How to design a small house

  • In this episode I design a 18 by 26 small house at 468 square feet. In this small house design I squeezed a 1 bedroom and 1 full bath with a washer and dryer. The pitch is 4/12 on the roof with a interior vault throughout the house. You can add a porch in the front or the back with this design. This would be very easy and cheap to build since in essence its a rectangle with a low pitch roof.

      Yes, I would love to see more like these. They make logical sense. But, you are tweaking details to make them different. I love white shaker kitchen cabinets, with grey/white/black granite countertop, with stainless steel appliances. But, I know those cabinets are probably more than the unfinished cabinets that I could stain. And I know you used granite and stainless steel appliances before. Are white shaker cabinets a huge amount more? Thank you so much for working on this episode while you are not well.

    I feel this house is best for newly married and immigrants. Excellent guidance by MC. Thanks a lot and I love it. I think it costs around 80,000 in NJ.

      @@MigraineCraftsman I'd have no problem living there either. Small but perfectly formed. I've never understood the huge homes with only a couple of people living there. Keep them coming!

    Something to think about is going with even 4’ dimensions for framing and sheeting simplicity. Also on a small home the more square it is the more square footage you get for the materials used.
    My wife and I lived in a 384;sqft for years.. The kitchen area was far from the bathroom but the plumbing shared the wall. The shower and washer also shared the same plumbing wall. We had a full basement for a utility room, freezer and storage. Being in a cold climate we have double stud foam filled walls with a lot of glass on the south wall. When it gets warm from the sun even when it’s cold outside I have a ventilation system that circulates the warm air to the concrete basement for heat storage. It is now a little larger with an attached garage and a 28x28 that’s almost done. We are going to rent the small unit.
    We built it from proceeds selling a larger home without any banks.

    I live in MN where its COLD...would work well to design kitchen and bathroom plumbing toward interior walls of the home as well as plan it out so plumbing is required in a more condensed area...be less expensive too.

    I enjoyed watching this and listening to your thought process as you design. I really like all your storage ideas too like the ones in the bedroom. In the bathroom i think if you made the window a little smaller you could put a tall skinny linen cabinet to the right of the toilet. Thank you so much for doing this even when you had a migraine! I get them too so i understand.

    Hello Mr. MC,
    Now with the inclusion of this video, Mr. MC has now shown us from the beginning of an ideal to the sell. His house ideals put into a design program that is doable for many of us, to tips on picking out land (I sent him a link to a property I am looking at, he looked at the images and he instantly seen things I didn’t), to tips on working with pros, and counties, to how he builds his homes step by step, to landscaping, to the sell. EVERYBODY YALL NEED TO WATCH THIS GUY AND SPREAD THE WORD!!!! We all need to think and do like this, to rid ourselves of unneeded stress. As another subscriber said last week, that, “He is going to be legendary!!!!” That’s so true!!
    So sorry you are not feeling well. I love the kitchen sink. I believe that is called a farmhouse sink. I like the tall pantry cabinet next to the fridge. That is great for a-lot of kitchen supplies and food storage. I love that you added a full sized kitchen, especially space for a regular sized 30 inch fridge. Many people want that. Full holiday dinners ARE doable. You are aligning up lines and centering things, I do that too. I have OCD also. I love windows in the kitchen also. Let the sunshine in!!!! You taught us in your last build that if a window is so many inches from a door, that it has to be tempered glass. And I thank you!!
    Clever on using items like the bedside cabinet to do spacing. Oh, I see what you are doing. After you measured the space for the bed and 2 cabinets, you could eliminate more space to save even more, you moved the interior wall closer to the front door, and you moved the exterior bedroom wall in more. I know what a projection tv is!!!
    If you are intending to build those tall bedroom cabinets, and since many people like bedside table space. Maybe little recessed built-in shelves above the bed, maybe with electrical plugs, between the framing in the wall. I know, more little things adds to the cost, sorry. Off center!!!! I get it!!!
    Full kitchen, five foot tub, full size washer & dryer, and probably a full sized water heater like you did before, are all golden in a small house.
    I like porches. I like a deck in the back. Steaks on the grill, drink in my hand, lounging on the outdoor sofa, looking at the beautiful stars, SWEET!!!!
    Vaulted ceiling, does change the whole feel, it makes it feel more open. Fireplace, great ideal!! Yes!!! Built-in recessed storage in many places for me!!! You make blue prints too!!! Impressive!!!!
    One ideal, if someone wants to cut cost even more, they could make one of those beds that pull down from the wall in the living room. And not have a separate bedroom. I know many like a separate bedroom though. I do!! I have seen videos of small apartments with that bed design. Especially in New York, cuz cost per square footage is really expensive. Just a thought.
    Some people build huge homes, that cost ridiculously a lot more, bigger homes have higher market values, which dictates the amount of their property tax bill. And people who will their homes to their children, maybe still a mortgage, but a definite bill that is due yearly is that property tax bill, that will be their responsibility then. Yearly property taxes in some areas are huge!! A huge tax bill can be a stressful burden they may not want. So, when we all build, we should also consider that.
    If the glare from your computer screen makes your migraines worse, maybe wear no-glare glasses. I use them sometimes. I know how much light aggravates my head when I just have a headache, but a migraine, oh man!!!!

    I like the fact that you are designing towards the smaller home market one thought though. Growing up I worked in excavation and plumbing and a free tip is try to make as much of your plumbing all lay on one wall and as close to each other as possible. That way you use less material and in the case of a slab there is hopefully less demolition needed to replace drains ECT.

    Migraine craftsman, I really enjoy your videos! Keep them coming. I am hoping to get me a house. But i want a smaller house with a nice 1/2 acre or 1 acre. Any suggestions? Your ways are way better than going in debt on a 250k house!!

    I really like how you think about houses and space and making use of you inches. Like this floor plan.
    I would flip the bathroom so the hot water doesn’t have as far to travel to get to the kitchen. Our water is super expensive where I live and I hate wasting all that water just waiting for it to get hot!

      K Quitberg I try not to waste water either. So, the water that comes out waiting for the water to get hot, I catch in a bucket under the faucet. I use it for watering the plants, and to mop the floor. And I plug the drain while taking a shower. I use buckets full over and over to flush ALL the toilet pipes well while the tub is draining just to get a good flushing of the system. My toilet works, I just like using the shower water to get a good forceful flow going through the system.

    My migraines went away when I went to a really good chiropractor. Spinal misalignment is main cause of migraines that traditional doctors won't tell you. Thanks for sharing this. Many people want a home but think they can't afford one.

      Hey Mr. MC, you are welcome. What do you mean first time you did one like this? With your addition of the fireplace, could that be for your heat, since the house is smaller? I like the glass shower doors. In my experience of cleaning houses and getting feedback, I have found many customers do like shower doors, buy many also like shower curtains because they can be cleaned easier in the washer, or just replaced. Plus, some cleaning companies charge extra to clean shower door (I do cuz I have a 3-4 step process). No back door (are 2 doors required for safety), the tall pantry is different, small cabinet next to tub is different (a subscriber suggested), toilet is not next to tub. I love the bedroom storage. You make it look easy to design this. Thank you so much!!!!

    You know your way around that software pretty well, for a second there I thought that you sped up the video, but then I realized that you're very proficient with it.
    I have Chief Architect on my iPad for light stuff but I mainly use AutoCad and Revit.

      There is so many nice pieces of software out there, the render ones are awesome but they are crazy expensive. My cousin uses a lot of autocad he is really good at that thing, I picked up some things from him.

      @@MigraineCraftsman Yep, Auto Cad is prevalent in the design world although Revit is gain fast. I've been using AutoCAd since 1995.

    This looks good for the most part. I have one complaint: only one egress door. I like having access to the back yard. So maybe a single French door instead of a window next to the tv. And instead of a couch under the tv, maybe an oversized chair.
    Also, I'm looking forward to the next build. :)

      Yup that is why I mentioned in the video about the sliding door and a porch in the back. Beauty of designing you can make anything you come up with to fit how you live. I personally would delete one of the sofas and put my computer desk so it would be a dual purpose area with tv on the wall and a spot for my computer to work.

    It was fascinating to watch the design change as you talked. I would love to design and live in a home like this if I ever have to move from my much too big 100+ yo drafty farmhouse. What would you think about a U- shaped kitchen (or island) with a 4 person eat-at bar between kitchen and living space? At counter height with enough room for stools beneath but would provide ample kitchen workspace, eliminate the need for table/chairs and might give some storage. Also I would leave 18” of space behind(to the right of) front door for a massive wall of adjustable 12” deep shelves which could then accommodate almost anything: pantry, display, books, baskets. I had something similar built for my kitchen and love the space and versatility.

    I like this house . Just a few questions , 1 how do You get wood in to the fireplace ( where do You store it , inside and outside ) not to mention taking out the ashes ..? I know , You could have a gas fireplace , but , what's the fun in watching that ? 2 Is there any way to centrally locate the water heater? I personally prefer 2 recliners over a 2 person sofa . Instead of a dining table a moveable island with storage underneath ?

      Hey John, you can store wood outside under the over hang or porch. Since the place is so small the water heater is fine in the bathroom, if it was a bigger house then yes try to put it in a central location. As for the island you can do what one of my customer did get rid of the dining room table all together and put in an island with seating. People have a lot of great ideas it all depends what you like.

      @@MigraineCraftsman I REALLY love Your vids !! You are the primary go to for the average blue collar working stiff ( like Me) ! I'm married W/1 four legged kid ( dog , but don't tell her that --- she won't believe You ) . I'm just a few yrs. from the dreaded ( from My point of view ) retirement . I already own 5.1 ac. ( w/o utilitys available of course) . One of Your design houses would pretty ok ( I'm told nothing is perfect) . I'd have to figure out the utilitys ( in a way that the BOSS is down with) !! This property is two mi. from the interstate , and two million miles from anything !! Just the way I like it ( three guesses what Wifie thinks. First two don't count) !!!

    Very nice designs I like the size. I am looking to change a standard 2 stall garage into a tiny home / mother in law's suite. The city said that I could change my garage into living space without having any property tax problems or zoning issues.

    Man this is what I call smart design, you got a sub. Very well thought design. What I would change is, if I skip the chimeny I would fit an L shaped sofa facing the tv instead of 2 2 seaters that would make it cosier for me and have space between the sofa and the dining table. another thing is I would make the window bathroom smaller and higher thats perfect for me :)

      @@smokymountainlife It's basically a wall unit that heats and cools but with no duct work, awesome little system. Mitsubishi makes pretty good ones.

    I’m so sorry you feel bad !! Praying you will get some relief! I like the little house , I think I would like maybe a bit more room to have an end table at the end of one of the sofas or both. I guess you could possibly put the tv above where the fireplace is so you can see it from both sofas. I think my fave so far is the 2 bedroom one !

      If I could design a house I would like to have a back door that entered into the laundry room / bathroom ( the second bathroom in a 2 and 2 house ) With maybe a folding door or something simple for bathroom privacy. What do you think about that ?

    Haven't watch everything so I apologize in advance if you have addressed these questions. Hhave you worked with spray foam insulation? Do you do anything with solar? Have you used gas tankless water heaters? How much space do they take?

      No worries,
      I used spray foam before it has very good energy efficiency but more expensive then regular insualtion and has to be done right
      As for solor never worked with it due to cost
      tankless water heaters take up very limited space so it is a good space saving option but more expensive then traditional water heater you can buy for $300

    I like this design very much. I would make it modern and straight lined. I am thinking about converting my two car garage into something like this. My laundry and a full bathroom are next to the garage. So I was thinking using my existing bathroom for the convertion by dividing a third and making a powder room for my house and the full bath for the convertion. It's an idea, I just don't know how it would look. On the opposite side of the garage there is a 4 foot wide closet running down the whole wall, so that's additional space. I do want full size appliances.

      Piece of cake, vault the roof to 10/12 put in a dormer or two, if limited on space put in a cottage staircase(steep) and it's done. Spiral staircases also work well for limited space.

      @@MigraineCraftsman I get so excited when you do the homes that are under 1000 square feet. Most people on here are looking for projects that can be done for well under $50,000. I would love to build a small home(not necessarily a tiny home) but one that can be constructed for $35,000 tops. I"m single, no family and i want to live in an area that has LOW TAXES and build a home at cost. That way i won't have any mortgage or very little yearly taxes owned to the town.

      @@klwthe3rd That is a great vision you got, 35k is not easy to do unless you do most work yourself and keep it very small. But I defenitelly understand what you are saying, you get that done and you are free to live how you want with no worry of a big mortgage payment.

    What's Your opinion of a " on demand " hot water heater ( would one be enough for this house ) ?

      Pricey to buy and install plus preventetive maintenance you have to do to make sure everything is clean and it flows. So my opinion is if you got the money it's a nice system to have but regular water heaters are cheaper easier to install and if they go bad in 20 years you buy a new 50 gallon one for $297

    So do you do complete plans or do you use this software to come up with a concept and then take it to a draftsman to work up everything. What about foundations? Do you do that or are you required to have an engineer do those for you in your area?

      I do make complete plans with measurements and ready to take to the building department. Foundations if you keep simple do not need any plans, at least here in Georgia where I live. Keep in mind different areas will have different rules, so the easiest way to find out is to visit your local building department. No engineer is needed for any of my steps, I do everything in house.

      Migraine Craftsman nice. Here they require an engineers stamp but we don’t have bedrock to build on, only silt from the Mississippi River.

    Love and enjoy your videos... I learn something new each time I see them. For the little house u build. I think is the one 447 sq ft. How much did it cost without the lot. Minus the lot. Just curious. I know the cost is different for different states it varies but it will give me an idea... I'm going to finish paying for my lot 8 months or sooner. Then I'm going to budget for a cute small cozy cottage . Thank u

    You make designing look easy! What is the name of the old software? How much more money would it cost to put on a nice porch in the front and a covered deck in the back? I like the vaulted ceiling. You really need it since the house is so small. What do you think it would cost, ball-park, for a house similar to this one but twice the size with two bedrooms and two bathrooms, porch, deck and more closets? Thanks.

      Porch up front or back would be 3 to 4 k each, it all depends how fancy it is. As for the build cost if you did a lot of work yourself the house construction might be around 100 a square foot but the more people you hire the more its going to cost. Not to mention the price of land.
      Hard to answer the build question, if you watched my latest cabin series you see the price I SOLD it at, HOW much it was to build and how much it WOULD have been if the land was different.

    Here's a crazy idea. It will cost more to pour the foundation but you would spend anything for flooring. Pour slab of colored concrete with radiant floor heating. You could polish it and give it a very nice finish.

      That's not crazy at all I actually love that idea. I thought about that many times, if I had the money I would put in a radiant heating system in the concrete and have warm floors to walk on that can help heat the house. Big thumbs up, for bringing that up.

      A big downside to a concrete slab especially with any radiant heat is simply the slab can settle and crack over time. That can cause failures in the in-slab radiant heat system. Foundations settle, especially in areas that experience a lot of freeze/thaw (large temperature swings that occur naturally during seasons). This process causes the foundation to stress from the expanding and contracting of the concrete and the ground in direct proximity of the foundation. Whether it's a simple concrete slab, poured concrete walled basement or cinderblock basement. Just something to be aware of.

    I would put the door to the bathroom outside the bedroom, right where the tub is and I would put the tub on the other side of the bathroom. Also, in the bedroom I would just put one window and add another one of those storage closets on the right back corner.

    I used to have a lot of bad migraines. Would be sick to my stomach. Got meds from dr after tried other things.
    You might try some magnesium tabs & pineapple. I also drank “drip drop”. It’s a professional grade hydration mix.comes in a box with 8 packages. You can get it at Walgreens.Worked for me if I caught it in time.

    To create a closet , build a queen size headboard from floor to height desired . Build it as far from wall as needed for two people . Put heavy duty rod from headboard to wall .Put shelves in . Great space saving closet. Must have on ea. side of bed to access.

    I need u to help me do a plan for a 18x50 1 bed 1 bath, full size washer dryer etc. I'm getting a Derksen 18x50 side utility with two sunburst gables, and front door will enter into living room.. back door will be in living area.       Yes those are nice just expensive to install and you have to maintain them. With this ugly water heater I installed you just install it and leave it alone. :-) $297 and no maintenance.

    A great idea for a bedroom closet is to locate where the bed will be ( @ what size ) build a headboard tall enough to walk behind , far enough from wall for clothes rod ( from wall to back of headboard ) . You could build shelves etc. . Its kinda like a walk in closet .

    Fairly new to your channel and love it. I want to build a small home like this for myself. I have the simple floor plan and rough measurements already hand drawn. I'm confident I can build it, but the piece of the puzzle I'm missing (besides the funding, lol) is how to go from rough drawing to getting plans approved by my local municipality. I'm interested in knowing once you have the design complete with accurate measurements are you able to just print this from home and submit it for approval, or do you have it professionally printed somewhere? Also, do you have to have an engineer sign off on any of it. Like the foundations or slab design. Do any soil tests need to be performed? I know every town or county may do it slightly different. I live along the south east coast with mostly sandy soil, so from what I've gathered it's a pretty simple process around here. There aren't usually any issues with soil from structural standpoint or septic. I would love to hear about the steps to get from an idea on paper (or computer) to actual getting approval to build. Thanks for sharing so much great info.

      Hello,
      Your question about the floorplan is all dependent on where you live. In North Carolina and Georgia you can submit even a hand drawn plan as you have with no problem, but not in all of the state. It all really depends on the local government and your rules the easiest way to find out is to go to your local building department and ask.
      Hard for me to answer area specific questions since I do not live there and don't know what the rules are, there is a lot of rules out there and different cities will have their own and inspectors, they will also have their own way of doing things.
      My next episode is going to cover a lot of start up questions, check it out and if you need any additional info feel free to ask.
