It’s pretty wide mix of demographics in Katy. The 20-23% Latino. The most concentrated in there is the Venezuelan community, but we do have a less concentrated spread of Colombians all across the greater houston area. Thanks for the support! Absolutely right. Fastest growing/hottest markets in houston are all outside city of Houston now. Brookshire was recently the number one and our north markets like Conroe, Porter, etc. all have been in the top lately

Would be nice to get some savings for buyers. 15-20% is really not likely though. I don’t even think it’s going to go down 5% in price. I've actually noticed houses in Richmond Rosenberg decreasing prices by 20-30k on zillow. Saw one new D R Horton house even reduce price by 65k over last 8-9 months

@@mshaz4801 Yup, the average sold prices of homes in the area are around the same BUT the new construction houses on the market had to be discounted quite a bit to get rid of inventory. It'd be interesting to see what prices average out by end of year.

We were mainly using 2012 numbers to compare the potential similarities of market cycle in 2012(when housing inventory was the same) and the current cycle. Regarding off-market inventory not being counted, you’ve got a good point. There’s a lot more avenues to sell off-mls. it’s just really difficult to pinpoint since we don’t have the data though. You’ve got a point but I don’t really believe it’s substantial enough to consider it. unless there’s a study that proves that point wrong in the next couple of yesrs

@@CommunityWarriorsRE I find it hard to believe that the prices of these homes stay this high. They are double in value of what they were. Us buyers are not ready to jump into a house in which tour paying alot for a smaller home. Houses cost $400k for 2000sqft.

@@Ea-n7x I hear you. There are some areas where this will be true. Austin is an example that prices have come down substantially from inflated numbers. Houston isn't likely to be one of those markets though. Luckily there are areas where you still can even get a 2000sqft home for under $200k. Even ones that are very close to Houston if you're interested to hear about that.

This is the first school semester and we haven’t heard anything negative so far! Proximity and convenience is a HUGE pro but you can always wait the year out or even look for a more established home with onsite/in-community schools like Cane Island. Completely understand your thoughts. It’s close enough to the areas that do have strong jobs. According to recent census data, the avg commute for a Houstonian is 30mins. Just a bit worse than NYC and a bit better than Jacksonville. We do have videos in the city with new homes that are still in the $200s if you’d like to check those out! But of course, there’s pros/cons for everything. Cheaper homes = harder commute

Good question! The industry is down for sure but it’s mainly the new ones hopping in the industry that are suffering. Here are some rough numbers. 50%~ realtors under 2yrs of experience make less than $10,000. But the 75th percentile of realtors in Texas make around $105k per year.

It’s definitely something to consider. There are areas inside the city or further up north that are still really great deals and further from the coast!

There are specific requirements that ensure there are large retention ponds, grading/drainage to prevent flooding. All of the homes don't require flood insurance, but there are a few that are in the higher risk, 500yr flood zone. It's closer to the coast, so the chance will always be there, but there is a lot of preventative measures taken to ensure these homes don't flood.
