to expect, it gives your videos a flow, AND I myself, I am a visual learner, WIN, WIN, WIN!!!!
    Four to five weeks for the electric company to come back after inspection, Wow!!! Do you think that has anything to do with many more people building new construction? Or, a shortage of electricians since many young adults are choosing to pursue other types careers, instead of pursuing the traditional trades, such as electricians, plumbers, HVAC etc. Or what? (I already typed this out before you even mentioned this later in this video, wow!!)

    Hey is that Mr. Kubota Man??? It makes me happy too, cuz to me it means progress.
    I remember before when you were installing one of your corner kitchen cabinets, where the lazy susan is, and you said inside there is dead space. In this plan I see a great ideal. Maybe somebody has mentioned this before, if so, sorry. But, in that dead corner, BUT on the other side of that wall, here it is a bedroom, there could be something built by you or the new owners, to have access to it by a small door low down, so a safe could be installed. Like a hidden little door, then a dresser or cabinet could be pushed in front of it for more security.
    I love the details you share with us. No, not many builders/contractors will share this much. So, I truly want to thank you. AND EVERYBODY WATCHING THIS, WE ARE BEING GIVEN A LOT OF INFO THAT IS USUALLY KEPT SILENT. SO, EVERYBODY SHARE MR. MC’S VIDEOS, SUBSCRIBE, LIKE, RING THAT BELL TO GET NOTIFIED OF NEW VIDEOS.       The power company is backed up because they run a skeleton crew. As for Mr. Kubota man, he was busy so we had to find another. Your safe idea is great for that space but let's keep that between me and you, shhhhh.

    Thank you for what you are doing. This is the first video of yours that I have watched, and I will watch all of them to see the big picture of this whole process of building an affordable small home (which are hard to find here in northern California) so that I can build a 750 sf. home (minimum requirement; just up the road, it is 1200 sf.)

    Hey man I love your videos! I’m doing research to eventually build my own house and your videos are the best source of info. When you go over pricing can you break down how much the materials cost and how much the labor was? I’m trying to figure out which things I can do myself and which is best to pay someone to do.

      I can do that, my word of advice would be for an electrician and plumber hire out same with roofer/foundation. Everything else you can do with some occasinal muscle help when it's time to lift walls or trusses.
      Meanwhile if you look at my older vids you can see how much I paid for plumbers/electricians/roofers/ and foundation.

    Great channel, I'm yet another fan of the whiteboard approach. I wouldnt mind building my own home one day, so its really nice to see the number breakdown. What was the total for grading the footing? I'm tracking the excavator rental price but that couldnt have been it, right? Or was it included in the price to pour the slab?

      It was included in the price of the pour, usually you rent those for half a day and youre done. $180 for half a day, price will differ of course dependeding where you are.

    seems simple enough to dig out a somewhat flat square opening. How do you get it all level though and ready for the foundation? Same with the foundation. The plumbing from the septic comes up though the slab and the city water or well water is trenched in, that all seems simple but pouring footings and/or a foundation and starting with flat dirt and ending with flat concrete, seems like it would be difficult for a newbie.

      The transit I show in the video is what helps you get the ground level. That one was old school they make new ones that are electronic and easier to use. As for water/sewer/plumbing etc I am going to show all of that in the future videos, so stay tuned.

    Out or curiosity if other people wanted to do this how do you get the initial capital to build the house. Personal funds? Bank loan?

      I'll tell you what I did since I know it works.
      Step one would be to save as much as you can to get some $$$ in your bank account (the reason for that you want to show the bank that you are a good credit risk) Also keep your debt low.
      Step two would be to get your credit score at least to 720+ points so you can get a loan.
      Step 3 is to get a good business plan together so you can show the lender that you look like you know what you are doing. (that is crucial)
      A good relationship with your bank is big, since they will be lending you $$$$
      That would be the beginning, I would also say to get familiar how this works so do what I did and watch videos how different people do things in the construction world.

      Also try your local Credit Unions and smaller Banks.... They're more willing to help you and the community..

      @@DatSure Different counties will have different rules. best thing to do is go to the local building department and sit down with an building inspector, that goes a long way.

    Thankyou! I went to school for drafting and design. The young men kept saying that they were in it to build a lot ments full of high-end houses . million dollar homes. I asked them how many millionairs they thought there were in The world.

    I house is not just taxable income for the city. I heard economist talk about this during the sub prime loan crises that happened not too long ago. According to them a house hosts a family that hopefully will raise kids that will grow up and pay taxes themselves. During the process of growing a family a lot of mony is generated to the local community that house was built. That family goes out into that local neighborhood and buys clothing, food from restaurants, goods and services ect. Those businesses see all this and then grow themselves. Future business owners set up shop in that community to bring more options for that community and so the city grows. During the sub prime loan crises communities suffered because when those homes got foreclosed on those families moved out and those homes stayed vacant for a long time. Those local businesses ended up hurting because they no longer had those families to service. So there is a long chain of events that starts after a house is built that has a lot to do with the growth of a city. The posit is also possible and you can see this is cities like Detroit where a boarded up house be can purchased for one dollar if you promise the city you will build a house. The problem there is al the jobs went away and along with them all the families and left many many homes vacant so all the businesses dried up and closed. Will you please show us how you go about taking the cad model and producing the working plans submitted to the city?

      The housing industry has a big impact on the surrounding community where ever there is new home construction. As you said there is a lot more benefits that can be realized from just a simple house build.
      As for the plans I made some videos how to make them and they are in my playlists. The software I use is by "Chief Architect" you can make your own just like I do. There is a free trial you can download and mess around with it.

      @@MigraineCraftsman Thank you. Yes I know you use Chief Architect to draw them on the computer. I asked you in another video and you said you used Chief Architect to design a house and you drew the construction documents on your own because the full version of chief architect that produces plans was really expensive. I was wondering if you could show us your final blue prints and how you drew them because you didn't use Chief Architect because of its expense to make drawings.

    I really appreciate all you do. I feel your passion and learned a lot from you. Can you give me few words of advice. I have no experience of building a house. My profession is way too far from building. But, I think I know a lot of technical steps of building from planning all the way to finishing all through researching and reading. Now, I am planning to build my home and want to do most of the building jobs (drawing all the plans, without architect, coordinating everything without contractor and doing some of the farmings) by myself. Can you give me some tips from legal and technical point of view.

      Sure, in many states you can build your OWN residence with no contractors involved you can do most the work and hire people you need to, to do thing you can't. I would recommend they would be licensed though you don't want headaches.
      A lot of cities will accept even hand drawn plans, so from what I read from your comment you can very well build your own house.

      Sure, this can be easily modified to add another 2 or 4 feet to make that happen.

    Yippee a new home build!! I wanted to ask you a question. I realize different states,cities etc have different prices but we were quoted a price to have electric put in and for 100 amp box, 10 receptacles for $850 dollars. For 200 amp and 10 boxes $1050. For each additional boxes are $25 for 100 amp and for 220 it’s $100 each. Is that good. We got another quote but most people don’t want to come out that far. (About an hour south of Kansas City). Does that seem right? That’s part of the build we can’t do it ourselves and wouldn’t want to. Thanks for your videos I’ve learned so much. Oh and we already have power to our lot, we have our camper there till the house gets built

      That actually seems like a fair price as long as the person is a licensed electrician I would go for it. Get everything in writing and never pay upfront and you are good to go.

    This is so helpful. How would someone fund something like this for themselves? Is it required to have 130k upfront to build or can it be financed if you are your own general contractor?

      You can do both. If you hire a licensed contractor you're good, but life is a lot easier if you are licensed yourself.

    Just out of curiosity how and why did you get into this business? Were you unhappy with your previous job?

      I started to build my own house and when I finished it a light bulb went off in my head. What I mean by that I noticed that this is not as bad as people make it out to be and I turned that experience into a business.
      That is why I tell people to go out and try different things you never know what you will like, and if you come across something that you love doing just turn that into a way to support yourself.

    does digging the ground up and preparing it part of the cost for the foundation? Wondering is this extra in addition to pouring the concrete

      The price I showed in the video includes all of that, usually renting an axcavator is about $200 for half a day (4 hours)

      I'm going to grade the property later on in the build when my plumbing and water is connected so I dont have to tear up the yard twice. Saves $$$ that way

      I got nickled and dimed on that one. The power company wanted to pull the power from my neighbors yard and instal the meter base there. I did not want to have the base on some one elses property and run a 100 foot extension cord accross the street to power our tools. So they told me $365 to run it from my own property, power company monopolies cant do crap about it.
      Thats construction in a nut shell unforseen things that eat away at your budget happens all the time.

      @@MigraineCraftsman I fully understand that.... Check with you codes, because you may be able to buy your own used pedestal on Craigslist and have your electrician install it.. Saving you some money.. Since I know you'll be building more homes in the future... ; )
