    I see some people comparing prices in the USA with the one in Albania, there is no way you can compare, keep in mind, please. Check the flights, check the roads, check the medical assistance you may or may not get in some places and the quality, and the justice system also, it is not EU. Amazing people and a beautiful little country but that is not always enough. Visit first, travel around with a rental car before you decide. There is a reason why many Albanians are living in the EU or the USA. I am not negative, I just try to help you make sure you take the right decision.

    Dorjan is an excellent Agent. Although we didn't buy through Century 21 in the end, we found Dorjan to be a very professional and honest man. We also rented an apartment from him whilst looking for a property. Highly recommended 👌

    The prices is really shocking.
    100000 for studio far from infrastructure?

    its same as in Italy and Spain.

      There are less expensive homes in the surrounding region or other locations in Albania. It does appear that the prices in Saranda have reached levels currently seen in Croatia, Spain, Italy and Portugal. It is still possible to find a place for a little over $100,000 and still be near the water. I don’t know if that is even achievable any longer in the United States.

    . The homes are very well built and excellent quality. Even with the prices having gone up its still very affordable compared to US. The nice thing is that the condo fees are so small unlike in the US where they get you with a $400 per month minimum. I could see myself easily getting one of these condos on the lower end here and one in Torrevieja in Spain (very reasonably priced..) and just do the Schengen Shuffle and not be a Tax resident of any country in Europe.       That’s exactly correct. Tax residency is not always the best option. Our condo fees in the US were over $500 per month and included no amenities

      I am not so sure that they are well built at all. And certainly while the "fees" are low, there is an apparent lack of maintenance at most properties. There are many condo's that appear to have not been painted since their original construction. Buildings that are not that old but not maintained properly near the sea, are a nightmare. The fees mostly cover the lighting. Ask someone about their property insurance... most will reply with "what do you mean insurance?" I would be very surprised if many buildings are insured for anything.

    The prices are not that great! Apartments boring and hate the open plan features in the earlier styles. The building work is absolutely crazy. It reminds me of the massive buildings that went up in Spain in early 2000. It will become a concrete jungle. Most people will lose their views when other blocks go up. I would not want to live there because it will also become noisy!
    The luxury block is way overpriced for 110 sq m! All because of a sea view! People are so stupid if they buy into this area! Save your money and buy elsewhere where you have a good established infrastructure and not this endless mass of concrete! It seems to me that the planning of the area is akin to the wild west!

    Looks like a beautiful area. Prices are what they are. Seems its been discovered at least by some people as prices have jumped up quickly. I heard the locals are friendly, English speaking and with a similar customs. Not sure about food but would guess its very good quality. Thanks

    Go to golem beach in Kavaja Albania the beaches are 100 times better than saranda because they are sandy beaches

    One thing they usually mention in Italy when showing houses or condos is the annual property tax and trash pickup fee.

    DorJan also showed us property in Serande. Good dude! Our problem was we found a great deal with ocean views but when we tried to secure a lawyer no one would call us back and there office hours were very limited. We want to take another crack at it soon as they value is definitely there. Great prices for you get!!

      Why do you need a lawyer? In Albania you buy property without a lawyer, you pay through the notary public (basically they do the title work and cheap)

      @@WarrenJulieTravel just so you know, notary public drafts the contract, they are the ones doing the attorney and real estate agent and title work in Albania. The beauty is that closing fees in Albania end up being less than 1%.

    I come from the Island of Corfu witch is right across from there the distance is 1/2 a mile cost to cost. Now for the name they have kept the Greek Name of the town and have changed it slightly. The real name is Agie Sarandez which means in greek The Holy 40 Saints. The Albanians call it Sarande. It is still very cheap to go there but prices are going up.

    Back in the day 2016 you could get 60 m2 Aprtament for 30k in durres by the beach , because o lot of going on with tourism in albania prices gone up.

    Believe the prices, but the prices same as Spain, Greece or Italy and better winters.

    Hi, just a few points you have to remember before buying in Albania if I may before someone will spend time and money to go there: - the infrastructure suck, the aid service as hospital and medical are not really what you will want in case of emergency, and not too many tourist places to visit except the nature. Because of the bad infrastructure, it is more difficult to travel inside and outside the country. For 40.000- 50.000 EU you can buy in Spain, Italy, and France where all in all the infrastructure, health system, and cultural programs on rainy days offer more. Not talking about the proximity of other countries you can visit if you want a change. People in Albania are very friendly, and the local police care about tourists, food is very good and healthy but all in all, it is a small beautiful country under development. I will recommend Albania for a 2-week holiday or to writers or people who are really more into a place where it is more isolated, if not after 2 months you may get bored.

    You best bet is to buy from owners. Those realtor companies all they do is to convince the owner that the property can be sold for higher prices than what they have in mind. Actually those realtors have a lot to do with the increasing cost of living world wide.

      We were very surprised by the cost of these places. I think there is a value to having an estate agent in many cases, but if it is possible to find something direct from an owner, it will most likely be a better deal. Thanks for watching.

    Wow. $2,300-$2,500/sq. meter for a fully fitted apartment? While that's cheap compared to the US, it's about the same price as properties in cities in other parts of Europe. Sounds like they had the same run-up in prices that they have seen in Turkey over the last few years. I mean, I just don't see the value proposition here. But then again, not everyone needs a "value" proposition.

      The prices here are more than other cities in Albania. This is a resort city.

      @@WarrenJulieTravel i was in sarande not impressed overcrowded and overpriced and expansive again for albania salary is ridiculous considering that untill 2 years ago asnt even that popular and is not croatia wich is much well known ... i end up going evryday in ksamil ... wich is better more expansive as properties but for vacantion was ok ...

    I watch all Nomad Capitalist videos as well, was also looking into these Balkan countries. Perhaps other towns in Albania have cheaper real estate. Maybe homes next to Lake Ohrid? These prices in Sarande are a hard pass. It's not even a Schengen or EU country.

    In Spain or was it Portugal, they are looking into laws that prohibit renting out for short periods, minimum 6 months. It is to protect the locals. But maybe they will sell there and buy here? Non EU might also be attractive for some. How is the VISA situation?

      The visa situation depends on the country in which you hold a passport. For Americans, they can stay in Albania for 360 days consecutively and leave for 90 and return again for another 360.

    9:44 That's what I was going to ask (I'm watching and commenting). The demand for long term rental might not be there, but how is it for short stays in high season? Would you say there's enough demand to rent these apartments every week in Spring or Summer? How long does the high season last there realistically? Thanks Warren

      The high season is getting longer each year as more and more people come. Many that come from Tirana own their own places here so they are not renting. The rental market surges in June-August, it's 3 major months. Stuff is starting to come alive right now (as in places preparing to open, sooner than in previous years - I anticipation). For now, many places are vacant and it is easy and cheap. We are paying $450 USD per month for a large 1 bedroom with sea view 30 paces from the ocean front.

      I think the summertime you can recoup a decent rent for your property. I would say it’s a good deal to buy in the area if you were to reside in your property for 6 to 9 months and rent it out for the three months in the summer. it appears the appreciation in the area may give you a better return on your investment, then rental income. One drawback to the areas where the new developments are, is the proximity to the main part of town is not close, and many of the establishments in the area are closed down for the slower part of the year.

    With low prices comes lack of transportation and healthcare infrastructure. I don't see it as a year round or most of the year option for living. Definitely don't want to be there in the summer with the crowds. I would live in Tirana and visit Sarande in off season.

      I can understand your feelings on that, I think is a good place with a good lifestyle, and without crowds or extreme heat for nine months of the year. With so many vibrant, friendly expats, it’s a place, you won’t feel alone or bored. If you can find the right deal, it may be worth buying a home to live in for nine months of the year, and then rent it out the other three.

    Are these buildings insulated? If so, what is the R value of the insulation? Do they have central heating? Is the plumbing plastic or metal? How cold does Winter get in Saranda, and for how long? Rather important questions that need to be addressed.

    Crazy prices for a country still in it's infancy in tourism and still plagued with a lot of criminality! Cheaper in Corfu and much safer!😊Having said that the apartments look amazing!

      @@WarrenJulieTravel We have seen this all over the world for decades; the properties are marketed to people offshore who are promised high rental returns and much cheaper in price compared to what they have to pay for similar property in more developed countries. Then the locals begin to notice and their own properties begin to go up in price. I saw this happen in Spain, Mexico, Central America and parts of Asia. Most recently Turkey was heavily marketed to the UK and saw it's prices increase to the detriment of locals who get priced out of the market. It's driven by developers who buy raw land and convert to living units and while this is good for the local employment, they suffer eventually as wages don't keep up with the higher prices for real estate.

    It’s crazy how expensive these countries have become! Closet size spaces that are high in price and rent. There is no comparing to the prices in North America, even though it may cost a lot more in North America, but not in certain provinces such as Alberta Canada. We can buy a beautiful, large detached house with 3 bedrooms and a backyard for around $300,000 cad and some are even less than that, and then you go to these countries and you wonder what the freak is going on! And why!

      I don't know the reason why they are becoming so expensive. Their minimum wage is more or less the same than a few years ago . The price if energy is the same. Construction workers are cheap, Construction materials are no too high, and so on. I think some owners test the water with the foreigners looking to make investment and como up with a crazy price. If the foreigners buy because mentally they are comparing to their European countries or the US they are making a big mistake increasing the cost of property all over.

      @Tomas-bl6wv, exactly! It’s aimed at foreigners. All these poor countries with natives that make $500 a month have unreasonable property prices. People don’t see the big picture. Foreigners are driving the prices everywhere to extreme and everything has a consequence.

    Saranda or vlora I think isn't expensive because in Montenegro near sea sale per meter going from 7000 euro to 12.000 euro ! 2000 euro per 3000 euro or 4000 euro or 5000 euro per meter isn't expensive.. is a normal prices ...

      There are still many places in Montenegro that are 3000 euro per m2, but there are also many that are much higher.

    Average salaries in Albania are between 350-500 euros.Price of the property is astronomical, a native albanian never can buy one of this buildings if he has 3 life times. Unbelievable but good luck to whoever got the money and being foolish to throw a ton of it on this super bubble.

      @WarrenJulieTravel Is just a bubble, are thousands of apartments empty, not sold. It is madness, but that's how it is. It wonders me why they ate not building, hospitals, health clinics, train and bus stations, schools, universities etc. The answer is easy , but it doesn't pay. Don't get me wrong Albania is great for a few weeks in the sun, I will rent an apartment for a few weeks , but I will never think about buying a property on a bubble like that.

      @@BB-bt9vj I don't know a case where mafia and drug cartels would invest in hospitals, universities and other wellbeing of people. As of now, the last rheumatologist left Saranda for good and its citizens are left with two options, either go and see doctor in Tirana (at least 3 hours drive with car) or those who afford go to Ioannina.

    This is WAY overpriced. Studio Apartments in Albania should be no more than 30k, I recently saw an older 2 bedroom apartment that needs some updating for 30k in Albania.

      We were surprised by prices in Saranda, what city is the studio you are speaking of? There are definitely lower priced locations in Albania, currently Saranda isn’t one of the lower priced areas.

    If they build 59 sqm new apts at that price , it's already not interesting anymore. I can get better in Thailand with condo pool and gym. It's a measly 5.6% return on investment. No thanks.

      Our jackets were extremely lightweight, but many people in these countries dress for the season not the weather. This winter, people in Sicily were dressed like it was snowing outside and we were dressed in spring clothing.

      Absolutely correct! It is a Schengen country so much more difficult for Americans to stay compared to Albania, but yes, this is true. The taxes are much higher in Greece too.

    Well, that's disappointing. Still cheaper than the US, but they are asking the same prices as what apartments in the coast of Spain go for (Alicante etc).
    Something like this happened in Serbia as well (after the war). You mentioned investors buying these properties up. I wonder if the likes of blackrock are involved.

      Alicante is not the pinnacle of Spanish Tourism, so don’t compare it to Alicante. Compare it more to St Sebastian and Ibiza.

      I lived in Albania. It's beautiful, great inexpensive food and lovely people. I love it, however, I could never live there. Lots of trash and so many homeless cats and dogs. The poor dogs are often starved, abused, injured or neglected. The municipality often poisons the dogs and it's heartbreaking. Infrastructure is improving somewhat, however prices on real estate are ridiculous. Especially the cost of a villa or detached home.

    Why would you want to buy an apartment so expensive when you can see from the balcony new buildings are going to come up and you’re not gonna have any views you forgot to mention that I’m wondering why when you can move in Thailand and buy a five stars apartment with the same price and have summer all year around it doesn’t make any sense

    Prices have gome up like crazy the last 8 years but theres a reason for that.
    All this buildings that you see are the product of money laundering.
    There are certain albanian groups that have invested their money in buildings in order to wash it,organized crime groups and also the corrupt politicians and their friends.
    As an albanian I dont understand why a foreigner would invest at the crazy prices.
    Especially Saranda is a shitty town with no infrastructure,no hospital,or a building that tries to resemble one,the doctors there are with very low skills.
    The city in the summer gets overcrowded,no parking,no public beaches,public transportation sucks,prices in restaurants and lounge bars or night clubs are same as in greece or italy.
    Saranda in the winter is like a village where there are like 5 or 6 places to eat,2 or 3 supermarkets.
    I've lived in saranda for two years and I remember it was November and I went out for a walk and I saw more dogs than people.
    It's an awful awful city.
    10 years ago those apartments would cost like the half of the price that they go today.
    Prices have gone up like crazy in the capital and in the south sea cost,almost everywhere even in some cities that are not touristic and all these because of the narco culture and the corrupt government that we had these last 11 years,although all the governments we had in post communist era were corrupted the one that we have now is the most corrupt one.
    Albania as a country is doomed and the youth are leaving in hundreds every day.
    Cost of living is same as in EU and salaries are as in Africa.
    500 euros a month to rent an apartment where the average salary is 400 euros.
    I feel so bad for my country but this is the hard truth.

    These apartments seem a bit overpriced. You can get some pretty amazing new apartments near the beach in Tulum Mexico for similar prices.

      When we made the video we felt the same way, that’s why we said they were shocking. Rent on the other hand is quite low in comparison to buying. I had a hard time justifying the sale prices, but this is apparently what the market price is, ROI is very low compared to many markets.

    Be careful about investing in Albania folks! For those prices (maybe a little higher) one can get an apartment in good areas in many European countries. Yes Albania has made huge progress in recent years, but it is still a highly corrupt country with bad infrastructure. In the example of Saranda, we see a city with no old town (compared with Montenegro and Croatia), a bad infrastructure, bad waste management, bad public transportation, and almost no activity during the winter months. Real estate prices have increased, but all odds are that in the medium run the market will correct this anomaly and the price will reflect the value of the property.

      @@NapoleonDynamyte I think we showed the rent overall is low vs the home prices. It’s definitely not a great market at those prices to expect passive income, and I can’t see the home prices gaining at high rates. From an investor perspective I like a 10% return and I think that’s not likely achieved in this market. I like Saranda, but we’d rent there if we moved there. We don’t want to fluff the numbers to give anyone a false impression or expectation.

      Albania has a lower cost of living and is a draw for many people. The country is an up and coming destination. It will be interesting to look back at this in ten years and see how it develops. There are tons of Europeans there Americans are just one component of the expat community.
