- Are you looking to add a foreclosure to your real estate portfolio? Or find a foreclosure so that you can buy a home with a tremendous amount of equity? This video is for you!
This video explains exactly how you can start investing in real estate by utilizing foreclosed homes. In this video, I cover what foreclosures are, how to go about finding foreclosures, and buying foreclosure homes.
In this video we also discuss the three phases of a foreclosure:
1. The Pre-Foreclosure
2. The Actual Foreclosure at the Courthouse
3. The Post-Foreclosed Homes that are now Bank Owned (REO)
Since foreclosures can be incredibly cheap, they can be great places to start to buy rental properties for passive income.
In my humble opinion, Real Estate investing is the best way to build passive income, security, and even generational wealth.

I know someone who is very successful in flipping houses. I was interested in learning how to purchase a foreclosure to live in, and possibly learn how to start investing on the side. He was not open to sharing how to get started. I am in school and on break, so I searched on You Tube how to buy a foreclosed home. The first video that came up was a guy who was all talk and no substance. Then, yours popped up, and my questions started getting answered. Thank You so much for taking your time to share your knowledge and wisdom. I am a former missionary and I am going back to school so I can support myself, and begin to get things done overseas that I feel lead to do. People are not supporting missions very much. Especially single women. So I am looking forward to getting out of school and getting a job that will enable me to save money and start investing. Beginning with my first home. I just discovered your channel and I am loving how you teach! You also made me laugh several times. I'm wanting to become a wholesaler and you helped me feel a lot better when you explained that you would gladly pay a wholesaler because you don't feel comfortable talking to the homeowner in pre-foreclosure yourself.

When you go to the courthouse and bid do you have to have to pay cash or do they work with home loans? If you can use either or, does cash have a advantage?

Please check out the video, but also...financing a foreclosure at the courthouse is pretty difficult, largely because you don’t have access to the interior. It is possible to use a hard money lender, but they are generally much shorter terms at a much higher interest rate.

Have you checked out BiggerPockets.com? I’m not a huge fan of everything they have to offer...but it’s definitely a great place to get started and learn a ton about real estate investing. You can learn a ton about the right way to do things, and a ton about the wrong way to do things.
Hi Ryan, can you use traditional loans on the HUD homes or is it cash only purchases?
That is a great question, which is also probably a great idea for another video. You might be able to use a traditional loan, with HUD homes, you do have access to the inside of the property. But, I think it would really depend on how much work the property needed, and how lenient the bank is willing to be.

Great video Ryan. My question to you is: adding all your purchase and rehab expenses ( 6 properties), you have spent over 150k. Did you have all that saved or how were you able to finance your foreclosure purchases as well as rehab expenses?

When you go to an auction and bid, must it be an all cash offer? And how about HUD properties, when they notify you that your bid won, is that required to be all cash?

Hey Chandtisse! I'd recommend typing "Sheriff Sale _________ County" and go from there. These things are usually done by county, so...if you search by the county that you'd like to invest in, you should be able to find a list. Let me know what you find out, or if that is helpful at all.
How exactly do you find OPM? Corporations welling to invest that’s the only hurdle left for me now
The best place to find OPM is vía friends and family....you can’t beat good ole fashioned word of mouth.

Ryan great job and clear to the point. I also buy foreclosures mostly at public auction.My last purchase it was just myself and the bank there. I felt the asking price was to high and the bank ended up with the property and knowing the amount of work and cleaning up left behind. I asked the banker while there on site if she could ask her boss if they would take 14k less and after several days they got back to me and accepted my offer. Did a huge clean up and started some repairs ,listed it and a contractor purchased it for a investment property and I walked away with 30k in profit . A different approach I tried but it worked out well

Love this. I’m 25 and really want to buy a home at 27. I don’t make crazy money, but in Texas there is first time buyer discounts. Would the banks still honor all that or is bidding on a house just a personal loan?
I think so, but please check out my video on how to finance a foreclosure as well. Not all banks will be interested...and most first time home buyer loans definitely won’t be interested...don’t hesitate to reach out with any questions...you’ve got nothing but success in your future!

Pardon me for asking this but I need help in paying off my mortgage faster, I'm currently doing double mortgage payments but I'm so not into taking up any debt, I have 20k in savings as my emergency fund and will continue to increase my savings, since we are debt free except for our mortgage, can my emergency fund be in good use or link to our mortgage to save on paying interest, need navigation to sustain my mortgage.
An even better idea is to have 30k plus saved already to pay the mortgage down with it, and then pay an extra 10k per month into a high-interest investing account. Once your high interest account reach $20k plus, pay it on the mortgage again! By doing it this way, you won't go into debt and you'll have the interest account as an emergency fund!
I understand joe generating returns are usually phenomenal. What would have been really interesting would be a proper breakdown showing their costs , services, investors return..

Great question! No, it doesn’t necessarily have to be in cash...but I doubt you can use a bank loan.
Hard money lenders sometimes finance foreclosures, but they are much more expensive than a traditional bank.

Great video! Do you do a title search on every property before bidding? If so, how much does that expense affect your business since most of the time 70% of the properties listed to go on auction get taken out in the last minute?
Hey Matheus! Great question. I do not. After you win a property at an auction, you have the ability to do the title search. If anything bad comes back in the title, you have the ability to back out. I don't know of any circumstances that would cause me to proactively run title search prior to having the property under contract.

I’ve heard of “assuming the mortgage” but I’m not sure what that means or how to do it. Can you explain more??
Yes! Absolutely!
Assuming a mortgage is when you take over someone else's mortgage. If I owned a property and for whatever reason, I wanted to get out of it, some banks would allow you to take over the payments and transfer the mortgage to your name.
If I assumed mortgage... I now “technically” own the property, right?
@@rnjd7118 Yes, the property's deed would most likely be transferred into your name...but the mortgage on the property would potentially still be in the previous owner's name. Potentially, the bank may work with you to reassign it, but I haven't had much luck with that happening. They generally treat it as a refinance if you request that.

@@RyanIngram primarily i wanted to get it under contract an then find a buyer for assignment, backup would be to hold & rent. there's just alot of spread on this one that it shouldn't be hard to find a fix and flip buyer.

@@jondoe596 I currently use propstream, you can do a search on youtube for "how to find cash buyers with propstream" Purchase & sale agreements and assignment contracts can be found for free by doing a search on google just make sure that you have a real estate attorney vett those forms before you use them in that particular state. Best way is to just pay a real estate attorney to create a state compliant P&S and Assignment.

I hate to be unhelpful, but it is different in every county. Have you tried a quick google search of “Sheriff Sale _______ County”?
The other day I went to my courthouse here in NC and I had to go to the booking/ public records department and they gave me a stack of folders for foreclosures, land and even cars! I made copies and went house hunting
