    The beltway never has traffic?? How long have you been here? There’s nothing worse than getting TRAPPED on the beltway in traffic that you are PAYING to experience.

      I lived in Houston in 2017; that Beltway traffic from 290 to Westheimer during rush hour is a hota** mess!

      @@starskyhutch6011 Right! Used to live off Westheimer and Kirkwood. And I had to drive to TMC off Fannin to work. Not sure what the Hell he's talking about. Beltway 8 was a Pain in the ASS! SMH

    1. shop for power bill, contracts with them saves
    2. bigger house, bigger power bill
    2. Internet plan... when you move, make sure you are on right plan
    3. prop tax is different in different area's, it changes, it is based on assessed value, not sale price of property.
    4. traffic tolls ...

    Property tax is as high as 3.6% or more in new building neighborhoods. My last house, I was paying about $800/month just for property tax on a $320k house.

      Its crazy.....Im retired and got a 20 percent discount on prop tax....and it was still sky high.

      Shaker Heights, Ohio 4% property tax and values go up every 3 years.
      My friends pay $22K/year for the house built in 1928 and they bought it for $450K

    Wow! My son had the same thing under his eye when he was 1! They had to take it out as well and had surgically removed. Glad your ok! Good video!!!

    I had noticed the spot well before you had the surgery, and had tried to find a way to ask you about it privately. I sent an email but it bounced back. Anyway, glad you had the surgery (Mohs surgery). I've had that surgery at least a dozen times, and it is so effective that none of the places have ever come back. Also, after about six months, there's usually no visible scar. Those dermatologists are incredible.

    I've never had to shop for utilities in here in Austin, but if you have to do that in your area, I can see that shopping for the best deal would have its advantages, since it could foster competition. It would sure be a hassle, though. Regarding the HVAC, my bills have come way, way down with upgraded HVAC.

      Austin and San Antonio opted out of the privatization of power in Texas. My house in Houston usually costs me $0 in actual electric charge, while my regulated non-choice San Antonio studio apartment that I used only a few days a week would cost me $100 - for the same months. What is important is simply to shop around for a contract that fits your family needs - for us we are able to shop for a contract that gives us the first 1,000kwh for free which covers most of our usage every month.
      I would rather have the freedom to choose a plan that works best for me than be forced to simply pay the local regulated utility with no choice.

      Teacher salaries are public information in TX so you can find the information online. Try searching Katy ISD teacher salary or Cyfair ISD salary. Those are the 2 largest districts in the area.

    THANK YOU for addressing the hidden costs....I've been strongly considering moving to Houston and probably want to live in a master planned community somewhere. Property taxes are my number one hesitation. Knowing you guys specialize in this knowledge is good, so I will definitely holler once I get closer to making a decision on moving back there.

      There is a homestead exception that will lower your taxes about 20%. You can only get it inve the next year starts. Where I'm going taxes are 3.24% so yes be prepared especially in master planned communities. Homes recently have dramatically risen in price I'm hoping the trend doesn't continue

      Another thing to think about when considering a master community is whether it is gated. Not sure if this is true for all but I know some gated communities are responsible for their roads if they need to be fixed.

    We used to live in Houston for 6 yrs until we moved overseas because my husband is an expat working for oil & gas. anyway living in Houston has advantages & disadvantages if you live in Harris county you’ll be hit by high property taxes including car insurance. We had a house in Brazoria county the property tax is less than Harris but we also required to pay wind and storm insurance. You’re correct driving in beltway is the best thing to do it’s less traffic just get ez tag and your good to go another thing Houston is a diverse city so you can get lots of food choices. When we moved in to our house in 2004 the only big store there was Home Depot and Walmart but few yrs later so many stores open including mall and the traffic now is horrible 😂. Now my husband is going for an early retirement soon we’re going back to Texas but not in Houston anymore just 2 hrs north of Houston it’s in a country quite and much less property tax & no mud tax but still closer to shopping and not that far from Busch International airport if we’re going to travel. If you want to live in Texas do some research first because there are still plenty of places in Texas that has low property taxes.

    Lived in Houston Heights and First Ward for 14 years. Yes, high property tax is a thing. But you can fight it.
    Utility bills? Lots of competition, so you can change and save money.
    Yes, summer time heat last for 4 months. True. Bill still gonna be high in July and August.
    But then 8 months of comfortable, sometimes tropical comfort. No snow, no ice (well, except last February!), and super cheap energy bills.
    We live in an area (first ward) where we can choose different freeways to travel. So traffic jams are rarely a problem for us.
    But, yes, for many people traffic jams are a daily misery. I think it is a different experience depending on where you live.
    On the positive side... lots of space...lots of green space even...
    in a city of 4 million it is easy to find space all to yourself.
    Plus, more than 20 miles of bike trails (which are awesome). 2nd largest city park in the USA, too (Memorial).
    True about the hospitals!!! I've had to tap into medical care over the past 6 or 7 years and it was EXCELLENT every single time!! Medical care in Houston is top notch.

    We had Entergy for power and Xfinity is bad for internet. Another thing is if someone is looking to move into an apartment, loft, or condo you have to check what electric company, cable, internet that you can get.
    We had a awesome house at Lake Walden at Lake Conroe and golf carts everywhere LoL

      Sprawl actually decreases the cost of living - density increases it. There is a course a median, but high density increases the costs of housing, while sprawl mitigates the cost by allowing the supply of housing to keep increasing.

      @@cxa340 It works as long as transportation is subsidized. Roads are extremely expensive. The federal gas tax hasn't increased in almost 3 decades. It currently doesn't come close to covering the cost of maintenance. Sprawl makes water, electric, roadway, delivery, everything else more expensive. The suburbs have been subsidized since WW2. Supply can still be increased by infill development. In fact, density is far more economically and environmentally sustainable.

      In short no - the cost of roads versus transit is debatable since highways connecting large cities that of course have to go through suburban and rural areas also facilitate the movement of goods into the cities so their costs have to be spread out among the entire population including the urban population. Roads may be expensive but mass transit is much more expensive to both build, maintain, and subsidize.
      Urban infill does not reduce or even slow the cost of housing, only increased supply does, and urban housing for families is extremely expensive which robs families of the ability to afford necessities like education and retirement investment. You can have suburbs that are environmentally sustainable, especially as more and more workers no longer need to commute into urban cores to work.

      @@cxa340 I think that suburbs are fine, but suburban dwellers should pay the true cost of transportation and parking. As of 2012, infrastructure needed a 4 trillion dollar investment to be updated. We could start by increasing the gas tax. It could start charging tolls. Some cities are so broke that they've sold their roads to China. They're making a profit from our tolls. I think that's unacceptable.

      If you think that suburbanites should pay then so would urbanites - which would mean all large public transportation projects would need to be financed not buy counties and states issuing bond debt but by taxes on city residents and the ending of all subsidies (highways are not subsidized like public transport). Tolls are used to pay for the construction of the road - unlike public transport, almost all interstate highways in this country were paid for by charging tolls that then expired when the state paid back the construction costs. Some toll roads have remained in some states to fund further expansion and maintenance, but unlike urban transit, highways facilitate the movement of goods that benefit everyone. States that have sold their toll roads sold what were roads already paid off by tolls - hard to argue for more tolls when suburbanites already paid off the construction, no transit system in the US has ever been paid off with just user fees.

    Most new home constructions include a MUD tax... our tax ended up at 150 % of the mortgage.

    I lived in Houston about 13 years ago and had a blast. Any big city has fun things to do. Rent, groceries, going out was incredibly cheap. Not so much now. Texas is not really cheap because of the property taxes and the tolls are a real pain. I don't mind paying a toll if I'm crossing a body of water but paying and saving five minutes on my commute? No thanks. I'm sure if you live in the country and you can get designated as farm/grazing land you can save money. Also realize the heat is no joke. Be prepared for crazy weather. I always carried a raincoat and umbrella in the trunk because it's hot and sunny one minute then it's the great deluge!

      I’ve grew up in City of Houston and lived in multiple suburbs around Houston. I was employed by the COH as a Firefighter/EMT and retired as a Captain, it is garbage and we have had bad leadership that has been on the take for them self. The clown that’s playing Mayor is a known Thief !!!!!!!!! He gave his self an appointed tittle as CEO,what ever it is for sure he’ a complete misfit.

      The toll roads are a complete rip off , you still sit in traffic at any given time. The county Judge at that told on multiple local news stations that in 30 yrs the cost would go away. That was back in the 80’s,I graduated high school in 1984 and as we all can see they have added more tolls and we are still paying. The sad part besides the lies; we pay for road and bridge fee’s on your home taxes and when you purchase new tires get service work on your vehicle also when you purchase you annual registration and state inspection on your vehicle. So we are being double taxed not many citizens knows this !!!!!!!! The clown ass politicians are loading their pockets lying and bull shiting the public .

    I use a service called Energy Ogre! I pay them $10 a month and they shop all the energy companies and plans for me and sign me up. And they donate $2 of the $10 to my favorite charity.

    On the power companies , internet etc, some companies are not able to do business in every neighborhood, or every complex.. many times with apartments the y are restricted as they are contracted so your options are limited... so you need to check to make sure what companies are able to service your complex, development etc

      Remember though that you can deduct sales/property taxes on your federal income tax in place of state income tax

    I lived in Houston for 40 yrs... we recently relocated to VA... yes, VA has a state income tax... BUT... property taxes and utility bills are much lower... its a wash... there is no real advantage either place...

      I lived there for 20 years and houses were and still are outrageous...Texas used to have double the house for the same price as VA, but now it's a little less than double. I don't miss the cost of living there at all. But I miss the change of seasons, especially the fall.

    You got lucky with that doctor. Mine was the exact opposite of what you describe. Couldn't have been more eager to breeze to the next patient, spent like 2 minutes on me, then wrote a script for a med that made my condition worse. I suspect it dawned on her later that she had made the wrong diagnosis because her office called wanting me to come back in several days after my visit.
    I got lucky that a friend asked a doctor she knew to come to where I lived and have a glance at me. He literally flushed what the other doc have prescribed, called me silly, and gave me a 3 day supply of antibiotics that had me up and running after two days.
    Moral is - "Shop credentials."

    If you're in Texas. Use Bulb Energy. Cheapest and most reliable company you will find. They stick by their word and did not over charge me at all during the freeze.

    Oh my goodness I am only 5 minutes into the video and you are spot on!!!! I moved to Pearland from California and alllll of things occurred for us. However, we only lasted 11 months.

      @@rayrambo22 when we were there we were told by many people that Dallas would have been a better fit for us. We chose Houston because of Texas Children’s Hospital. Our oldest has sickle cell and it was a very good hospital. Plus the weather was warmer than Dallas.
      Are you not liking Vegas? We considered moving there. I like AZ as well. California is just so expensive. I am born and raised here and it’s changed so much!

      @@denishanelms1074 yeah my cousin has sickle cell so I know how that is, I have family in Houston and Dallas, I take care of my disabled mom she is blind in one eye and have a younger nephew that is two years old, Houston like you said as better hospitals and education than Las Vegas, Las Vegas is a cool city if you want to retire or have money, Vegas is becoming a small L.A and Jobs here are limited most jobs here are casino based call center or warehouse, Vegas will always be one of my favorite cities to visit but there is a big difference between living in a city and visiting, what made you leave Houston? Only thing I don’t like about Houston is the traffic and the crazy weather LOL other than that I enjoyed myself out there, and AZ is TOO HOT my cousin lives out there PHX is like Houston but on the west coast just way hotter that dry heat is serious

    on the bugs... demetruis earth available at walmart, home depot and lowes, it works slower than the sprays, but is less toxic and its easy to maintain and use... combined with just keeping it clean and you can minimize bugs

    I live 10 miles south of Memphis Tn in Desoto county Ms. Our average utility bill in summer is around 120 to 160 month for 2800 sf home. No income tax for 65 or older in Ms. The average tax on payroll you will get back when you file your taxes.

    yes for the amount of electric companies but you can hire a home energy/utility broker they can help set up the cheapest on everything and it is normally free

      My brother has a small fishing boat that's too big for his three car garage. He has to leave at storage. HOA doesn't allow that or travel trailers to be parked in driveway

      Will really depend on where you live - in Houston proper or most cities you cannot store it on your property, but in the unincorporated areas you can with possible restrictions. This tends to be common in most states though.

      Yeah but I mean also means your house market value is higher as well. Hard to argue when you can use the county as proof for a sale or appraisal for refi.

      No state income tax. Come to California, $4/gal gasoline, electricity power by kilowatt is expensive, TV/Cable/WiFi also expensive, totally expensive utilities plus state income tax.

    LA vs TX
    Electric here in LA $900-1100 per month in the summer, so $500 I’d be happy :) so that’s a plus 🙌
    Sounds like WiFi is cheaper here but not by much $80/mo for basic internet
    Property taxes here for me 11k on a 800sq ft condo
    Health Insurance I pay $500 for a family of 3 plus what my company pays (I have top of the line insurance tho cause I have a kid that needs to see the doc often and I have an autoimmune disorder)
    Jobs: full time RN, fitness biz and med spa owner.
    Current living: 800sq ft condo a bit under half a mil
    At this point it’s def worth visiting TX and checking it out
    Hope this breakdown helps any other southern Cali peeps trying to make the move or TX ppl trying to come to Cali ☺️

    After living in Houston for 38 years, I moved to socialist France. Sure, taxes are higher, but the nickel and dime strategy of Houston makes it more expensive. In Houston, you spend your whole life in your car. How much is your time is worth?

      The cost of living in Houston better yet central Houston approaches the cost of living in New York and many European capitals - parking at the movie theater is $5 - parking at the new malls - valet everywhere - it was not always like this - the luxury aspect has become de riguer - valet parking at every restaurant - where most people go in shorts!

    I live in Houston and paid 70 dollars for electricity. 28 gas, 45 internet and summer the most 120 for summer in electricity. My house is 1800 square feet. You need to shop around. Make 2 year contract. My taxes are the 3.3 forbend county. I found them high

    At least in Houston you get an option for power. We have 1 in San Antonio. $350+ electricity bill is a norm in the summer and thats that.

      There’s a lot of fluctuation over a year but it’s a predictable change. Our summers are brutally hot and humid, so they’re higher then. Our winters are usually mild so it’s cheaper then.

      My winter bills were only 100 bucks. Summer bills were about 200. It's a lot cheaper if you have a gas furnace, when I had an electric furnace it was only about 40 bucks cheaper in the winter

    Is the Northern part of TX better as far the weather goes? A bit cooler? Not so humid? Less chance of being on the path of a hurricane and having flooding problems?       North Texas is extremely hot and some parts of it might as well be considered "Tornado Alley". It also gets extremely cold up in North Texas, more so than Houston by far.

    Taxes are crazy. Texas even taxes on resale of personal property like cars and boats and even garage sales. I moved here thinking life would be better but everywhere you turn you’re paying taxes. If I could do it all over again I wouldn’t have moved here. It’s not affordable at all. And all these hidden costs.

    Prop Tax is crazy.....my house in AZ is worth 350k and all my taxes is 2200 a year.....school tax included.
    my house in Cypress was 6900 for prop tax on a 295k house ....the elec crap is dumb ...im so glad in AZ and dont have to mess with that crap....the internet is like 20 percent more for slower speeds. I sent about 7/8 percent less in AZ on bills than TX

    Houston area is one of the places we are considering retiring to in 2023. We are actually planning on visiting this coming July. Since we will be 66+ when we finally move, I thought I read somewhere that property taxes can be deferred for seniors. Can somebody confirm this? Thanks.

      Solar is very much an option here. Lots of sunshine, even in winter. I’m not sure what it would take to be totally independent, as you may run a surplus in the summer, but need to purchase in the winter, but I know many people who are negative or break even on average for the year.

    An average 3000sqf home taxes rate 2.8-3% might be 8k-12k per year which is not a big deal when you don’t pay state income taxes. You save a lot more on state income taxes.

      Not sure about autism particularly, but Houston has the best health care in the country, if not the world, especially pediatrics. If you’re going to need health care, you want to be in Houston.

      Your question really depends on if your sister is on SS2 disability or Medicaid or not - many of these factors are related to federal and not state requirements.

      There is only one power company to deliver your power. You can select your broker...who sends you the bill, but it’s all the same power company. It’s like buying a car...you can only buy say a Ford. You can buy from one of lots of dealerships, but you can only buy from one manufacturer, and it’s the exact same car.

      Definitely shop around and if you have friends or family where you're going, get them to refer you and both can get $50 on a future bill. Just make sure to go with the best price for your needs.
