I was thinking of relocating to Houston area but after the powerful storms, tornados, hurricanes, in addition to the high property tax and insurance, no thank you! Not worth it considering the crazy asking prices vs the lower household income.
Completely understand where you’re coming from! There are a few areas and homes that are going to be lower tax rate and lower insurance if houston still ends up being a potential landing spot for you.
As a Houstonian myself (and a RENTer), I'm just going to say that we don't build well AT ALL. Homes and many, many apartment complexes are built far too cheaply to withstand the copious weather challenges we have here. We need to consider standardizing strong construction. Maybe we should build more with shipping containers, 3-D print reinforced concrete homes, and other materials that aren't just going to tear apart at hurricane force winds. If you're not ready to do that, then get ready to chalk up on that home insurance, home repair costs, or both.
Agreed! Seeing houses topple over liike cards in that video is definitely a wake up call. They don’t make them like they used to anymore. We also see it all the time when our clients build houses. Lots of corners cut. We’ve got to inspect them and really micromanage. If they add regulation to enforce stronger construction it would add a lot to price though, so that’s one thing to consider. Building custom or with specific builders could be the way to go for you in the future!
I recently moved to Houston about 6 months ago. Pros: low house price (which was the case before and not anymore). House price went up about $200,000 since covid. Cons: 1) low salary 2) high crime 3) huge traffic 4) extremely hot and humid 5) less job opportunity 6) horrible health insurance 7) lot of bugs 8) not much nice area to visit 9) lot of flooding, tornado etc Basically everything you can think of is bad here except the house price used to be cheap. And that was the reason for me to move. Unless price go down, I might get out of here.
Sorry to hear there aren’t much pros to the houston area for you. Sometimes we find a change of scenery and exploring more of the other parts of town could help find some more pros. Ex) checking out Katy, Woodlands vs just inside the loop or vice-versa. What part of town did you move to?
As an investor, it does seem pretty nice that this could happen to get in at the lowest price possible, but I'm not seeing that prices will actually crash. Mostly just seeing some corrections for our market in Houston. If you have any articles or stats that we could share for the next video, we would love to highlight it!
"Trouble" for who, the seller? The house prices are inflated and still super high so a correction is due. That's reflected in the slow transactions. It's obvious at this point that some people are sitting on the sideline because either they can't or won't pay inflated prices
Good points! It really depends on who you are to have an idea of where the trouble might be. On a larger scale, we're excited to see inventory balance out due to people sitting on the sidelines, but anecdotally, it sucks to see it hurting some people that should've moved with more urgency. Now it's either longer days on market or being priced out for a lot of people.

I love our state, BUT the reality is that the people relocating here sometimes don’t know the full story. It absolutely could be cheaper than their state since there are no state income taxes and overall cost of living is better than their states though.

Dallas is also the Same.. the worst city to move. People not sure why they are moving to texas
