It good information for people to have a quick reference to beach condos. When buying condos in my view it is important to consider the association fees as well as the Money reserves the condo has and what repairs and costs are needed that have been put off.
Another excellent video. Ground floor units are great for people with dogs and kids! And of course people with hip, back or leg issues that prevent them from walking too much/climbing stairs etc. I love these small buildings too, the check all the boxes.

Great piece Michael. One thing I don't get about how people perceive condos "deals" is that if you add HOA fees and if you finance the buy, the monthly payment can easily be as much as 50% more. Example...A $100k condo with a $300 HOA, financed at 3.5% equates to that figure. Here's an idea for a futur video...how about a biggest bang for the buck condo video (with figures), as an example.. "Here are the 3 best deals you can get for $150K and the lowest HOA fees, that doesn't look like crap".

However, almost always the places that have the lowest HOA fees is bc they have 0 in reserves and are also the most likely to see a special assessment and or a hike in HOA fees at any moment. I wouldn't necessarily consider a place with the lowest HOA fees the best deal. A lot of times it could end up being the worst deal. The real question to ask is if the place is financially healthy and to vet that before buying
As you know, and you taught me this in a previous video, the prices on condos can be hiding some pretty significant HOA fees, taxes, building maintenance issues, special assessment levies or future levies, lack of reserves, shady condo associations/management companies, odds of flooding, etc. that can cause some owners to take a beating just to get out of there. Michael, I know this isn't the case with all these you showed, but I would have to hire you or someone like you to ferret out the truth!!!
Yes this is totally true and its very important to perform the proper due diligence on any property you buy especially condos. I think that might be the case for a few of these, but others I just think they are in more remote beach towns with less going on, so therefore cost less. And it is important to have the right agent on your side for sure!!
I would love to see a video like this of "studio rentals" in miami beach, I think many people will watch that one considering the economic times ahead...

the only downside is that in the below 300,000 range you will not find a 2 bed 2 bath apt where you have banks, restaurants grocery stores, fitness gyms an a big mall within a 10 minute walk. It was why I chose to buy a 400, 000 2 bed in Brickell 10 years ago in Brickell. I moved 2 years ago an moved out of the country, but watching your videos has me thinking of moving to Miami Beach.
Yeah that is probably true for most of these I didn’t pay too much attention to that but as a general rule of thumb most likely. Even though Brickell is right across the bay it’s nothing like living in Miami Beach that’s for sure. Maybe you should give it a try

That's correct although when you own a house you still have to pay for any maintenance and upkeep on the house which is sort of the same thing it's just not as consistent of a payment

Hi Michael i video is pretty good for retires like us but i checked few condos on Trulia and surprised with the HOA fees.........you can add few hundreds more and rent a decent place.Any place HOA fee is reasonable near beach on east coast.
Thanks Raja. There is no magic way to find a building with a decent HOA. Just have to find a building you like and check. However, a lot of times when the HOA is very low, they usually don't have reserves and that can be a separate issue. Its actually better to have a higher HOA and the building have reserves
That's not true because if you go back and check these individual listings the monthly expenses will probably be anywhere between $1800 $2500 per month on most of them. That's with taxes insurance and HOA and mortgage. You would need to be in the high 300s even $400,000 price range to be paying 4K monthly on a property like these

I would love to buy a condo in orlando, kissimmee, or melbourne...but with the hoa or condo association fee and the taxes, and the homeowner insurance, and sometimes a "special assessment fee"....its just tough...any condos in orlando without any fees or homeowner insurance or taxes required?

I think a good video would be Regions close to Miami you can buy/rent if you work in Miami (as Miami is crazily expensive and sometimes going some miles away you can afford something much better), I'm moving from London and here you can find amazing deals when you go like 30 minutes away from London city.

Yes, you are right John. I saw construction, and new in the listing description and assumed it was new, my bad. However, it is true the building is under construction, and that is why they are only accepting cash, because its not eligible for financing. Good catch 👍
Ironically, Maison Grande, the time capsule on Miami Beach at 60th Street and Collins has now been identified after a City inspection as an “unsafe structure.”

No these condos are always made of concrete, never wood. There might be some wood framing in the interior walls, but exterior is almost always concrete
I have no idea, but I doubt it for 2 reasons. One everyone would be sick who lives in a condo and two most condos have independent air ducts for each unit. The only common air ducts are in the hallways and common areas

You’ll notice that there’s a reason most of the unit’s offered are on the ground floor; they can’t see the water. That’s a big deal especially for renters.
That and probably because it is more vulnerable to flooding. But I personally don't care, especially if you are in a building with 10+ floors because if you are on the other side, you can't see the water anyhow. But a good amount of them also were on higher floors with a view too
Am I crazy or is the grass in Florida way different? It looks more neon green, thicker, less blades per inch. Its also harder and not as soft as in the north. Its basically thick Astroturf looking stuff. Why is the grass different?
No I think that is actually correct. The type of grass is a different breed here than up north. I am not familiar with the terms and names of the grass, but it is definitely thicker here. BTW, grass everywhere in the U.S. is an "invasive" species. We use it for aesthetic purposes, but it is not native. If you look at the everglades here or prairies in the north, then you can see what the "real" grasslands of the area look like 👍

Don't remember, this was a while ago, but all the HOA fees were pretty "normal" for these type of units, so it really comes down to price and amenities / location. Of course you'll always need to verify the HOA fee on any property and determine if its worth it

You can get a ocean front unit over 900sf for under 300k...the problem is some HOAs are over 1k

Yeah $500-700 range on most and some were even less. I saw a few that were as low as $300 and others of course much higher due to short term rental

Well it really depends on where you want to rent that 1 bedroom, but $1700 is more than enough to rent a nice 1 bedroom just about anywhere in Florida

Usually with “affordable” condos comes high HOA fees
Sometimes but other times, the HOA fees are low too, but that is not necessarily a good thing if no reserves and lots of deferred maintenance

Don't remember, this was a while ago, but all the HOA fees were pretty "normal" for these type of units, so it really comes down to price and amenities / location. Of course you'll always need to verify the HOA fee on any property and determine if its worth it
