You all are so much better to watch than TV flipping shows. There's no drama, you show us what's interesting about the flip, you don't pretend to be doing the actual construction work and you're upfront about what got donated to the project. Flipping shows on TV could learn a lot from you two.
@Zenitsu I guess it depends your style. I personally love seeing transformations etc I'm not into the reality TV or that sort of thing but I do notice they have to bring in something like drama or humor to keep some people amused.
This is a good book. Does provide a step by step introduction to how to build things ruclips.net/user/postUgkxhgbP-6hUnXu_QRaoHgLztgsI0YF3HqR0 , also does offer some steps. Includes pictures to give you ideas for layouts and such. If you are looking for a guide, this is not exactly what you want. But if you are trying to familiarize yourself with the way that pole barn building and other out buildings, are made, then this will work just as you need it to. A few things in this book are a barn (of course), detached garage, storage building, and coops.
That’s a transformation! One thing I’d do differently is separating walk in closet from the bathroom. Not everyone is ok with picking up clothes while spouse is pooping, but also the smell goes through 😅
i dont have problems pooping when people walk arround me :D but they dont walk much because they pass out after a few secs because of the gasses emited :D so noone dares :D
Kitchen in the back porch- heart of the home...no uppers just windows. Living room at the front door and dining room where the kitchen is in the center. The rest of the house is terrific, smooth - move with the black paint outside and keeping the roof-smart!
Nice overall but some choices for the space division make this so not functional! Why add a bedroom if youre going to leave a miniscule kitchen? I feel like using the extension for a new kitchen/ dining room area would have made this so much better and made more sense for big families. Good design choices though, very cute!
The small kitchen isn’t great. It will be hard or nearly impossible to open the cabinet by the stove, and a refrigerator by the wall doesn’t work because you can’t open it all the way on the wall side. I think you should have taken out the hallway closet and extended the kitchen that much. I think it would have made a huge difference.
I think most people would rather have a generous kitchen and dining/living area than a huge fourth bedroom. Either the garage or the converted sunroom in the back could have been made into a spectacular, large kitchen. A small half bath to the right of the front door off of a small front entryway would have been good (which is common where I live and is, surprisingly, private for guests). Nice kitchens and bathrooms sell homes. I also had in a very small kitchen in a studio apartment that I used to rent. I don't like the dining room being by the front door. (We had a dining room off of the front door in one of the houses we had, but it was separated by an entryway and coat closet and you could see the living room from the front door so it didn't look odd.)
My only complaint would be that I have to warm up the bathroom in the winter so I would prefer a door on the bath and do I really want my closet to have steam treatments every shower?
I would’ve preferred if the kitchen was much bigger especially for a big family and moved to the new living space is and move the dinning room to where the new kitchen is and keep the living room in the original place. Loved the converted garage master bedroom and the front door over hang! And I’m surprised they never talked about the numbers on this house like they usually do at the end of every episode
Cons: Ohh nooo.. not a stove right beside the fridge!!! Just no!! 🫣 And that garage conversion deserves a better layout. The spaces are very elongated. You didn’t even put a window in the primary bath?? 😢 Pros: The overall workmanship of this renovation is very good. Very clean, smooth, high quality details. Shoutout to your construction team for that. I love the new floors & interior wall colors. The dark exterior looks very sleek, modern & a smart way to hide the ridiculousness of the old facade design.
I agree about no to stove next to the fridge. I really hate that! We remodeled our kitchen last year to give me about 9 inches space so I can use all my burners.
I love the green tiles in the kitchen and primary bath. But the primary bedroom windows don't match the outside, they should be taller and narrower - makes the addition look like an addition. Would love to know the final numbers
Yup that window in the addition just looks weird along with the other windows. They made fun of the skinny windows at the beginning so i thought they will be replacing them but then they kept it anyway and then place a different sized and height on the addition? They should have just matched the original skinny windows.
Lead times on custom windows are outrageous - so that might have been something they looked into and then realized they would have just been waiting for weeks after they finished. Time is money, especially when money is borrowed, so probably a math decision.
Love your channel ❤. Only thing I would suggest is changing the front door to coordinate with the wood and copper accents. It would stand out and draw your eyes to it and also draw you away from the white frame of the windows. Great use of space 😊
I know you are trying to get the best bang for your buck, but this renovation needs to be renovated. A 4 bedroom and 2 bath house with a kitchen that is as small as my studio apartment kitchen doesn't fit. Plus, the layout doesn't work. The left side of the refrigerator can not be opened completely because it's right against the wall. And who will want to use the burners on the left side of the stove given it is right against the refrigerator? My studio apartment kitchen has a better layout. Also, I don't like the 2 entrances to the other bathroom. Since you have a primary suite with its own bathroom, you should have walled off the door to the bathroom, which is for the other bedrooms, from the other bedroom. Plus, I don't like the black paint on the outside of the house. The house doesn't really have any curb appeal. I also agree that having the closet open to bathroom smells and moisture in the primary bedroom is not a good idea. The primary bedroom windows make the front of the house look awkward since they are a different size than the rest of the windows.
Let the buyers worry about that. Some folks don't like sheds. There are tons of dealers in the Hill Country area as well as the box stores. Plus, some HOAs may not allow sheds. Trust L&L to have checked out any rules, get the correct permits, etc.
Great work on the finishes - as usual! I always like to see more connection to the yard via the windows and I see there could have been a couple of changes that would have helped this out. 1) Old kitchen changed to dining, keep the window opening but convert to a full lite door, 2) Kitchen to where the Hisense TV went, moving kitchen is a thing, but this is just on the other side of the wall, straight bank of cabs along wall and long island toward the room, 3) doors to rear yard on rear wall of addition, with flanking full-ht. windows, 4) a small window in the laundry room to the back yard, 5) swap the master sleeping area and closet for more sense of separation from living space, add high windows on exterior side-yard wall, taller front (driveway side) windows would have been better, 6) master bath with window to rear yard. I like adding the porch roof on the front. It would have helped to remove the concrete under the 3 living room windows and the last 4' of the old driveway to the house to remove more evidence of the conversion.
Totally thought the same thing on #5. I would say no windows looking out on cars. Future homeowners could add covered parking for all the hail we get lately.
It's SOOOO good. I'm glad you didn't remove the solar panels; they're unaesthetic but not as ugly as climate change. My favorite comment from this episode: "This kitchen is punching above its weight."
I knew it before you said it. Apparently I must be the only person who appreciates the fact that there’s a garage to park out of the weather. I have had to park in the weather for so many years to have a carport or garage is money to me. Your renovations usually are great improvements. I do appreciate your enthusiasm for your projects. it was really hard for me to see the vision for this one during the walkthrough post-demo but the finished product males it clear that it really turned out nice! it really does look intentional and seamless 🤩
I understand making a home feel like new, but the kitchen is just as small as an apartment. A house with four bedrooms but the kitchen lacks cabinets, You didn't pack in any function, you took away cabinets and this is horrible.
The oven heats the fridge and you can’t get the left-side shelves out of the fridge to clean them because the door won’t open all the way against the wall. And then there’s two baths but no tub, and black exterior (painted on otherwise maintenance-free brick) that will heat up in central Texas in summer.
looks amazing!!! Some natural light/ window in the new master bath would be nice. and on the addition, I think that wall to wall French/bi-folding doors on the center wall would have been ideal and 2-3 large windows on each side wall. that backyard is massive. maybe the new owners will add a paver patio area
😍 The stove next to the fridge- big house maybe big cooking- you need space for your pots and pans on the stove. Master bedroom- keeping the same long windows across the front of the house would have been ideal But it is a great house to have 😊
I’m ok with converting the garage because a second bathroom is always preferred. I love the flow of the finished home. Looks great and seems very functional. Love the black exterior. The only thing I don’t like is no bathtub. That and no fireplace would take it off my list.
Adding a bathtub wouldn't be terribly expensive. The fireplace would be. My biggest gripe is the kitchen size and HATE when the stove and fridge are right next to eachother.
Pros of this flip: The interior It's beautiful, beautiful color pallet, nice floor plan, love the add-ons are on point. CONS are the exterior needs more accents of brown copper added to the black exterior to balance features and style of the house, to keep the house from looking like a dungeon. "Respectfully said".
Small, apartment size kitchen in a 4 bedroom house with a massive primary suite and massive living room. Makes no sense. And a stove next to a fridge, YIKES! Nice green tile in kitchen and bath.

Looks amazing, Kitchen is too small for a family house. No bath in the family bathroom? As a parent this would be a must. No door separating the master bedroom from the closet? As people have commented, I can feel the damp and smell from the toilet.
The additions are wonderful, but I think the type of windows on the new master is a miss. You now have 3 different types of windows on the front of the home. Maybe going with the skinny and spacing a little further apart would have worked. The tiles are beautiful, and the large living room also has enough space to put a desk for homework or just a family computer.
Love the green backsplash and the shower tiles! This is one of my favorites you guys have done. It was a difficult space to work with and you totally transformed it.
Love it! Especially the garage and patio conversions! Only issue is that the front door is also black like the house, i probably would have used a wood door just to tie in thd browns and make it pop
Fantastic job! I love the new living area and the overhang off the front porch was needed. I hate it when garages get converted, but that garage was waaaay to big for that house, so I suppose I can conceed. :D I don't think people care what the color of the roof is. We can see it on the drone...but no one is going to fly a drone over their house to enjoy the roof color lol. Also....I HATE the black on the outside. It's too dark and too flat. I'm not sure if the brick had to be painted becuase of the garage...but something else could have been done, surely. :C Thanks for sharing this project!
I always think "where is the mud room?" where are you supposed to hang your jackets and boots. All houses where I live (Denmark) and generally all houses in the north has a mud room 100 - 150 square feet, which is the first room you enter, so that you and your guest can hang jackets, boots hats and so on.
Great work you guys! I think the house looks great, and yeah the kitchen is a little small but moving plumbing is expensive and there's always a budget with projects. I'd happily live here.
White tile is like subway tile but modern?? 😆 That was builder grade in the 80s - 2000s. My house has that in every bathroom… It’s just white tile. It’s ok to have basic, but don’t try to sell it as something it’s not. Love the teal blue tile in the other bathroom

LOVE the new porch addition. One reason I hate ranch homes is they’re “flat faced”. Lol Where is the landscaping? Here in MO, I did my huge planter beds for $1200 and our big modern farmhouse is 112’ long! A couple hundred dollars would make a huge difference against that black facade.

Lauren- if you crave ice you should have your iron level checked. My friend was constantly chewing ice. I told her to go have it checked and when her numbers came back she had to go to the hospital to get it better!
This is what happened to me. When I was very anemic I ate lots of ice. I absolutely craved it. A coworker told me the same thing you just mentioned. I was so anemic that my hysterectomy (because of severe endometriosis) had to be postponed until my iron levels were in the normal range. My doctor told me that if I had had to have the surgery on an emergency basis I would have needed a blood transfusion during it.
Beautiful flip. Love the green tiles. Not a huge fan of the dark exterior, and i think the kitchen needs a rethink. It seems pokey and closed off. Not sure it’s ‘mighty’ 😂
I have that fridge. The door fell right off of it. The hinges are recalled. Hisense did not fix it. Only sent new hinges in the mail. All the shelves are cracked and the did not provide new ones.
Well, if the addition was approped and I question the condition of the garage. Uh, with 4 bedrooms...you might have more people than the tink kitchen can handle.

I had a house with the exact same floor plan. You match almost identical to what I was dreaming for the space. One thing to point out in the new Primary Bath, there isn't a shower curtain or a glass door. What is the plan to deal with that?

The only thing about garage conversion is that I’m alway worried about someone driving into the wall, I mean you could leave the concrete up to the house and put maybe a basketball hoop there or maybe some standing planters, just something to separate the wall from the car
Overall I really like your show, especially compared to TV house flipping shows because you guys are more real and you do show more of the behind-the-scenes reality of house flipping. And I get that you're trying to save money but if you're gonna do it at all then do it right. The kitchen is now smaller than before, which doesn't make sense for your target buyers and its new layout isn't practical. Also, the new master bedroom windows look very strange having been put so close to each other, not to mention they don't match the rest of the windows on the front of the house. Lastly, that horribly cracked driveway clearly leads to what used to be a garage. The front yard and landscaping definitely need work. But I do love the color of the tiles chosen for the kitchen backsplash. Not crazy about the square tiles in the shower. It looks very outdated.
A lot of great solutions were found here, but every single tiled wall has crooked grout lines and uneven surfaces. The tile people need to invest in a laser and spacers or something. Would drive me absolutely bananas to be washing my dishes or standing in my shower ever day and having to look at all those beautiful tiles placed so improperly.
Im doing a renovation right now and I was concerned about how close the fridge was to the stove on my kitchen layout. But after seeing this I guess its not that big of a deal.
Great episode. The addition and primary bedroom turned out great. While the kitchen and front room (shown as a dinning room) are small the huge family room in the back makes up for it. Also, it’s easy to put a small living room group if you choose. I do have one question. Did I miss the cost of the renovation and profit? BTW! You really should put a show door or curtain in that primary bathroom. Just kidding. Way to tell the people up front not to come for you. Hysterical!!!!,
It's pretty and CLEAN!! beautiful choice of tiles, but to be honest, I don't like the kitchen at all, it's just way to small. Heart of the home is the kitchen and this is tiny and cramped. I would have loved to see this planned out differently. Love the black brick, it really looks nice.

Just did this exact thing on a flip where I had an ugly roof but in good shape. Wood door and wood shutters softened it up.

the house should’ve been a beige/ light brown color to compliment the setting. the all black is an eyesore from the outside
it was really hard for me to see the vision for this one during the walkthrough post-demo but the finished product males it clear that it really turned out nice! it really does look intentional and seamless 🤩
Love the remodel ,would have done a tub shower combo in the bath near 3 bedrooms kids need a tub .
I understand making a home feel like new, but the kitchen is just as small as an apartment. A house with four bedrooms but the kitchen lacks cabinets, You didn't pack in any function, you took away cabinets and this is horrible.
The oven heats the fridge and you can’t get the left-side shelves out of the fridge to clean them because the door won’t open all the way against the wall. And then there’s two baths but no tub, and black exterior (painted on otherwise maintenance-free brick) that will heat up in central Texas in summer.
looks amazing!!! Some natural light/ window in the new master bath would be nice. and on the addition, I think that wall to wall French/bi-folding doors on the center wall would have been ideal and 2-3 large windows on each side wall. that backyard is massive. maybe the new owners will add a paver patio area

The stove next to the fridge- big house maybe big cooking- you need space for your pots and pans on the stove.
Master bedroom- keeping the same long windows across the front of the house would have been ideal
But it is a great house to have 😊

I love the flow of the finished home. Looks great and seems very functional. Love the black exterior. The only thing I don’t like is no bathtub. That and no fireplace would take it off my list.

Adding a bathtub wouldn't be terribly expensive. The fireplace would be. My biggest gripe is the kitchen size and HATE when the stove and fridge are right next to eachother.
Not everyone in Texas warm climate wants a fireplace. Or needs one. I didnt
Pros of this flip: The interior It's beautiful, beautiful color pallet, nice floor plan, love the add-ons are on point. CONS are the exterior needs more accents of brown copper added to the black exterior to balance features and style of the house, to keep the house from looking like a dungeon. "Respectfully said".

Looks amazing, Kitchen is too small for a family house. No bath in the family bathroom? As a parent this would be a must. No door separating the master bedroom from the closet? As people have commented, I can feel the damp and smell from the toilet.

The additions are wonderful, but I think the type of windows on the new master is a miss. You now have 3 different types of windows on the front of the home. Maybe going with the skinny and spacing a little further apart would have worked. The tiles are beautiful, and the large living room also has enough space to put a desk for homework or just a family computer.
Love the green backsplash and the shower tiles! This is one of my favorites you guys have done. It was a difficult space to work with and you totally transformed it.

Fantastic job! I love the new living area and the overhang off the front porch was needed. I hate it when garages get converted, but that garage was waaaay to big for that house, so I suppose I can conceed. :D I don't think people care what the color of the roof is. We can see it on the drone...but no one is going to fly a drone over their house to enjoy the roof color lol. Also....I HATE the black on the outside. It's too dark and too flat. I'm not sure if the brick had to be painted becuase of the garage...but something else could have been done, surely. :C Thanks for sharing this project!

I always think "where is the mud room?" where are you supposed to hang your jackets and boots.
All houses where I live (Denmark) and generally all houses in the north has a mud room 100 - 150 square feet, which is the first room you enter, so that you and your guest can hang jackets, boots hats and so on.
No mudroom needed in Austin. They rarely see snow or ice. It isxa very warm climate.

White tile is like subway tile but modern?? 😆 That was builder grade in the 80s - 2000s. My house has that in every bathroom… It’s just white tile. It’s ok to have basic, but don’t try to sell it as something it’s not. Love the teal blue tile in the other bathroom

LOVE the new porch addition. One reason I hate ranch homes is they’re “flat faced”. Lol Where is the landscaping? Here in MO, I did my huge planter beds for $1200 and our big modern farmhouse is 112’ long! A couple hundred dollars would make a huge difference against that black facade.

Lauren- if you crave ice you should have your iron level checked. My friend was constantly chewing ice. I told her to go have it checked and when her numbers came back she had to go to the hospital to get it better!
This is what happened to me. When I was very anemic I ate lots of ice. I absolutely craved it. A coworker told me the same thing you just mentioned.
I was so anemic that my hysterectomy (because of severe endometriosis) had to be postponed until my iron levels were in the normal range. My doctor told me that if I had had to have the surgery on an emergency basis I would have needed a blood transfusion during it.

I have that fridge. The door fell right off of it. The hinges are recalled. Hisense did not fix it. Only sent new hinges in the mail. All the shelves are cracked and the did not provide new ones.

Well, if the addition was approped and I question the condition of the garage. Uh, with 4 bedrooms...you might have more people than the tink kitchen can handle.
Should have painted the front door a teal/green to coordinate with tbe inside! But that is an easy change for whoever buys it.
Not a fan of the door being so hidden, but I do like the overhang.

I had a house with the exact same floor plan. You match almost identical to what I was dreaming for the space. One thing to point out in the new Primary Bath, there isn't a shower curtain or a glass door. What is the plan to deal with that?

The only thing about garage conversion is that I’m alway worried about someone driving into the wall, I mean you could leave the concrete up to the house and put maybe a basketball hoop there or maybe some standing planters, just something to separate the wall from the car
Overall I really like your show, especially compared to TV house flipping shows because you guys are more real and you do show more of the behind-the-scenes reality of house flipping. And I get that you're trying to save money but if you're gonna do it at all then do it right. The kitchen is now smaller than before, which doesn't make sense for your target buyers and its new layout isn't practical. Also, the new master bedroom windows look very strange having been put so close to each other, not to mention they don't match the rest of the windows on the front of the house. Lastly, that horribly cracked driveway clearly leads to what used to be a garage. The front yard and landscaping definitely need work. But I do love the color of the tiles chosen for the kitchen backsplash. Not crazy about the square tiles in the shower. It looks very outdated.

A lot of great solutions were found here, but every single tiled wall has crooked grout lines and uneven surfaces. The tile people need to invest in a laser and spacers or something. Would drive me absolutely bananas to be washing my dishes or standing in my shower ever day and having to look at all those beautiful tiles placed so improperly.

Great episode. The addition and primary bedroom turned out great. While the kitchen and front room (shown as a dinning room) are small the huge family room in the back makes up for it. Also, it’s easy to put a small living room group if you choose. I do have one question. Did I miss the cost of the renovation and profit? BTW! You really should put a show door or curtain in that primary bathroom. Just kidding. Way to tell the people up front not to come for you. Hysterical!!!!,
Austin...in the summer....black brick and dark roof. Ouch. The overall reno is awesome but black brings in more heat. Not good in Texas.

It's pretty and CLEAN!! beautiful choice of tiles, but to be honest, I don't like the kitchen at all, it's just way to small. Heart of the home is the kitchen and this is tiny and cramped. I would have loved to see this planned out differently. Love the black brick, it really looks nice.
