Construction lawyer here. Nice overview of the back-office part of being a contractor. There's a lot more to building a project than swinging a hammer. I've seen way too many projects where the workmanship has been great, but the project becomes a mess from liens and payment disputes. Good luck on your next project; looking forward to the videos.

So, i've been starting watching this channel on this series. Great work guys. I thought, when i began watching, it would be a budget build. But after 10 or so episodes I learned this are high end builds you guys are doing. Insane work, really nice to watch. Getting hooked at the mountain series as I am typing this. Keep up the good work!

Interesting to hear how financing works in the US. It's much simpler here in Slovakia (Europe). Client just sends requested photos of ongoing build steps and we release certain amount of money. By we I mean a bank as I work in one.
PS: I am a fellow builder, fabricator, welder, you name it. Sometimes I do work for my bank clients as well. Don't tell anybody. 😂

When you say that the bank pays you after the job, does that mean you as builders have to foot the bill of the build throughout the process then be reimbursed at one time in the end? Or do you get paid by the bank/homeowner regularly throughout the build?
I assume they use the profits from prior projects to pay employees biweekly/ semi-monthly.
It depends exactly how the construction loan is structured, but generally the builder has a draw schedule and will get paid incrementally by the bank as he hits certain milestones. So what he's likely referring to here is just the final payment, not the entire cost of the build

Inspection days can be super stressful
For us to get a CO I have the responsibility to go through and check off everything that needs to be done.

We just passed the final inspection, we called the planner they said it not showing on the system do you guys know how long this will take ?

Did you guys have to do a blower door test for energy code compliance? Just wondering as New York State requires it for all new houses.
In our county we just have to sign that we visually checked for “good” air sealing. No gaps into the building envelope.
You should develop a CO checklist for yourselves so you don’t miss things.

When you can be talking a final bill of 100k$ or more it pays to make sure you cross your T’s and dot your i’s
