Bush IAH, The Woodlands or Kingwood best location for that airport. Always check where it floods(everywhere) when there is a hurricane or tropical storm. Lived in Houston from '81 until 2012.
Me and my family are moving from North Carolina.
The BEST thing about living in Houston is, that there are at least 3 - 4 ways to get from any point to any point. I dont think any other city in the country has that many options.

Moved to The Woodlands 15 years ago from Chicago. Luckily, I have been working within The Woodlands since then. Traffic on I-45 can be a nightmare during traffic hours.

Live in Houston since 1970 and man has it grown! You have to pick a area that doesn’t flood! That doesn’t mean you’re safe from flooding but will you a little peace of mind!
Houston is bigger than a lot of people imagine especially those that haven't been there. It took me an hour to drive from one side to the other.
Only an hour? Had to be in the middle of the night. If you try to drive down the I 10 from Katy to channel view during rush hour it could take over 2 hours
Traffic is terrible everywhere in Houston. Not only in rush hour; it is horrendous even on Sundays.
For you, all places: Kingwood, Woodlands, Katy, League City, Sugarland, are top of the list.
Yup nobody works so anytime during day till 10 pm it's awful
It’s not that bad and I live in sugar land.
Living in the Houston area and seeing these new neighborhoods popping up, I advise looking at the quality of the homes. The new houses have the style and on the surface may look nicer, but not all homes are the same quality. Also, the lot sizes for these new neighborhoods are tiny. This could be a plus for some people. Based on personal experience it got old being so close to the neighbors. Interior finishings can be updated, but location and lot size can not be changed.
And just northeast of Houston, a development is being built for thousands of migrants. The locals will be calling it Migrant City for sure.
Too many people, too many cars and rudeness is totally widespread. I wouldn’t even call it Texas!
Cost of living has sky rocketed here with everyone moving here. Property taxes are through the roof because of supply and demand.
Yes they are and the crazy part is its still sooo much cheaper to live here than may other places
Listed all the areas other than the top places to live in Houston. River Oaks, Memorial, Rice, Meyerland and the Heights. This is like saying the top places to live in NYC and mentioning Central Islip, Stamford, CT and Weehawken, NJ.
Some of those are now questionable because of the huge spike in crime lately. Meyerland, Katy , Heights and others have been dealing with heavy crime
Those areas are very expensive. They may be close to the city and have the city neighborhood feel but your $/sf is very high and crime is rising.
@@JR-jv4nx WE know where the crime is in Katy. Clay Rd off Fry road end of story. The other side of I-10 Katy is wonderful but please don't move here :-) Got 5000 square feet at $75.00 per square like 10 years ago. Life is Good

I haven't seen him touch on one major issue... flooding and elevation certificates. You absolutely must check FEMA flood maps before buying anything. The first year I lived in Cypress, the streets flooded. The 2nd year, water came up over the curb. The 3rd year, the fire dept. offloaded rescue airboats in front of my house. So I sold the house, which had an elevation certificate saying it was 10 feet above the 100-year flood plain. But when hurricane Harvey hit, the house flooded. The crazy weather patterns we're seeing are bound to get worse, so make sure that anything you buy is well above the flood plain.
I lived all but 4 years (Serving In the Army) of my 50 years in the greater Houston area.
Many of the areas you mentioned are just what you say. I think one thing that you may have either neglected to mention or don't know about because of not growing up here, is that the areas you mentioned inside the loop that are very nice to live in, are surrounded by areas you DO NOT want to go into.
These are predominantly very low-income areas and the gentrification of those areas has resulted in a very large gap where there are very abrupt differences between areas right next to each other. This is something that is very prevalent in the greater Houston area.
Mentioning the Wards (early 1900s development areas) is a good way of providing some insight into why certain areas are populated by certain demographics and why (to some degree) there is such a large difference between adjacent parts of town.
As wonderful as Houston is (it has nearly always been my home) there are downsides to living in Houston. The crime rate in Houston proper is nearly the same as in Chicago.
Outside the beltway and closer to 99 (the Grand Parkway), and beyond may mean a longer commute, but the areas are generally less crime-ridden, though not devoid of it.
Just on the off chance that you haven't already heard this, in Houston, travel is calculated in time, not miles.
I'm glad you have and are taking the time to showcase the greater Houston Area: It is a very culturally diverse city with many wonderful amenities for families and individuals.
Also, when mentioning areas that are south of Houston, it should be noted that those particular areas are often prone to flooding and the more devastating effects of Hurricanes. Truth and transparency are important in helping individuals make a truly informed decision about moving to the Houston area.
Again, thank you for showcasing Houston. It is far better than my comments may make it seems; I love Houston, but like any other place, there are downfalls.
We have lived in these areas inside the loop for 24 years. I grew up in Katy, and have family there, so I’m very familiar with it and other suburbs of Houston. These so called areas you “do not want to go into” is overblown in my opinion. I have always felt as safe inside 610 as I have outside 610. Everyone has different things they like or don’t like, but for those who appreciate older buildings and different styles and lots of parks and museums and other things to do, don’t let this comment scare you out of living inside 610. It’s been a fabulous place for our family and our kids have truly enjoyed growing up here. Moving outside 610 would not be something we would want to voluntarily do. So, just wanted to put this out there for anyone considering central Houston.
@@heatherhere these bad areas are compartmentalized. There are places near 610 that are absolutely not safe for anyone, even the residents, let alone "outsiders" that are not from those specific areas. I'm not saying there aren't good areas, just that the mix of good and bad areas can be, and often are, right next to one another. My comment was meant to be a statement of awareness, not meant to scare people or deter them from moving to Houston. Heather is correct in saying that there are many great things inside the loop, but in all reality, there are some really not good areas also.

@@ComteSt.Germain Many of these specific areas have changed drastically in the past 30 years. I can say I’ve been in the 3rd ward (live near it) 4th ward (used to live in it) and 5th ward (technically River Oaks is in the 5th ward), and I have never felt unsafe.

Business brought us from California (San Luis Obispo) to The Woodlands in 1984. We are in Gorgans Mill with a home on the TPC golf course (3rd hole, 4th tee box). After I retired in 2016 we thought about moving but everything is so close that we have just stayed put. We really like it here.... the pavilion.. the waterway, market square, the low crime rater and high quality of living keep us feeling good about living here. Take care.

Love all the information. We moved here about 27 years ago and Houston was already big, but it has exploded the last 10 years. Anything outside Harris county which is where Houston is located, the prices in homes goes down, will be cheaper. We live in Deer Park, east of Houston.

People are always bad mouthing Houston, but I love it. I was born in Spring Branch. I currently live in Richmond near Sugarland. I've had family in Tomball, Katy, Memorial, and Cypress. Great video!
As a lifelong Houstonian, I'm just glad you talked only about the far out suburbs that are on every listicle imaginable. Just keeps my commute from the belt to downtown under 30 minutes in rush hour traffic.
Native Houstonian here. I think you are on the right track. Maybe check out the Heights as well. But full disclosure I moved to Oregon 5 years ago and absolutely love it. Being retired helps.

Not sure where you're seeing a bunch of garbage but there was an issue after Harvey for I would say more than a year where the garbage was still out on the streets and some of the older areas.

when i was 11/12 years old i rode my bike on the kingwood greenbelt all day everyday with my friends. many memories.
I moved from Saint Louis almost 4 months ago to Katy , I love Katy because I’m close to all the shopping malls and restaurants, I currently work in Sugarland and the only thing I hate is the commute from the traffic on Texas 99 , I’m considering moving to Sugarland soon.

I too came from the Pacific Northwest (Walla Walla, WA). I have lived in the Houston area for over 20 years now. I lived in a couple of different areas, but I have been in the Kingwood/Porter area for about the last 10 years or so and I absolutely love it!
I do hate long commute. And I work in the Greenspoint area so from where I live it’s only like a 20 minute commute.
And by the way, under no circumstances, should you consider living in the Greenspoint area AKA “guns point.” ;-)

I watched a video you did from two years ago and from what I can see, your presentation skills have improved significantly. The one from two years ago you seemed a little more sleepy, a bit reticent, almost as if you were trying not to bother the person in the next room in your house etc, compared to this recent video where you seem like you're having a blast and are extremely confident in your material. And you're sharing that enthusiasm with the viewers. It's working.
Great content! Seabrook, Kemah and Nassau Bay are all within a nice commute to Houston and Galveston plus away from too much master planning and traffic areas like League City, Friendswood and Dickinson yet benefiting from great school districts and oodles of commerce that you speak of in Friendswood and League City.
Man I cant believe how much that place has changed and grown in the past 10 years too its crazy!
I grew up in friendswood. Born in 1980 and moved out to porter in 2005. Went back in 2016 and couldn't believe how much it grew. As reference for Pearland, in the 90s from 288 to Strickland chevrolet (might be bayway now) there was just fields. 288 used to be the backway into friendswood if 45 was messed up (not anymore)
What about Texas City ?
But becareful, Seabrook is becoming risky for homeowners insurance. We had to pull out of a purchase when we saw the insurance cost. 20K per year on a 4000s/f house NOT waterfront. I joined a few facebook groups and there was lots of discussion of this happening to the existing homeowners too.
35 years ago we moved from Brooklyn, NY, to Brazoria County, Tx. Best move ever.

Relocating from Seattle this spring. Coming from the PNW with lots and lots of trees, lakes and green spaces - I think Kingwood might be the place for me. I was initially considering Sugar Land but I really can’t live without greenery and trees! Will contact you for sure!!
If you want trees, Woodlands is #1, Cypress and Tomball, Kingwood. BUT if you want to live in a true real Forest, look up Cleveland TX, Grand Oaks Reserve. We literally are surrounded by Forest. And I love Seattle 💕

What people need to realize is when taking the beltway, some of it is free and from beltway 8 west of Ella is tolls. Also it depends on where you’re coming from and going, sometimes it’s actually cheaper to take the non toll roads and deal with a little bit of traffic depending on what time of day and day of the week it’ll be cheaper than paying out the butt in tolls compared with paying gas to get there.

Moved to China, TX, Sept 2022 from Los Angeles. We are 88 miles east of Houston. The commute to H-town would not be for everyone, but is doable for those with a growing family, tight budget. Jefferson County is very pretty, green, pastoral.

The Richmond/Rosenberg area is pretty nice, sure it has quite a bit of age but allows for access for the free parts of SH99 and it's location is able to make going either I-59 and I-10 viable routes to downtown, B8 and I-610

If you are moving to Houston know this:
1. Traffic moves at either 0mph or 90mph.
2. Hot as hell 8 months a year.
We’re from Webster and it used to be a quiet place. In the last 2 years the entire USA has landed in Houston! Prices of housing is sky rocketing, our taxes have increased and there are now hoards of people and traffic ( increasingly rude I may add). Of course people from other states think we are cheaper but to those on a middle class income it’s tougher! Think twice before you come here!
I like the format of this video. I've been in Houston for 9 years. Love it here! The only kinda nit picky thing Id say about this video is that 90-95% of it is about suburbs of Houston. I live very close to 610 on the south side and was an inner looper my first 7 years in the city. Most of the people I have lived near during my time here don't consider most of the places you talked about as Houston. They are just suburbs / towns that we pass when going to San Antonio, Austin, or Dallas haha. But I love real estate videos and I like the map format of your video. Perhaps a separate video about the more urban neighborhoods is a good idea (if you haven't done it already). Lots of great places either unmentioned or just mentioned in passing in the last 2 minutes.
Hey I will take anything from viewers! but for buying and selling real estate and helping over 100 clients do so we have had 2 buy inside of beltway. everyone else moving and buying want suburbs but dont know any so they search houston. ya there are some incredible areas inside 8 but seems most of our clientele wants the burbs!
also not covered about school districts.. which is most important for any1 having kids.
@@LivinginHoustonTX I get it. You gotta cover where the demand is. We have friends who live in Katy. Can't get over how much it's growing out there. They have their own Chinatown now. A suburb with a Chinatown, crazy!
I lived on campus at Rice University for the first two years I was there and then moved to the Montrose neighborhood (not mentioned here unless I missed it) for the last two years. I loved the Museum District and also the area around North Blvd and South Blvd.
I love Humble too. Specially off Atascocita road and the suburbs off Beltway.
Live in Katy. If I were to relocate to any other part of town, I'd go to Sugar Land. Two gotchas about SL, though - housing tends to be more expensive than most other burbs. The other thing to consider happened when Hurricane Harvey hit. That area flooded pretty badly compared to, say, Katy - particularly the areas around Sienna Plantation. An exception to the Katy area was Cinco Ranch. There were some pretty serious pockets of flooding in the immediate area of Cinco Ranch and to the south towards Sugar Land.
You'll want to keep that in mind for when hurricanes or tropical storms arrive.
One other thing I'd advise. If someone thinks that the commute from Katy to Uptown is too much, they may want to seriously reconsider a move to Houston unless they can live within a couple of miles of their place of work. There's no such thing as a quick 15 minute trip to the market. Houston traffic is epic and rush hour is from 3 - 7. Weekends are busy all day. Houston's a big town and traffic is very similar to the Chicagoland area. And having lived near the Chicago area and spending many a weekend and business trips there, I'd argue that my traffic experiences here eclipse even the west and northwest burbs of Chicago (Naperville, Arlington Heights, etc.).
If you're coming from a city where you're used to 20 minute commutes and anything longer drives you crazy, you're gonna hate it here. If traffic congestion annoys you, you're gonna hate it here. If you live in one of the new communities or areas where there's a lot of folks moving in, you'll find yourself starting to plan your outings around congestion. I've gotten to the point that I seriously consider even making the trip unless I absolutely have to, as the traffic congestion in Katy has gotten so bad, it takes me 20 minutes to visit a Walmart just 3 miles from my home. I like to hit up some of the BBQ places in town, and it's an hour round trip...25 minutes to get to the BBQ joint, 25 minutes to get back - and I'm less than 5 miles from my home! Not joking...the growth is that much and the congestion is getting that bad. I've learned to live with it and adjust my trips. I plan for my trips now instead of just getting in the car to run and grab a gallon of milk from the supermarket.
Glad you mentioned about flooding. It happens...just within the 10 years, 2015 Memorial day flood, 2016 tax day flood, 2017 Harvey, 2019 ...more to come.
THIS 💯 Even if current plans for more light rail, tons of protected bike lanes, etc. come to fruition, the gap between now & completion (a decade or 3) will just increase what’s already intolerable in congestion. This type of suburban life is no ideal way to live now, let alone for the future😢

Having lived in SUgar Land since the early 80's. I remember when there was no Beltway 8. Highway 6 was a 2 lane road south of 59 with a turn lane in the middle. When considering living in this area, I would recommend living east of the Brazos river. You are limited to crossing areas if you live west of it and there is an issue on one of the bridges.
Great area to live. However, I do remember driving through some countryside between Houston and Sugar Land.

I moved from NJ to Sugar Land in 1979. Had a friend who lived near Voss and Westheimer who asked why I was moving so far out. Heading into Houston at 0600 from Hwy 6 I would see the headlights of 3-4 cars in the distance behind me. Now I head into Houston, from the same location, at 0545, making into the 610 loop by 0605 and behind me there are hundreds of cars, a half hour later and thousands. That being said I wouldn’t want to be in any other state than The Great State of Texas.
I moved to Sugar Land in 1981. I know exactly what you are talking about.
Another town that's getting ready to blow up is Huffman once the Kingwood Drive extension over Lake Houston which will connect Kingwood to Huffman is completed. Several Master Planned communities are being built in northern part of Huffman near the Grand Parkway

Keeping it real: League City is absolutely NOT "only 15 minutes from Galveston" LOL. Not only is it approx. 30 miles away, but 45 is the ONLY way to get there. The traffic can cause it take ~45-60 minutes, if not more, to get down to Galveston during peak days, which also adds to daily commutes. The never-ending construction on 45S compounds these issues, also. There is quite a bit of growth happening between League City/Texas City/Dickinson/Santa Fe, though. Something to also keep in mind are the ISDs in the Houston Metro area.
Ya i got a little excited. i used to live in dickinson and remember just how quick you could zip down there especially getting on 45 down near the new buc ees. regardless its super close compared to woodlands and katy which were the areas we were looking at. BTW Bolivar peninsula is 10X cooler to go to anyways!!

The only thing I think you should have mentioned were the airports. Whereas you can say The Woodlands is far north we have great access to the airport via the Hardy toll road. We also have quick access to Lake Conroe for all the water activities.
Houston is at the transition point between the east Texas piney woods and coastal plains! Climate is always hot and humid in summer along gulf coastal region!
Lived in Houston most my life and I hate it. The traffic. The awful transit. Everything is so spread out that walking anywhere is impossible. Everything here is so inefficient and are decades behind most global cities. Definitely looking forward to leaving.
Atascocita is quite beautiful. As you say, that lake area is very nice. They are expanding many of the roads there (like 1960) so congestion will be a lot less in the future. Great area imho. Property tax rates in Fulshear (like Cross Creek) can be 3.5% so be careful and understand that before you buy. Very comprehensive video.
As a person who lives between cypress and katy I love it here!
