The area which I know very well, has had HUGE wild fires in recent years, it is sourounded by eucaliptus for miles around, a wild fire has even crossed the river by air, when the wind took burning leaves across to the other bank and started burning in new areas. Highly dangerous. Some villages had to evacute by boat. Ask the locals at Pombeira village. The 2 mobile homes look like they don't have a license, the owner may get a fine and order to move them out. The "bunker" is a water mine, which is like a water well but dug horizontally into the side of the hill. Hence it is full of water and cannot be emptied.
The price is based on demand and market study. At the moment, this is the most affordable property with private river access you can get in this region with the biggest plot of land. I would love to see similar comps with better price 🙂
Great property and ofc best feature is the beach.For me i would rather live in mobile home, closer to the beach. It is expensive but also there are a lot more expensive homes in us, france, spain and so on - close to the beach or rarely having private beach access.

870K€ - they managed the trees - bc that’s the mandatory part - by law. So having acres of land means you have to manage it too (wildfire protection etc.)

The market is not "out of control". Market foundation is supply and demand. This is not exclusive to Portugal though. One thing that is more related to the Portuguese situation is underneath the surface of the foreign interest in the country. We can find data showing that in the last decade 120k new dwellings were built in the country. And only in 2022 alone 167k homes were sold. Portuguese were the ones who bought the most at that time and still is. Even for luxury properties national buyers are the majority.
