The interior looks nice. If I was buying this house I would prefer the unpainted brick. I think it looks better and you just took a maintenance free exterior and made it a maintenance problem.

Agree 100%. And now that it's a rental, all the more reason to want low maintenance. I also question the decision to remove the rear porch roof (as others have already noted) and the removal of the sun tunnel in the living room.

Where I wish I knew more is with respect to ground preparation and foundations. Maybe that's beyond the scope of Ryan's Shed Plans.

Hmm ... I think you missed the boat on the glam vibe, especially the cushions and the colour of the cupboards. Glam means sleek, shiny, contrasty but not overdone. This house design is more comfy (which is actually my favourite), homely with a dash. Love the living room chandelier.
Glam is crystals, gold and silver metals, shiney or glossy textures. Your house looks more like modern organic design. Light wood finishes, neutral colors, black accents and lots of textures. Green works well as an accent since most plants are green. Love this look and very trendy right now. Nice job!
The dark colour of the exterior is definitely not good for me...I'd love a lighter colour, especially talking about warm areas like Austin. But the interior of the house is absolutely lovely and well decorated.

I actually liked the original brick colour. I know people like gray and black (modern, neutral) but to me, it always looks bleak and well, gray. There are so many better options. German smear, if done by an expert is a preferable choice. Much more interesting. 🙂I like the inside though. 🙂

You're not alone. I do not like fake grey wood tones. Very dated. And they don't go with the rest of the design. I'm guessing there was too much of a delay on the black cabinetry?
It's nice. I actually like a big covered porch and even though the one that was there was sad I would have just made it higher and better. Love to sit outside while it's raining. LOL
In that "gap in the original kitchen" i think they may have used it to put stash a free-standing furniture they already owned. Such as an antique buffet or something. Because the back splash continues over this area...

There is a black brick painted house in my neighborhood and I look at it every time I drive by. If I met the owners I would say "Oh you live in the black house". I enjoy your no commercials shows. Production value is very good.
I haven't watched this show in a really long time, and now I realized why. Their constant beratement of the animal "issues" just comes off as too shallow and forced. It's like they had to really *push* to find something bad about the house so that their changes look better. Hell, anyone buying a old house would find themselves lucky with those problems. The remodel was pretty nice, but the outside was a big flop. I don't see the reason to paint over the bricks (they even matched the new interior). The whole black paint esthetic just seems like a bad version of Edgy Modern. 🙄 Please.
I love that every bedroom has walk-in closet. Small, but that’s still a walk-in. Wardrobes are just ugly to me. It always feels a little extra when you have one in your room in a good way. I wasn’t to make sure that my future home has walk-ins in every room. I love countertops, clean and sleek. Too bad you couldn’t do an island, as it’s screening for one, but opening it all up made a June difference. Someone has already said that and I agree that bathrooms are a little bit too much. The tiles and wallpaper. I’m missing the deck coverage, but I completely agree overall it’s better without it, as it was taking away so much light. Why do people paint brick? Once you paint it you create a maintenance $$$$ issue that was not there before. You could have just pressured cleaned the brick and painted the trim black the contrast would have looked good and you and future owners would have saved money. The fireplace you had no choice because it was already painted.

I didn’t understand using the gray outdoor furniture in the back that disappears into the house color or keeping the garage doors the same gray as the house. A lighter gray on the garage doors might have been a better option - something in the same tone or color palette. Light wooden chairs on the back deck wood have really popped. Overall a lovely remodel! Very surprised at how much it cost given that most of the work was cosmetic.

Personally I would change the colors of the doors maybe to a dark green, like a emerald, I think the pink is too bright for me, and I would've left the overhang on the patio, or maybe done something else, but direct sun for me personally to hot, I would want a covered area. I also think it’s a shame you didn’t leave the roof over the porch. I was a bit shocked to hear Lincoln say you don’t really need it. Stop ur crying. It sounds like you use AC, which If u actually cared for the environment u wouldnt use any AC to cool your house as it is unessecary. Save the planet by taking all the actions u can before virtue signaling to others.
So, you are going to remove the covering on the deck because there is a tree in the yard. Do you really think they will go sit under the tree. If you take it down, they will have to put something back up. That is just as bad as you always ruining the brick by painting it. Now the house will have to be repainted every few years instead of never, great move.
The outside color was cool but I would have added Stark White as contrast as well as in the back for the patio furniture would have made it white just a contrast cuz everything is kind of blending together is kind of weird. Otherwise it's a cute little house for either a new couple or a retired person who just wants to chill without the big house can a downsizing so I think it's cute I like it! I love the kitchen cabinets, but not the open space--a full cabinet would be better, as would a pantry and washer room. Love the table light. Love the fancy mirror. Love the light floors and dark fireplace. A large mirror would be nice on chimney. Not liking such dark shower, unless there was a light in the shower. Fans in each bedroom are a good idea. 2 car garage. Large lot for gardens. Nice.
I think the bathroom tiles in the master and the green wallpaper in the guest bathrooms are a bit too much. But that's just me! I actually like the light fixture above the dining room table. Great job, it looks awesome as always.

bathrooms are too much. in the ensuite you have 3 different kinds of tiles + the vanity, while in the other one you have green wallpaper, two different kinds of tiles and the vanity. Sometimes less is more! Choose a tile and stick with it next time.

Now that's you've added paint, it will peel and weather and need to be repainted every few years. Also, making the house black in a hot climate like Texas will make it a heat sink (ie. hotter). Very strange choice.
Thought maybe you should have left cabinets in dining room and added wine cooler and coffee bar in same style of kitchen cabinets. Indoor living in hot climates.
Most of it I like. Three things: The fireplace looks unfinished. Where’s the mantle? Looks so boring. Not what I’d call a focal point. I agree with a lot of comments about the patio. Definitely need some shade there. Curb appeal. The grass/landscaping looks horrific.
This team always seems to neglect the landscaping. It’s the first thing a buyer sees. The brown patches on the lawn and the very ugly bushes/not sure what they are lining the front of the house. And def need coverage over the back deck. Love the inside though.

Everything turned out beautiful! The cabinets above the sink however needed side and finishing panels in the same colour to match the cabinet doors 😁

Not my favorite flip but it’s just personal preference. Bathrooms, living room look nice. I love the more open concept.
