    The dampness is due to the stone not being able to breathe. The render or paint should be replaced with lime based plaster or paint which will solve this problem.

      The kitchen is a room where a lot of vapor is produced, going upwards and condensing on the ceiling ( and the walls ) because the roof ( and the walls ) is ( are ) not insulated. Painting will not solve the mold, it may hide it for some time. Nice house, it was in my favorites on Idealista some months ago.

      Yeah don't waste your money on damp courses etc. French drains around buildings at ground level is better and will save the house in the end.❤

    1st bedroom would make a nice dressing room for the larger bedroom. Look very closely at condition of wood ceiling and floors for rot and wood worm. It’s a lovely home.

    Hi from Sr Petersburg Florida. I love your home, you are so lucky to fine and enjoy. You have to dry the moldy ceiling or it will keep coming back. Mold is very dangerous to your health. It would be best to take it down and replace all that is wet. I know that cost a lot but your health is worth it. Please show more oy=f your gardens. Enjoy your home. 😊😊❤❤

    Gracious me, what a gorgeous building.
    I’m thinking you are both at a great age to actually finish this renovation/restoration and have a luxury home to live in.
    It’s big enough to let out the ground floor as a B&B for holiday makers. There is quite enough room upstairs for you and your family to visit.
    I think I’m a little envious 🧑🏻‍🎤…

    What a delightful home with so many fun things you can do. May I suggest that you enjoy the suggestions, but in the end you need to be delighted with each space. If you want to lighten the living room ceiling, then lighten it.
    If you want to remove the sand paint then do so. After all, the journey to bringing your vision to life is what makes renovating an old home so enjoyable
    Two suggestions I would throw into the pot of considerations is to put in healing/cooling at least on the areas you spent most of your day time to enhance your living enjoyment.
    The second suggestion is to remove the ceiling in the kitchen and allow it to completely dry out, treat and remove any mold and then put back in a breathable ceiling. Mold can be very toxic for health.

      Thank you Gail for the suggestions. Really appreciate ideas we hadn't thought about 😁 and different perspectives. We spent several days scraping the sand paint in the conservatory. It's still textured but not sharp, so we can cope with that. However not looking forward to scraping all the other rooms 😂. It's definitely going to be slow going. We have thought about air conditioning for heating/cooling but are concerned about the look on the outside of the building. The kitchen ceiling is concrete we believe and should be ok once treated.

    I don't think I would hang all those mirrors, instead, I would lean them on the dressers or furniture Use a tiny dab of museum putty to hold them in place. Also, those dark ceilings are historic and dramatic! Please keep them.

    Gosh I have so many questions. It is a lovely house. I must admit, I would be happy to leave the down stairs as it is. A bathroom to clean up in after being out in the garden for hours wouldn't be amiss. For any man, including my husband, all those downstairs rooms could work very well. One being an actual workroom, the others storage of equipment and tools. That must sound odd, but as you have so much space, it would be a nicer option (to me only) than having a whopping big shed out in the beautiful yard. You won't believe what came to mind as you showed us through. That long conservatory, would make a fabulous kitchen, handy to the beautiful big lounge area, fabulous outlook and perhaps the small current kitchen could be a laundry. Enough room to leave an ironing board set up, and have a bench for folding things, cupboards for typical laundry items. Just my thoughts. You have chosen well and the land looks lovely too.       Hi Shirley. Thank you so much for taking the time to share your ideas. They are great. You are right about the downstairs and up to now it has been so handy to have the space for tools and storage without having to build a storage shed elsewhere, so there's been no rush, but we are planning some layout changes now. Definitely need a place to clean up after gardening. I like your idea of the kitchen in the conservatory and we have seriously considered that. However the windows are a little too low for standard units. Thanks again for sharing your ideas. We're hoping to post a video soon with further thoughts about the ground floor. 😀

    What a lovely, charming and very large house. If you paint the ceilings white, i think, you will turn it into an ordinary home taking away some of the warmth and charm. You might regret it. Looking forward to seeing what you will do. Thank you for sharing. ❤️🙏

    Concerning the sand paint on the winter room, just repaint the walls. As an interior designer I see people waste a lot of time instead of just doing the quick and easy thing. That way it's clean and fresh and ready to be decorated. I agree with whoever told you to leave all the ceilings the way they are. It adds to the history and charm and painting them white will take away so much of the history and character. There's plenty of light in the house the way they are.

      That's a great idea and we have thought about it but our windows are a bit too low for standard kitchen units in the conservatory. But we are not ruling out the idea just yet. Thank you so much for the suggestion.😁

    Congratulations on your new adventure!! If I was you I would move the kitchen into the biggest bedroom closer to the living room and dinning room. On the main floor, and make the kitchen your laundry room with a sink for DIY, soaking cloths and anything else you need.

    What a stunning house.
    The extension to your first floor lounge would once have been an outdoor terrace, I think. So hence the grand doorway and arched windows in the main room.

    Its an amazing house, luckey you!! We have a stone house as well here in Greece, full renovated because it was built in 1871, from granparents, and we are so happy to live there every summer with family and friends, and luckily it is by the sea!!!     Just thinking of this from your tour. You mentioned the continued stain on the kitchen ceiling. Also you have an odor. My suggestion would be to call in a professional on how to deal with this. Odor is mold and can be serious health problem, My best to you in your restoration.

    After you paint, urn the office upstairs into a library with over stuff furniture and a coffee/tea bar. When you finshe painting, move into the first floor and start a B and B/wedding events.. The junky kitchen on the bottom floor turns into a storage room and wine cellar. The room under the second room kitchen adds a dum waiter to it, and it will be easier to take food outside the dining area. The second floor kitchen turns into a catering kitchen to later have local teach your guest how to cook a simple Portugal dish. As soon as you open the selection of the house to guests, you can start making money to hire people to do major projects. Serve only breakfast and have finger food preparation buy the local. Only open your house to guests summer and fall so local teens and young adults can help with exter work.

      Wow Faith! Thank you so much for those amazing ideas. You have certainly given us food for thought. I especially love the dumb waiter idea. That room you mention certainly isn't habitable and we already had ideas to make it a service room for water and plumbing. I also think the library is a great idea. As for B and B we have no plans for the future but you never know!!!

    Very impressive house. Looks like the living room was made by knocking down the rooms either side of the corridor. It is in very good condition for age. I've just bought a similar age house near Coimbra, 4 bed but it has been split in two so probably a similar size to yours originally. I still have the original windows like yours on the ground floor. Not sure why you want more bedrooms as ground floor is great for storage and workshop! Looks a good compromise of a liveable house but with opportunity to improve certain rooms. Mine is the same as has no heating and never had open fires so you do wonder how they kept warm in the winter. It does have good sun exposure so will warm up during the day.

    I learned from a paint store that a light sanding by hand with a sanding block will knock the top off leaving a soft texture. IT WORKED FOR ME. Please try it before any pricy removal or scrapping. Hope this helps😌love your property. Ruth, Oregon USA.

    Hello from Australia.. love your house...gee wouldn't I love a project like yours..I think I would love to paint those dark dark ceilings white..but OMG what a time consuming job that would be...sooo many coats of paint...another alternative would be what we call gyprock ...sheets of plaster cut to fit...on ceiling would give good insulation cheap to buy and is quick install if you hire the right equpment to lift up to ceiling . Loved the tour...I am genuinly impressed...what a find..

    Loved the tour of the house
    We have a house in Sao Miguel and we added some fans in each room to circulate the air
    And I have to say it helped immensely with dampness
    But with that said your house is amazing

    Your house is beautiful and very big. And in a very good shape. Not like most of the properties on the market today. Overprized ruins! And people buying like crazy. Investing lots of money and years of getting somthing out liveable. For myself not unterstand able.
    I for myself retired 5 years ago to Thailand. Built a house on my wifes Land outside a village. And enjoy the quiet, lush green envierment and the fishpond. If i would have stayed in Switzerland i probably would not have a life as good as mine here.

    The 'fix' for the textured sand paint, in your second bedroom, is a skim coat of lime plaster to fill in the surface and smooth it out. Did you say how much you paid for that beautiful home?

    Do not paint or replaster until you’ve had some expert advice as you have dampness issues. That means there’s a lot of water being retained already. There must be a historic preservation office somewhere in Portugal where you can seek advice. What has happened is that the previous owners have made mistakes that have trapped the moisture. In a brick house, this can cause the brick to spall. I’m not sure about the stone. You need to take off all the layers of paint and sand plaster and only use lime based plaster and paint so the house can breathe. I am hoping that the mortar that holds the house together is also correct and has not been relayed or repointed with a hard, modern, cement. This can also help trap moisture forcing the water to escape via the stone rather than through a softer more line based mortar.

      Thank you very much for the detailed advice. We'll have to explore these issues further. The kitchen roof is flat and made of concrete and perhaps should have had a damp proof membrane. It's difficult to know if the whole exterior is pointed with lime or cement. It'll be a long, slow process if we have to repoint.

      Yes, I meant replaced with hard concrete, not relayed. Auto correct. I volunteer for a historic house that had dampness issues. The wrong mortar used in a previous restoration had caused tremendous problems. Perhaps you could set up a program to have people stay and work on your rooms for several days in exchange for several vacation days. You may be able to mitigate much of the moisture with the right plaster and paint. At least try to remove the layers trapping the moisture. Please seek expert preservation advice from people who understand the old stone and your roof issue.

      Brilliant advise! I have 40 plus years working in the field of historic building conservation. Please get the advise of a qualified professional. You have a beautiful home. Do it correctly and it will cost a penny or two up front but it will save you more in the long run…

    I saw where u can take a bucket of water about halfway and a branch from ur trees leave it till u can lift it out and see roots but leave it till u have a good rooting system. U can use fruit u may be able to root u more willows...I would dig the lemon tree up and put it in a big pot and keep it up by ur house also u need to pot it in a bag of compost with citrus in it..😊

      Willow is amazing isn't it? It can also be used as you said by putting cuttings in water for a few days and the liquid can then be used for other plants as a rooting compound. I will try your method next year. Thank you so much for the tips. 😁
