Hi Ryan I love your videos, really useful I wanted to ask you, do you use a specific title company to do the title search on not bid for foreclosure that has liens or encumbrances or how do you do the diligences?

Great question. I’ve learned all municipalities are a bit different. So, please double check with your local government facilitating the foreclosure; but, here, we are able to do a title search after we win the bid. We have two weeks to find title issues. If there are any that will cause title to not transfer appropriately, you can get your money back.
And yes, I use one title company for everything with virtually no exceptions.
